From its elevated position, on the edge of the Graythwaite Estate, Hazelseat House offers panoramic views across the valley and nestles on the edge of the woods. This lovely estate house has been refurbished to create welcoming and homely accommodation ideal with plenty of space for large social gatherings of family celebrations and it is a great base from which to explore the Lake District or to take part in the many outdoor activities available on the estate.
Hazelseat House offers a choice of six bedrooms, two with ensuites, a relaxing sitting room, snug, large dining room, a great kitchen and plenty of space around the cottage with acres of woodland to be explored, a large dining patio and a bubbling hot tub in which to relax and unwind.
The Graythwaite Estate date back to the 16th Century and is home to the Sandys family. Within the estate the family have developed a number of holiday cottages and facilities for their visitors including an indoor swimming pool. During the summer months enjoy the gardens of the estate that were designed by the acclaimed landscape architect Thomas Hayton Mawson in 1886. Enjoy the great outdoors with a great choice of walks through the estate from which you are sure to catch sight of the local wildlife that include a large herd of red deer or take part in the numerous land borne and waterborne activities that can be arranged on the estate that include archery, clay pigeon shooting, off road driving, canoeing, paddle boarding, sailing and even bubble football! All activities are organised by CBA Events, make sure to book in advance to avoid any disappointment!
Accommodation In Detail
The front door opens to a spacious hallway from which guests enter the living accommodation. To the front of the house is the welcoming sitting room from which offer the first glimpses of the superb views across the valley. A large, comfortable, leather corner sofa is complemented by a large second sofa both of which are arranged around the coffee table, wall-mounted, large screen TV and electric fire. The family dining room is presented with a large dining table, ideal for socialising with friends and family and this room again benefits from the beautiful views across the valley and from here patio doors open on to the patio and terrace to the front of the house.
The spacious kitchen is particularly well equipped for large family gatherings with two double electric ovens, two dishwashers, a large American style fridge/freezer and a five ring gas hob and the cupboards conceal ad very comprehensive inventory of crockery, cutlery, glasses and kitchenware.
A rear hallway leads to the back door and also opens to a snug/TV room with a leather corner sofa, large screen TV with DVD player and a door onto the patio.
Choose from any of six comfortable and well-furnished bedrooms. On the ground floor there are two bedrooms; one is a Kingsize room with lovely views and an ensuite shower room with shower cubicle, basin and WC, the second is a twin bedded room and this complemented by the adjacent shower room with shower cubicle, basin and WC. Stairs lead to the four first floor bedroom. The first is presented with a welcoming superking size bed, which again benefits from the wonderful views and offers and ensuite shower room with shower cubicle, basin and WC. The final three bedrooms comprise of one kingsize room and two twin rooms and these are complemented by a family bathroom with bath with shower over, basin and WC.
A terrace patio wraps around the front and side of the house, where you can relax and enjoy the views from the hot tub or socialise over a leisurely outdoor meal on a summers evening. The garage offers secure storage for mountain bikes and is home to the laundry facilities; a washing machine and tumble drier.
Private parking is available for up to six cars. Shared use of the estate’s indoor swimming pool and gym are available.

Hawkshead is an adorable village of cobbled streets and traditional Grade II listed Lakeland cottages. You'll find a range of local shops here, including the Honeypot Delicatessen which offers a treasure-trove of Lakeland luxuries. Spend a lazy morning in one of Hawkshead's charming tea rooms or cafes. There are several TripAdvisor-rated traditional pubs in Hawkshead and we recommend the short drive to the acclaimed Drunken Duck Inn and Restaurant at Outgate. A larger selection of shops can be found in Ambleside, a few miles away and the larger on-line supermarkets will deliver your groceries to Roger Ground.
Hawkshead is the perfect base for walkers, with routes, right from the doorstep, to suit all levels. Take the stunning walk to Tarn Hows, stroll on the shores of Esthwaite Water, which also has an excellent trout fishery or explore Grizedale Forest; a picturesque network of pathways, cycle tracks and sculpture trails. Why not take on Grizedale's Go-Ape, Latterbarrow, or Claife Heights, conquer the nearby Langdale Pikes or enjoy the watersports that nearby Coniston or Windermere have to offer.
The surrounding landscape inspired the children's author Beatrix Potter. Her former home at Hill Top, Near Sawrey is now run by the National Trust and is open to the public. A truly magical experience for all! Directly behind Hill Top is Tower Bank Arms, a traditional pub with stone-flagged floors, Lakeland ales and a roaring fire.
Bowness can be easily reached via the car-ferry across Lake Windermere, only a few miles from your door. Bowness is a bustling Lakeland town, with contemporary shops and a wide range of entertainment. Hire a boat in Bowness Bay, or take a steamer cruise on Lake Windermere to Ambleside or Lakeside. Windermere Golf Club is just beyond Bowness village.
