“Excellent property and very comfortable and well equipped Watching the lambs being born was such an unexpected bonus.”

My only gripe with all holiday cottage companies is having to strip the beds before leaving. I totally understand why we did it when covid was so prevalent but I don’t think it’s necessary now, you don’t stay in a hotel and have to strip beds so why in a cottage. This is in no way a detrimental comment on this great property just a general comment

Area has become very expensive in the pubs, restaurants and even the public toilets (50p, CARD ONLY in Windermere for the loo for example) so be aware.

We were disappointed about the price! When we booked this holiday in summer of 2019 for our holiday in 2020 the price was £798 this was more than we’d ever payed before for the lakes but felt it was worth it as it looked top class ( and it was ) but along came COVID and we had to ring up and roll it over to 2021. We expected a small increase but WOW ! A whopping £195 extra , some people we got talking to had their holiday honoured at the price they paid initially . We were so looking forward to our holiday we just paid it and had a lovely time . We thought we’d found our cottage of our dreams to rebook every year ( we have been coming to Grasmere for 35yrs. ) so we looked on your web site for bookings for Tilly’s Cottage for next year and WOW got a shock again ! a whopping £370 + extra ! So adding this to the £195 that’s £565 increase in two years . A bit excessive we think, almost double the initial cost . I know the COVID is going to get the blame for this and holiday company’s like yours will think everyone is desperate for a holiday that we’ll pay any thing , but is this not a bit greedy ? We are glad you had a lovely week and finally managed to get to the Lakes after having to reschedule due to COVID from last year. We are sorry you found the price to be disheartening. We understand that the w/c 23rd April had increased from 2020 to 2021 by £175. Reasons being is in 2020 the price band for this week was a mid-band and in 2021 this week turned to a high band resulting in a higher price. When transferring your booking the new price would have been explained by the customer service team and in your confirmations and we are sorry you had not raised it then. The demand for the Lakes has increased dramatically in the past few months with people not being able to go overseas and UK residents wanting to stay in the UK. There have been price increases not only throughout the self-catering industry but restaurants, cafes, hotels, and house prices. As you will notice Tilly’s Cottage is not the only property in the Lakes which has experienced an increase in price. However, since your comments the owner’s have reverted to fixed pricing and have agreed on a set price, they both find appropriate. We hope you may re-look and we can perhaps welcome you back soon. “Very well furnished and equipped, modern upside-down cottage in a fabulous setting just outside the village with beautiful views.”

Space to sit out in the sun on the patio and admire the Herdwick sheep in the field in front and view of Helm Crag, until the sun sets. The access lane is private and although vehicles pass and park on the main road, they did not disturb us. Walks from the doorstep and plenty of good pubs, restaurants and cafes only a short walk away. Parking for 2-3 cars and a garage for bikes storage. Very comfortable beds and sofas, 3 loos and a big deep bath. Blissful!

Worth doing: Alcock Tarn – Great views, not too steep Allan Bank – Quiky, serve yourself tea and coffee. The Langdale Pikes – Very steep up and down Swimming in Coniston, Derwentwater and Buttermere, hiring kayaks (£10) on Derwentwater (Marina). Thanks for a really great time!

The property is newly completed and has light and airy accommodation throughout. With a fine view from nearly every window, this treasure of a topsy turvy Grasmere cottage is full of character and unexpected charm. Tucked away down a private drive and peaceful lane, sheep graze valley pastures in the foreground, while breathtaking fells create an inspiring backdrop. A short distance from Grasmere village, this is true Wordsworth country. Tilly’s Cottage is presented with a lovely open plan living space with a welcoming log burning stove and high quality kitchen. Offering two bedrooms, the cottage is ideal for couples or a family. The magic will draw you back again and again. Walks abound in every direction, and you'll find Tilly's Cottage a treat to return to at the end of a day. You'll dine by the window, relax by the fire, with a good night's sleep guaranteed in this serene setting. Light pours in through an array of picture windows - what a place to wake up! Accommodation in detail Enter into the hallway where on the ground floor 2 bedrooms can be found. The first is the master bedroom and is a light, bright and spacious room with dual aspect looking out on to the fells. This room has a super king bed which can be changed into twin beds (please specify on booking). The en suite has a large walk in shower, bath, basin and wc. The second bedroom is a king-size room, again with dual aspect. It has an en suite shower room with shower, wc and basin. Take the stairs to the first floor landing where you will find a cloakroom with wc and basin. Go through the door to the wonderful L-shaped open-plan living area, taking the whole first floor. There are beautiful views from every window. Sit around the stone fireplace with the wood burning stove, relax in front of it on those cold winter days on one of the comfortable sofas. The kitchen/dining room is the heart of the house with high vaulted ceilings, a very sociable space. It has a central island with seating, features high quality, modern appliances with a hob, oven, integral fridge and freezer, dishwasher, microwave combination oven and integrated washer/drier. Gather round the island or dining room table to discuss the day ahead over a cup of tea or in the evening for that delicious family meal. Outside, relax on one of two of the patios, ideal for al-fresco dining. You will never tire of the stunning views. With a choice of patios, you'll always find the ideal spot to relax over a glass of wine in the evening or a coffee with the morning papers! There is parking for three cars on the driveway. The garage is a great space for storing bikes or canoes if required. It can be used as an al fresco space with outside lounge provided. Location Grasmere is a historic village at the very heart of the Lakes, west of Ambleside and north of Coniston and Hawkshead. The village centre has a number of useful shops and is well-served for self-catering. You'll find a lovely selection of tea rooms and a selection of very good restaurants - including the Jumble Room which has been listed in the BBC Good Food Guide. The famous poet William Wordsworth lived in Grasmere while writing some of his most famous poetry. His former home can be visited at Dove Cottage & the Wordsworth Museum, and his family grave is one of the most visited literary shrines in the world. Although hugely popular with tourists and walkers, Grasmere is quieter than other Lake District holiday spots like Windermere or Bowness, and the surrounding landscapes are unique. In the village you can explore the legacy of artists who've been inspired by the landscapes around the village. Of particular note is the Heaton Cooper Studio, which shows the watercolours of Alfred Heaton Cooper and his later generations. A holiday cottage in Grasmere provides easy access to no end of fabulous Lake District walks. Try the route up to Easedale Tarn in the fells above the village, visit the shores of nearby Rydal Water, or take on Fairfield, Silver How or Loughrigg to name but a few!

About the location

GRASMERE

Ambleside 5 miles; Windermere 9 miles; Keswick 13 miles.

Situated in the heart of the Lake District National Park is the lovely village of Grasmere, probably best known as the home of William Wordsworth, a place he once described as "The most loveliest spot that man hath found". Any visit to Grasmere needs to include The Grasmere Gingerbread shop, where the Wilson family has been making gingerbread for over 60 years. Also in the village are a number of shops, pubs, a church which dates back to the 13th century, and Grasmere Lake. Grasmere Sports takes place every August, where you can watch participants compete in a variety of sports, including Cumberland wrestling. Just five miles away is the town of Ambleside and Lake Winderemere where you will find shops, pubs, restaurants and the 17th century Bridge House, which is one of the most photographed buildings in the Lake District. Cruises, boat trips and watersports can all be enjoyed on Lake Windermere, and the towns of Windermere and Keswick are also within driving distance. Grasmere is a wonderful base for your Lake District retreat.
