I would like to provide my feedback for the property in hope that it is useful for the owners who may choose to take appropriate action and for other guest to know what to expect and can then come with that in mind. I would like to provide my feedback for the property in hope that it is useful for the owners who may choose to take appropriate action and for other guest to know what to expect and can then come with that in mind. I would have to say that we were extremely disappointed in the state of the property considering the cost for the week. I appreciate due to the location it attracts a premium however the property was extremely tired and impacted our full enjoyment. On arrival, the front door of the property was left open. My father was unable to lock the property and join us for a meal as the front door was extremely difficult to lock and we had already taken the back door key. This was mended a few days later after a phone call. Thank you. It may be worth leaving another set of keys as there was three drivers staying at the property as we were not able to amend the key safe code. We would have expected the welcome pack or useful guide folder on the sideboard in the entrance hall or in the kitchen. Not tucked in the lounge on a low windowsill. In addition the folder could do with a refresh and organising into handy tabs and just a general tidy. The kitchen was of a good size, modern and had a great round table for eating and playing board games. One of the lower cupboards did not want to close so would often remain open and if not careful you would catch yourself. Some of the kitchen utensils and pans could do with being replaced due to them loosing their non stick. A few had loose handles. We tightened the ones used as we had a set of screwdrivers with us. The down stairs windows did not open so we had to have the front and back doors open to allow air flow through after cooking and just to get the fresh air in. The downstairs bathroom had been fitted with good shower however as a walk-in shower the floor quickly became soaked despite being careful and using the floor mat. The window did not open therefore it took quite a while for all the steam to evaporate even with the fan being on. On occasion you would forget the brass pull for the lights and bang into it or the ceiling due to being back of the stairs and low ceiling clearance. The remote for one of the tvs did not work for changing the volume. Only two tvs in the property and WiFi was poor upstairs whilst watching Netflix on the iPad. Would perhaps benefit from installing plug boosters perhaps? The garden was quite overgrown, we appreciate the weather hasn’t been amazing for cutting grass. However it was rather wild on the left hand side of the wall. The “summerhouse” (shed) at the bottom of the garden was unkept and had broken window pane. The majority of the windows of the property were rotten and in need of a lick of paint. Some of the crockery was unclean on arrival. Appreciate there is a lot to check if the previous guest hadn’t cleaned them. There was only two small bin bags provided. The kitchen would have benefited from full size bin and extra bin liners. There was no recycling due to commercial waste so the bin quickly filled up. It was sign posted where you could recycle in the folder however it would be a good idea to supply recycling bins for people who wish to do this which could be kept outside so they can make a useful journey at the end of their stay. The kitchen was a godsend to fit all the family and attracted us to staying at the property as we like to cook. The washing machine would benefit from a good clean as had mould on the seal. The ironing board cover and iron could do with replacing as the board was very small, the cover was badly stained and the iron was very basic. Took a while to locate these, apologise if it was signposted in the house folder. Upstairs there was good size rooms however some of the vases and fake flowers looked tired and dusty. The upstairs bathroom could do with a fresh kick of paint and wicker washing basket. There was plenty of extra pillows and blankets if needed and the blue towels looked relatively new. The additional extension leads came in handy for the kids electrical items. If the property has a jacuzzi this would have been extremely handy and a welcome escape in the evenings. There looked to be plenty of board games (don’t know the condition) and lots of books to read. I brought some condiments however know what there was as standard would have been useful so I knew exactly what to bring etc. Ie salt & pepper cooking oil … Beds were comfortable and rooms spacious for wardrobe space. Would love to stay at the house again however would look to see if it had been updated first. Many thanks

Wander into the homely sitting room and settle down on the sofas as you watch the bright flames from the pretty open-fire flicker with warmth and light. Turn on the TV and scroll the channels for a movie that all can enjoy as you relax and unwind before an entertaining evening of fun and games. Head into the contemporary kitchen and discover an array of handy appliances to help you out along the way. Call the rest of the group to the stylish and spacious dinner table and crack open a bottle of fizz as you toast to an action-packed week of activities and time well spent with loved ones. Climb the staircase to the first floor where you can while away the hour with a relaxing soak in the claw foot tub as you admire the beautiful blue hues and traditional furnishings of this tranquil bathroom. Unpack your belongings into the ample storage provided in one of the many charming bedrooms including a chic king-size boasting a beautiful chrome bed and navy and white walls, as well as a second king-size with more traditional styling of light pink walls and dark oak furniture with green accents. The third of the bedrooms is home to three single beds and provides the perfect place to practice your geography with the awesome feature wall displaying a large section of the world globe on its wallpaper. Those who seek some alone time can retire to the airy single bedroom with clean white furniture and views of the countryside from the window that sits across from the bed. As you wake the next morning, head down to the ground-floor and freshen up with a wash in the shower room boasting striking black and white tiles. Make the most of the luscious green garden with a picnic on the lawn during the warmer months, as you bask in the sunshine and sip on a refreshing beverage. Head into the centre of town and explore the quaint local shops and charming art galleries before stopping off at the local gingerbread store and picking up some tasty treats. GRASMERE

Ambleside 5 miles; Windermere 9 miles; Keswick 13 miles.

Situated in the heart of the Lake District National Park is the lovely village of Grasmere, probably best known as the home of William Wordsworth, a place he once described as "The most loveliest spot that man hath found". Any visit to Grasmere needs to include The Grasmere Gingerbread shop, where the Wilson family has been making gingerbread for over 60 years. Also in the village are a number of shops, pubs, a church which dates back to the 13th century, and Grasmere Lake. Grasmere Sports takes place every August, where you can watch participants compete in a variety of sports, including Cumberland wrestling. Just five miles away is the town of Ambleside and Lake Winderemere where you will find shops, pubs, restaurants and the 17th century Bridge House, which is one of the most photographed buildings in the Lake District. Cruises, boat trips and watersports can all be enjoyed on Lake Windermere, and the towns of Windermere and Keswick are also within driving distance. Grasmere is a wonderful base for your Lake District retreat.
