Andy “Cosy, compact cottage.”
Struggled to get television and oven working, a simple instruction sheet would be good. Also cottage info file in need of updating. Wine great and welcome packs (cleaning things and biscuits/milk). However 1 x toilet roll! I would have thought the cost of the cottage might have stretched to 2 rolls.

Jane “This is such a beautiful little property, in a lovely setting close to Hawkshead.”
The interior was spotless and modern with some traditional features. The bed was SO comfy!! We loved our stay!
- Jane, June 2022Adrian “We were a little concerned after reading previous reviews on the condition of the cottage.”
Lakelovers responded very promptly to all our questions and when we arrived at the cottage, we found all previous concerns on reviews had been rectified by the owners. Cottage was lovely, with everything to hand, it is in a lovely quiet area with only a 10 minute walk ion footpaths into Hawkshead, a charming quirky little village.
- Adrian, April 2022Angela “The blue duck could be so beautiful… attention to detail is strongly recommend.”
I was concerned over the bad reviews that had been left and contacted the office multiple times, for them too tell me all issues gad been rectified. The bed had been replaced ( very comfortable) but the sofa in the lounge is not only uncomfortable but big rips in the leather covered by a throw! The bath took a lifetime to drain, and the cottage bathroom excluded wasn’t clean, we had to wash everything before using it, the fridge took a day to be cool… there is no service on the TV apart from BBC1…. The kitchen needs more stock, utensils you need more that one set of cutlery and oven trays etc. I had to sweep down and wash the veranda as this was left with mud and leaves all over it… attention to detail like I said, blue duck could be beautiful, Someone needs care a little, it needs painting and taking care of. We did however enjoy our stay it’s only short drive to Ambleside, and Tarn Hows which is simply stunning. I would however warn people about the steep hill that leads down to the cottage, and could be quite tricky to park if all cottages are in use. Overall needs attention, and some TLC
- Angela, November 2021Leah “A lovely little place and thoroughly enjoyed our stay.”
The cottage itself could do with a few replacement furnishings, such as a sofa, and some work done on the terrace but otherwise perfect for myself and pup. Great location too. The bath drain does need looking at as doesn’t drain well and next doors roof drain is blocked which caused a lot of noise right next to the kitchen window during heavy rain. This could be heard in the bedroom throughout the night. We will most definitely be returning.
- Leah, October 2021Grahame “There where several reviews on commenting on the condition of the sofa and mattress at the cottage, we called up lake lovers before hand to check they where going to be rectified before our visit , however it turned out they hadn’t, The cottage is in a lovely location and although small would be lovely with a bit of tlc .”
Enjoyed the stay but would have been better if the cottage had a once over.
- Grahame, September 2021Iain “I have already forwarded a very lengthy email to Sykes Cottages with photos ...”
I have already forwarded a very lengthy email to Sykes Cottages with photos regarding our stay and the condition and misrepresentation of the property
- Iain, September 2021Robert “The cottage is in a fabulous location but unfortunately did not meet our standards.”
If I had read the reviews before booking I would have probably stayed elsewhere. The cottage on the face of it appeared clean when we arrived, however, a wipe over the kitchen worktops, the dining table and occasional tables told another story, the cloth was black when I had finished! The lounge furniture was worn and very uncomfortable. The cottage was a lot smaller than I anticipated, but adequate for a weeks stay. The real problem came when we were leaving though. I always strip the beds and leave all linens in a neat pile ready for the changeover team. In this case it was a requirement as per your email. You cannot begin to understand my horror on seeing all the stains on the bed mattress, in fact I have taken a photo if you require proof. If I had seen that on the first night I would have been straight in the car driving home!! Needless to say I would not book there again, and am disappointed at your level of scrutiny as a company over your portfolio of properties. I have booked with Lakelovers in the past and have always been very pleased with the standard of accommodation.
- Robert, August 2021Jessica “The images on the listing make the property look much bigger than it is.”
The road/path down to the property is incredibly tight and while there is a designated parking space, due to other cars being parked at other properties, on one occasion it was impossible to turn around which forced us to reverse up and out a very narrow and steep path - not good for the clutch! After this we decided to reverse down the path to ensure we were facing the right way - another thing to consider at the end of a long day and something that not everyone would be comfortable doing. The bed was also breaking at the joints which made even the slightest movement a very noisy one! A beautiful view from the property and good proximity to Hawkshead but we will be checking out Streetview in future to see what getting to and from the cottage actually entails!
- Jessica, August 2021Carol “A lovely quiet location, although view of the water extremely limited!”
The cottage has good facilities but attention to detail is poor. Peeling paint on balcony, rust and mould on outside furniture. A lot of bulbs need replacing. Wonky toilet seat. Sofa mechanism needed a repair. Need new side tables. TV not available just DVD - rather disappointing during Euros Championship. A rather negative review but this place could be wonderful with a bit of attention and would justify the price.
- Carol, July 2021David “Needed a really deep clean, mop smelled and was left in the kitchen , bedroom ...”
Needed a really deep clean, mop smelled and was left in the kitchen , bedroom too small for any movement, patio full of leaves and debris, weeds all round the property, patio rail paint flaking off everywhere, and patio furniture needs changing, generally it is a tired property, which was such a shame as location and view was lovely , was not worth the amount we paid though overall
- David, June 2021Neil “Very peaceful cottage, lovely walk to the village across fields.”
'Compact' sized bedroom, OK if you're only staying a few nights. Some areas look a little 'tired' and in need of some refurbishment.
- Neil, May 2021Jane “The Blue Duck is perfectly located, beautiful views, peaceful and only ten minute walk to the village along a public footpath.”
Fabulous walks from the doorstep, recommend walking into Ambleside through countless Bluebell woods ,stunning scenery. Such an enjoyable holiday.
- Jane, April 2021Tim “Unfortunately customer service has been very poor.”
When the company was simply Lakelovers we felt that we had a much more personal service. The merger with Sykes has given the company a much more corporate feel. We left an item in the cottage which has been found and taken back to the office. We have paid for it to be sent back. However we are still waiting for it to be returned (over 2 weeks)
