This beautiful and substantial residence has arguably the best view of Esthwaite Water, framed by the Coniston Fells, enjoyed through huge picture windows. Beatrix Potter's early holiday home was nearby and she, like us, fell in love with the same breathtaking views of Lakefield House.

The sleepy conservation hamlet of Near Sawrey is only a 2 minute stroll away , as is the famous "Hill Top" and the Tower Bank Arms pub owned by the National Trust, featured in Beatrix Potter's books, and famous for its food, ales and log fires. Needless to say walks are in abundance in every direction straight from your doorstep, including a beautiful walk to Moss Eccles Tarn. Hawkshead is also very close by with its atmospheric cobbled street, shops, eateries and country inns. Esthwaite Water is one of the finest trout lakes in England and boats can be hired locally for fishing trips. That is if you can tear yourself away from Lakefield House, which stands handsomely in spacious and delightful gardens with private drive and that fabulous view. Inside this five bedroom/four bathroom house you are amazed by the space and ingenious design. The galleried drawing room is designed for true relaxation with a full wall of picture windows. The bedrooms are stylish and tastefully furnished and the bathrooms are all modern and luxurious. There are sumptuous sofas, open fire and a detailed museum quality model of HMS Victory enclosed in glass and a 40" LCD TV (with FreeSat),DVD/Video. The dining area has a substantial oak table and sliding patio leading out to a raised deck area ideal for meals "al fresco". The kitchen is modern and well-designed, with all may need and there is a useful utility with door to rear garden. An inner hallway has cupboards stocked with games and books (with a good collection of children's books). 3 bedrooms are on the ground floor: the king-size four poster with luxurious en-suite, a stylish twin bedroom with another luxurious en-suite and a double tastefully furnished double with a modern en-suite. Each downstairs bedroom has a LCD TV. Upstairs to 2 further bedrooms: a king-size double and a twin and yet another luxury bathroom, a small 2nd kitchen ideal for making cups of tea if nothing else and a second sitting room/kids den with super views and another LCDTV (with FreeSat),DVD/Video and a Playstation 2. You can easily park 4-5 cars in the driveway and the gardens or a real feature of this fine home. For rainy days the games room garage features a Cornileau full-size table tennis table and exercise bike.
