This traditional, Victorian, Lakeland house was extended in 2006 to include a contemporary extension that was designed to complement the main house but also to maximise on the stunning views from its elevated hillside position.
Located at Holbeck, the property is just a few minutes' drive of from the popular Lake District villages of Ambleside to the north and Bowness and Windermere to the south and is an ideal touring base for exploring all the Lake District has to offer.
Accommodation in detail

On arriving through the gates to the property the house hides the view! There is sufficient parking for up to four cars. On entering the hall way the tall, elegant, windows and patio doors give a clue to the view beyond. This hall way forms the link between the Victorian and contemporary sections of the house. Turn right and enter the bright and airy lounge with stunning, triple aspect, floor ceiling windows overlooking the lawned garden and the spectacular view beyond and cosy log burning stove. The smart breakfast kitchen is well equipped and has a breakfast table with a view second to none in the Lakes.
Within the modern section of the house is also a spacious double bedroom with view to the wooded area of the garden (look out for the deer) and contemporary bathroom with a bath with shower over.
Returning to the hallway you now enter the period part of the property. A cosy sitting room, with TV and log burning stove, has patio doors which take in those spectacular views, once again, and allows access to the patio. The traditional dining room is a great place to socialise with friends and the second kitchen is fully fitted complete with electric oven and hob and dishwasher. Also on the ground floor is a handy WC and utility room.
Climbing the stair to the first floor there are three bedrooms, one spacious dual aspect double bedroom with views to Lake Windermere and the mountains beyond, one dual aspect, twin bedrooms looking out to the fields and the woods. The final bedroom is a single room. These three bedrooms are complemented by two bathrooms. The larger has a bath with shower over and the second offers three quarter bath.
The property offers a sizeable undercroft complete with snooker/billiards table and air hockey table. The undercroft also offers ample storage for bikes and outdoor gear and has a large Belfast sink and hose ideal for washing down boots, bikes or dogs!
Outside there is all the space you could need nearly five acres! To the front of the property there is a large patio complete with patio furniture overlooking the lawns and the breath-taking views. On the other side of the cottage there a large lawned and wooded area which children will love or an ideal spot to simply relax and enjoy the wildlife.
On the northern shores of Lake Windermere, England's largest lake, Ambleside village is known locally as the 'gem in Lakeland's crown'. With a stunning backdrop of lake shore and majestic fells, the sophisticated village centre is also steeped with history and scattered with attractive traditional buildings. A popular base for walking in the Lake District, Ambleside is also simply a delightful place to while away a holiday.
You'll find contemporary shopping streets, packed with tempting eateries, fashionable clothing, delicatessens and local shops selling Lakeland produce. Stock up the kitchen or pick up a picnic at Booths supermarket full of fresh and exciting delights.
For evening entertainment and special occasions, you'll find plenty of choice right here in the village. There are several acclaimed Lake District restaurants, such as The Fulling Mill in a beautifully converted saw mill. Don't forget to explore some of the excellent country pubs in the surrounding area, serving award-winning Lakeland ale and fabulous food. A drive out to the famous Drunken Duck Inn and Restaurant at Outgate is highly recommended. Ambleside also boasts two interesting cinema venues; Zeffirellis Cinema Pizzeria, and Jazz Bar, and Fellinis Vegetarian Restaurant and Studio Cinema.
Stroll to Waterhead Pier and you can take an elegant cruise on Lake Windermere. The famous steamers depart regularly to Bowness and Lakeside - a perfect way to explore without even using a car. Evening cruises with buffet meals and live music are also available.
