Stunning views down the valley to lake Windermere, for us the ideal peaceful location in Troutbeck. Unfortunately on our due day of arrival, Sykes mistakenly advised us to cancel the holiday due to loss of power to the property as a result of storm Arwen. Thankfully when the helpful owners were aware of the situation, our arrival dates were changed at short notice as power had been re-established days earlier!!!

Benjamin “We had a very lovely stay in the house, excellent accommodation, great recommendations from the hosts, well furnished and comfortable.”
However, on arrival in the evening when it was dark, the electricity wasn't working. On calling Lakelovers helpline, there was a voice message directing us to the emergency line. On calling the emergency line, we only had the option to leave a voice message. We were at very least expecting a response the following morning but were disappointed that we never had a response after reporting the issue. Thankfully the neighbours of the house were able to help and put us in touch with the owners. We were very grateful at the prompt response of the owners of the house who were very helpful, friendly, helped us resolve the issue and checked we were ok. Overall, we were very happy with the house and the hosts but were disappointed with the customer support of Lakelovers.

Unfortunately the cottage feels a bit grubby and the cleanliness is not really great. I appreciate you do not have much time to clean between guests, but for a ‘gold’ standard property I would expect better.

We arrived after 5pm to find that the property had not been cleaned to an acceptable (let alone covid safe) standard. The property smelled of last night’s dinner (probably because the hob extractor fan didn’t work) and the standard of cleaning of the surfaces, microwave, cupboards and handles and most of all the carpets was extremely poor. I was asked to provide video and photographic evidence of the issues, which I did. After putting everything in writing and spending 2 hours of cleaning, our holiday could eventually start at 9pm. The outcome of all this effort? Nothing! Sykes as a company couldn’t care less and refused to do anything until Monday and the owners offered to clean the place again later in the week. (This was something that would have been futile as we overselves had set to and cleaned the property before we could move in….after a long drive….and also because if the same cleaners were used, then exactly the same results would ensue.) We will never rent a property from Sykes or any of their many other holiday property companies again.

We understand you arrived at the property and contacted us an hour later to report that the property was not cleaned to the standard you had hoped for and therefore you had to clean yourself. As communicated with you during your stay, we do apologise you had to do this and that you felt that the property smelt of food. We did offer you attendance of a cleaner which you declined. Indeed, the owner rang you and offered a different cleaner and was prepared to visit the property, but you declined this also. We have been following COVID cleaning guidelines and we still have these in place as we understand cleanliness is even more important than ever. We are sorry you felt that these standards were not met. The owners have had checks in place since your departure to ensure cleanliness is high and we have had no negative comments thankfully. Over looking this we are glad you appreciated the quality of the tableware in the cupboards, appliances and the comfy sofa and chairs, also that you found the boiler useful to dry out boots and clothes for those wet days too. Clean and tidy on arrival and very relaxing. Garden needed a little tlc but super views. No complaints at all and we enjoyed our stay very much.

The house is suited to walkers such as ourselves. Unfortunately the cleaniless of the house was poor, particularly in the kitchen. For example the fridge had not been cleaned for a long time and there were crumbs and debris in most of the plasic holders and door casing of the fridge/freezer. Similarly there was an accumulation of crumbs in the door seal of the oven. There were also crumbs/ food debris and hairs in all the kitchen drawers and the hob extractor fan/casing had not been cleaned for some time. The sink drain was so badly stained that we felt we had to clean it before use and likewise the sink plastic drainer. This was all disappointing, particularly given your Covid protocol, which should allow time for attention to detail. We are not sure who is responsible for ensuring the cleaning is to an acceptable standard but Sykes need to address this. Given the above and the 50% price increase we have noted for next year we are unlikely to book for 2022 as there are better value cottages available in the Lakes. Incidentally the instructions to find the house are out of date as there is no sign for Barn Cottage and the red post box is no longer there. This caused some confusion but we were helped by some near neighbours.

One bathroom was truly exceptional with huge bath, beautiful additional lighting and very effective under-floor heating. The only slight downside was the narrow, rutted track one had to drive down to reach this stunning cottage with countryside views.

