    “Poor maintenance of the property which looks very tired and grubby.”

    Carpets were dirty and didn't appear to have been hoovered when we arrived, so we cleaned them ourselves. There were a lot of flies in the house - both dead and alive. The kitchen was poorly stocked in terms of equipment and glasses, just some quick wins like providing pint glasses, a decent bottle opener, more than 1 (small) chopping board, some decent cutlery, more than a small drop of washing up liquid, etc. Drains were running very slow and the shower in the 2nd double had hot and cold pipes ...

The kitchen was poorly stocked in terms of equipment and glasses, just some quick wins like providing pint glasses, a decent bottle opener, more than 1 (small) chopping board, some decent cutlery, more than a small drop of washing up liquid, etc. Drains were running very slow and the shower in the 2nd double had hot and cold pipes connected the wrong way around so cold was scalding and hot was freezing. Obviously very dangerous! The draws in the dining room area were full of unopened letters and a pot of paint! The property just needs some TLC, some thought to the needs of guests, a deep clean and throw away the items that don't work anymore (like the cake tin without a base!)

The views from the house are unforgettable, and the Wansfell Pike walking route is metres from the door. Enter from ground level and ascend internal staircase to a superb living room with exposed stone wall, feature woodburning stove and vaulted ceiling with skylights. Modern, well-equipped kitchen and elegant dining area with comfortable room for 6 people. 2 double bedrooms and one twin bedroom, all with en-suite bathrooms and luxurious carpet under foot. There is also an additional house bathroom, designed for a long soak after a day on the fells! There is also access to a shared garden. Location Between Ambleside and Windermere, this holiday home in Troutbeck Valley is set amidst spectacular Lakeland Fells at the start of the dramatic Kirkstone Pass road. Although popular for its unique rural landscapes, Troutbeck village is free of busy car parks, tourist centres and hectic shopsalthough a small village shop / tea room / part time post office stocks some basics. Most of the village is classed as a conservation area with many listed and National Trust owned buildings, including Townend at the edge of the village, which can be visited for a taste of Westmorland life from centuries gone by. Despite this air of escape, it's only a few minutes drive to facilities and restaurants in Windermere, the shores of Lake Windermere itself and the main road route to visit Ambleside, Rydal Water, Grasmere and beyond. TROUTBECK

Windermere 3 miles; Ambleside 4 miles.

The small Lakeland village of Troutbeck can be found between its more famous neighbours Windermere and Ambleside, close by the Kirkstone Pass. A mixture of houses, cottages and farms, the village is scattered along a narrow lane bordered by a drystone wall. Many of these buildings date back to the 17th Century with features such as mullioned windows and heavy cylindrical chimneys and the northern end boasts its own 17th century inn.
