The property

This luxurious and characterful Lakeland property nestles in a perfect and peaceful setting, overlooking the ever-popular village of Ambleside, and yet is only a 5 minute stroll from the lively centre itself. The panoramic views from Hartwood are simply breath-taking, with a wonderful outlook over the village to the sweeping array of surrounding mountains; the vista never ceases to please, come rain or shine. The warm and cosy conservatory, with its stunning ‘wall of glass’ also has lovely seasonal views towards a glittering Lake Windermere in winter. If you want a holiday with the 'wow factor' then Hartwood is the one for you. This is an exceptional property and one in which to spend your precious time together soaking up the atmosphere and Lakeland's luxuries. Step inside and take pleasure in this outstanding period residence that once formed part of a substantial Victorian vicarage. Wordsworth and his much-loved sister Dorothy became trustees to help preserve this special place, and once you set foot inside the door we are sure you will understand why. This distinctive residence is light and airy and has a comfortable, contemporary design throughout; this is a place where Lake District living blends effortlessly with 21st century style and convenience. Catch your breath as you walk into the impressive open plan living area and gaze out through the stunning ‘wall of glass’ at the surrounding views; from Loughrigg to Wansfell and Wetherlam beyond, the mountains feel so close you can almost reach out and touch them! This spectacular new conservatory also provides a tranquil haven in which to sit and read, whatever the weather, whilst also bringing the beautiful gardens inside; what a place to unwind! Step out on to the magnificent slate ‘infinity’ terrace that encircles the conservatory and enter the delightful gardens; we are sure that you will find them a perfect place to enjoy al-fresco family living whilst also soaking up and admiring the gorgeous scenery. Whether you are celebrating a happy event or just spending time with your favourite people, Hartwood is a fabulous treat that provides sheer luxury and exceeds your high expectations. Arguably set in the most desirable location in Ambleside with direct access to Sweden Bridge, one of the areas most scenic of walks, this location is hard to beat. But it’s not all about the ‘Great Outdoors’; in Hartwood you will also adore the luxury bathrooms, sumptuous bedrooms and simply stunning open plan living area complete with warming log-burner. Soak up the atmosphere and panoramic views from the conservatory, whilst the younger generation enjoy the wonderful cinema room and separate games room, complete with full-size pool table and music system. Hartwood is a peaceful sanctuary, all wrapped up in sophisticated technology; what more could you ask for? == Accommodation in detail A shared yet private forecourt provides three parking spaces for Hartwood. Enter the garden through the gate and soak up the fabulous panoramic views before you even set foot inside the property. Walk across the extensive slate infinity terrace and enter directly into the spacious and warm conservatory*, complete with under-floor heating, which provides a light and airy space from which to marvel at that view, whatever the weather or season! This opens out into the main living space with a cosy seating area around the elegant limestone fireplace, complete with its wood-burning stove – perfect for winter Lakeland nights in! The integral dining area is also set in a substantial floor to ceiling bay window that is just perfect for admiring the views. The ingenious kitchen, also set in the open plan living area, has all you may need for family dining, and all wrapped up in stunning blue-black granite. An inner hallway leads to the rest of Hartwood: three bedrooms, and downstairs to the cinema room, games room and comprehensive utility area. The main bedroom with its king size bed has wonderful views from the huge bay window, and enjoys a luxurious en-suite wet room, cloaked in limestone, and with monsoon shower. The second bedroom also has a king size bed and patio doors leading on to a separate area of the terrace, complete with seating area, and on to the garden beyond. This room has direct access to the opulent house bathroom, also tiled in limestone and with a free-standing designer bath with waterfall spout – a fabulous place to indulge yourself, and to relax and unwind after a hard day walking in the mountains. The house bathroom also has aseparate monsoon shower facility with additional hand held shower head. The third bedroom, which can either be set up as a super king size or twin (please specify when booking), has its own private veranda as well as an en-suite Lakeland slated WC with wash basin. Oak and glass stairs lead down to the cinema room with comfy seating and giant bean-bags from which to relax and watch the large wall-mounted TV with linked X-Box 360; what a place to catch up on your favourite films! Guests can also access Netflix on this TV if they have their own account; otherwise you can choose from the extensive DVD selection. This room also has a library of novels, useful Lake District walks books and maps and a well-stocked toy-box to keep even the little ones happy. On this level there is also a useful utility / kitchen / boot room with access to the garden and also a second fridge, for the wine or beer – whatever your tipple! Lastly there is a games room with full-size pool table and music system that will keep any teenager amused and is a great bolt hole when the weather is bad. Outside, the Lakeland slate infinity terrace is the place to be and the gardens are a real delight whatever time of the year, and that view, well ….. it is simply to die for! *(Please note that the conservatory bi-fold doors are not usable). Location Hartwood occupies in a peaceful yet breath-taking elevated spot just above the village of Ambleside backing onto Sweden Bridge. A holiday property in Ambleside provides an excellent starting point for a varied Lake District holiday. Easily accessible via the A591 on the northern shores of Lake Windermere, Ambleside is a contemporary, characterful Lakeland village with a spectacular backdrop of Lake District fells. The location is ideal for walking in the Lake District, with many renowned routes beginning in and around the village. But Ambleside is also a popular choice for a relaxed, slow-paced holiday. Contemporary shops, leisurely lake cruises, acclaimed Lake District restaurants and cosy traditional pubs make the village centre a delight at any time of year. For evening entertainment, you'll find plenty to suit every taste. Try the renowned Fulling Mill restaurant, in a superbly converted saw mill, for a special evening out. Or, take your pick from the three quirky cinemas; Zeffirelli’s cinema includes a great pizzeria and live jazz bar. Fellinis has an excellent vegetarian restaurant and shows films in a relaxed studio cinema environment. You'll also find a wide range of pubs, serving hearty food and real Lakeland ale - notable for its lake shore setting is the Wateredge Inn. Windermere Lake Cruises depart from Waterhead Pier, just outside Ambleside village centre. The elegant 'steamers' offer regular trips to Bowness and Lakeside - a great way to explore without driving. Evening cruises are also available, sometimes with buffet meals and live music.
