    “Second time we have stayed in this property.”

    Great for our large family group, large kitchen, living & dining area, great for being together & apart. Cosy, comfortable & clean. Would definitely come again. But a few areas we would like to be addressed. Informed there were hair dryers, but 1 for the whole property, if we'd known that family would have brought their own. As a large group in the winter we like to cook & eat in. Although there is plenty of crockery glasses cups etc, there is a bit of a mish mash of utensils, no large ...

    Great for our large family group, large kitchen, living & dining area, great for being together & apart. Cosy, comfortable & clean. Would definitely come again. But a few areas we would like to be addressed. Informed there were hair dryers, but 1 for the whole property, if we'd known that family would have brought their own. As a large group in the winter we like to cook & eat in. Although there is plenty of crockery glasses cups etc, there is a bit of a mish mash of utensils, no large serving spoons, bread knife, large sieve or kitchen scissors. We found that the left oven did not heat properly. Would be useful to supply hand towel for the kitchen & the downstairs toilet. Not enough separate bags bedding & towels. The hoover had not been emptied, it was extremely full, no spare bag, and smelt, do the cleaners bring their own? The main bin was full & on the side of the road on arrival Friday! As a large group we produced 3large bags we had to leave at the side of the road.

    Thanks for your comments we appreciate you taking the time to give them. We are delighted you enjoyed your stay and hope you will come again. We are sorry that all was not perfect and have taken your comments on board. As far as kitchen utensils are concerned we are in the process of sorting this out so that next time you visit there will be all you need . All the things you mention were certainly there in the first place. As far as the oven is concerned we have been badly let down by the Contractor we appointed to fix it. I know this is of little comfort to you but we have been trying and are more frustrated than you are about the situation. Hand towels are provided but it appears that a plumber fixing a fault with one of the toilets used them and forgot to tell our cleaner he had done so. This is the first time we have been made aware of a problem with the bins. We ask all guests to put them out on Wednesday for collection but this obviously did not happen . We will see what can be done in the future to avoid this reoccurring. The Hoover is only there for the use of guests as we have other for the cleaners to use. The property

This handsome Victorian residence resides in a sublime setting, only a short stroll from the heart of Hawkshead village, amidst beautiful gardens and grounds extending to an acre, leading into the beck and surrounded by glorious countryside. The substantial accommodation is spread over three floors, brimming with original character and charm and with glorious views from every window. Within the grounds is a detached games room / sun room, a great place to while away sunny afternoons and bring out the competitiveness in everyone! If searching for a large family getaway or simply a great place to spend time with friends, Hawkshead Hall is a peaceful yet very handy place to spread out in and unwind. There are 5 bedrooms, 4 bathroom facilities plus a cloak room / 5th WC / wash basin so no need to queue; 2 reception rooms plus a beautiful farmhouse kitchen complete with original range and then outside to the glorious gardens and grounds which lead into the gently flowing beck. There are patios, complete with furniture and vantage points to enjoy this wonderful setting and not forgetting the games room / sun room with pool table and table tennis as well as a glazed sitting room to gaze at the view - bliss. Accommodation in detail There are a few entrances into Hawkshead Hall but we shall bring you in via the farmhouse kitchen; a private driveway affords ample parking and your first glimpse of the stunning gardens. The breakfast kitchen has all you may need including the original range and slate slabs together with the substantial breakfast table, perfect for large groups. The first reception room has a dining table which extends to seating 12, so that Christmas lunch is a must here. This room has a marvellous open fire to sit around and French windows opening onto one of the patios, perfect for al-fresco dining on sunny days. An inner hallway has a cloakroom / 5th WC / wash basin and this leads into the original dairy / second reception room, with large gas burning stove and more beautiful views. Upstairs to the first floor where there are three bedrooms, one king size with en-suite power shower room, two double bedrooms and a bathroom with shower over the bath. Upstairs to the top floor and where there are two substantial eves bedrooms, both with three single beds in, a little like a dormitory and what a great place to spend time together, also both enjoying the best views. On this floor is a shower room and WC. Outside to the acre of gardens which lead into the beck so parents be vigilant with little ones; wonderful places to play and hide, scenic patios and the detached games room / sun room complete with wood burner and a shower room facility / WC. The games room is a treat and does have the wood burning stove, yet can be chilly in the winter months. Location Hawkshead Hall is a short stroll from the heart of Hawkshead itself, circumscribed by beautiful Lake District countryside and alongside a gently flowing beck. Hawkshead is an adorable village of cobbled streets and traditional Grade II listed Lakeland cottages. You'll find a range of local shops here, including the Honeypot Delicatessen which offers a treasure-trove of Lakeland luxuries. Spend a lazy morning in one of Hawkshead's charming tea rooms or cafes. There are several TripAdvisor-rated traditional pubs in Hawkshead and we recommend the short drive to the acclaimed Drunken Duck Inn and Restaurant at Outgate. A larger selection of shops can be found in Ambleside, a few miles away and the larger on-line supermarkets will deliver your groceries to Hawkshead Hall. Hawkshead is the perfect base for walkers, with routes, right from the doorstep, to suit all levels. Take the stunning walk to Tarn Hows, stroll on the shores of Esthwaite Water, which also has an excellent trout fishery or explore Grizedale Forest; a picturesque network of pathways, cycle tracks and sculpture trails. Why not take on Grizedale's Go-Ape, Latterbarrow, or Claife Heights, conquer the nearby Langdale Pikes or enjoy the water sports that nearby Coniston or Windermere have to offer. The surrounding landscape inspired the children's author Beatrix Potter. Her former home at Hill Top, Near Sawrey is now run by the National Trust and is open to the public. A truly magical experience for all! Directly behind Hill Top is Tower Bank Arms, a traditional pub with stone-flagged floors, Lakeland ales and a roaring fire. Bowness can be easily reached via the car-ferry across Lake Windermere, only a few miles from your door. Bowness is a bustling Lakeland town, with contemporary shops and a wide range of entertainment. Hire a boat in Bowness Bay, or take a steamer cruise on Lake Windermere to Ambleside or Lakeside. Windermere Golf Club is just beyond Bowness village.

The picturesque village of Hawkshead still retains the charm and character that so endeared it to its most famous residents - William Wordsworth and Beatrix Potter. Visitors can wander the wealth of tiny alleyways, thoroughfares, archways and courtyards between the whitewashed 17th century houses. There are many pleasant inns, teashops, guest houses and gift shops in the village, as well as the Beatrix Potter Gallery, which houses an annually changing exhibition of the famous author’s illustrations and stories. The other famous Hawkshead enthusiast, William Wordsworth, attended the Old Grammar School in 1779-87, which still stands today, and you can visit the building where the Lakeland poet developed his love of the form, and even see the desk into which he scratched his name as a small boy! Newby Bridge is ten miles away and offers attractions such as the Aquarium of the Lakes and Windermere Lake Cruises, sailing daily between Ambleside, Bowness and Lakeside.
