    “All was really good.”

Fantastic location and great facilities. The only thing that lets this cottage down is extremely poor internet access. You expect poor mobile signal in the lake district but poor internet in this day and age is probably unacceptable.

The property

Nestled in the pretty rural hamlet of Roger Ground, you will find Rodger Ground House. A grand Grade II listed property, this charming Tudor cottage offers the ultimate base from which a large family or group of ten can discover the true delights of the Lake District. The former home of a 16th century priest, this characterful abode has been transformed into a gorgeous self-catering holiday home with charming, exposed beams and attractive Laura Ashley furnishings throughout. Make yourself at home in one of the two warm and welcoming sitting rooms, each appointed with a traditional woodburning stove and impressive flat-screen TV, where you can enjoy all your favourite movies whilst snuggled on the plush fabric sofas. Just a few steps away, a beautiful white shaker-style kitchen boasts a sea of appliances including a striking red range cooker – sure to inspire many home-cooked meals throughout your stay. Gather with loved ones in the dining room and delight in an evening of bored games, or head outside to the delightful garden for a post-dinner aperitif. Guests traveling with limited mobility can choose to retire to the splendid ground-floor twin with en-suite shower, whilst an additional four bedrooms rests proudly on the ground-floor and are comprised of a super-king-size with en-suite shower, two further super-king-sizes and a king-size. All super-king-size bedrooms can be transformed into twins upon request, together offering flexible sleeping arrangements for guests. Across the way, a sophisticated family bathroom with free-standing bath and separate walk in shower, and a bright and airy shower room can be found serving all bedrooms, whilst a handy cloakroom rests on the ground-floor. When you can just about manage to tear yourself away from this eye-catching property, be sure to embark on a thrilling hike through the encompassing fells, challenging yourself with hikes to the peaks of The Old Man Coniston or Top O'Selside. Also in Conniston, the superb National Trust owned Steam Yatch Gondola offers spectacular tours of the lake, whilst closer to home in the village of Hawkshead, you can delight in a stroll along the banks of Esthwaite Water, or grab a tasty treat from both the wonderful Chocolate Factory and The Little Ice Cream Shop. Travel up to the town of Ambleside and discover the historical remains of the roman fort, awe-inspiring waterfalls and a good selection of pubs and restaurants to wine and dine in. Spend your days exploring the west shores of Windermere with a stroll Claife Heights Viewing Station to Wray Castle, or a tour of the former home of Beatrix Potter, Hilltop. Those travelling with children should be sure to stop by The World of Beatrix Potter attraction over in Bowness-on Windermere, or meet the exotic residents of the Lakeland Wildlife Oasis. About the location

Ambleside 4 miles; Kendal 24 miles.

The picturesque village of Hawkshead still retains the charm and character that so endeared it to its most famous residents - William Wordsworth and Beatrix Potter. Visitors can wander the wealth of tiny alleyways, thoroughfares, archways and courtyards between the whitewashed 17th century houses. There are many pleasant inns, teashops, guest houses and gift shops in the village, as well as the Beatrix Potter Gallery, which houses an annually changing exhibition of the famous author’s illustrations and stories. The other famous Hawkshead enthusiast, William Wordsworth, attended the Old Grammar School in 1779-87, which still stands today, and you can visit the building where the Lakeland poet developed his love of the form, and even see the desk into which he scratched his name as a small boy! Newby Bridge is ten miles away and offers attractions such as the Aquarium of the Lakes and Windermere Lake Cruises, sailing daily between Ambleside, Bowness and Lakeside. With stunning scenery and numerous attractions within easy touring distance, Hawkshead is in an ideal location at any time of the year.