I am very sorry that you were inconvenienced by a couple of matters during your stay: Since your departure I checked the underfloor heating and found that the previous guests had turned it off at the main switch, although I ha left it on a timer when I came up on 12th April. I am really sorry about this. Regarding the plumbing unfortunately we have had guests who have placed wet wipes down the toilet which they cannot dispose of Our Plumber has since resolved this and we hope future guests will read the notices we put up regarding this. The property
As one of the highest properties in the village of Troutbeck, just five minutes drive from Windermere, Hilltop At Troutbeck is set in an enviable location with beautiful views across the valley to Lake Windermere beyond. Close to the popular Queens Head and Mortal Man, the cottage is a comfortable retreat where you can relax and enjoy living in this most beautiful of Lakeland village of cottages and farmsteads. This cottage is quite simply all about the view! The two king size bedrooms, both with ensuite bathrooms, the open plan lounge/kitchen, the large patio and private garden are all south facing and everywhere you look the views down the valley to Lake Windermere are simply stunning. The popular villages of Ambleside and Windermere are a short drive away both of which offer a great choice of quality local shops, bars and restaurants. Travel north from the cottage over the spectacular Kirkstone Pass and Brotherwater, Patterdale and Ullswater are all waiting to be explored. Closer to home, if you don't want to take the car out, there are a great range of walks direct from the door from gentle walks through the valley whereas the more adventurous will head to the high fells of Thornthwaite Crag, Stoney Cove Pike and High Street.With a myriad of walks to choose from, two great county pubs both serving excellent local fayre, a small village shop and tea room the village has a real charm. If the high fells are your chosen destination Ill Bell, Thornthwaite Crag, Stoney Cove Pike, and the mighty High Street can all be conquered right from the front door as well as two other 'Wainwrights' Troutbeck Tongue and Wansfell. The vibrant villages of Ambleside and Windermere are a short drive away and offer a great choice of local Accommodation in detail A small lane between the cottages winds down to Hilltop where you will find private parking for two cars. A flight of slate steps leads from the parking down to the patio and garden, where you will no doubt stop for a moment to taken in the view! The cottage is laid out as an upside down house with the living area on the first floor and the bedrooms on the ground floor. The front door of the cottage opens to a large hallway with plenty of coat hooks, a cupboard and drawers for all your outdoor gear and there is extra hanging provided in the small boiler room which is ideal for drying wet weather gear after a day on the hills. From the hallway there are two king size bedrooms, both enjoy the views across the garden to the hills and Lake Windermere beyond. One of the bedrooms offers French doors onto the patio and both bedrooms benefit from luxury ensuite bathrooms both with baths with shower over, a basin and wc. A cupboard in the hallway conceals the washing machine. Heading upstairs the living/dining/kitchen area is open plan. Large picture windows again frame the view from the cottage to the south but additional windows allow glimpses of the surrounding vernacular architecture and glimpses of the steep sided valley and the summits of the eastern fells. A comfortable sofa and armchairs are arranged to, once again, make the most of the view but as the day draws to a close there is a TV with DVD player and flame effect fire ideal for a cosy evening in front of a film. The family dining table is a great place to enjoy a dinner with friends and the open plan layout also gives the quality kitchen a social feel. Returning downstairs, and back outside, there is a large sun trap patio area complete with garden furniture and this includes a covered area so you can still sit out with your coffee on even the wettest of Lakeland mornings! The private, enclosed garden is simply lawned to ensure nothing can block the view but it is simply a lovely place to sit and relax to enjoy the sounds of the countryside. Location A traditional Lakeland cottage in the Troutbeck Valley, provides a Lake District holiday experience like no other. Still only a short drive from shops and restaurants in Windermere village, Lake Windermere itself and the vibrant lake shore communities of Bowness and Ambleside, the Troutbeck Valley is a peaceful haven away from the rush. Spectacular Lakeland fells surround this lush valley; scattered with historic Lakeland houses and pretty woodlands, and blessed with several acclaimed Lake District country pubs. The twin towns of Bowness and Windermere are both vibrant, fun-filled places set within the splendid scenery of the Lake District. Both towns provide a range of amenities, shops and restaurants to suit all tastes whilst Ambleside offers the additional attraction of a boat ride to Bowness, the Lakeside Aquarium and Beatrix Potter's 'Hill Top House' at Sawrey. Grizedale Forest Park is within easy driving distance and is home to a range of activities including many good walks, mountain biking and the 'Go Ape' adventure park. The region also boasts many National Trust properties as well as a variety of water sports for those who prefer a more adrenaline-fuelled trip.
