Claire “We have stayed here before and really love the location and the property, with one exception.”
The floorboards above the bedroom are so creeky, we woke every time there was movement upstairs

Treena “Great cottage, very clean and comfortable, really close to all he amenities in town.”
There was a lack of plug sockets in the bedroom which did make hair drying a little difficult!
- Treena, December 2023Julie “We have stayed at the Koru many times.”
We love it. But the property owners have made some recent changes which I understand with they are new owners. Home comforts do make a difference. Unfortunately the small TV in the bedroom has been removed
- Julie, December 2023Claire “I was extremely impressed with how quickly the plumber was out to fix a problem with the boiler.”
Our holiday was not interrupted at all by an unforeseen maintenance problem
- Claire, October 2023Caroline “Great Cottage, excellent position slightly elevated giving great views of the fells.”
Tastefully decorated in keeping with the cottage character. Beams, high ceilings & large doors. Great Smart TV in the Living room & a TV in the bedroom too.. nice modern bathroom & Kitchen.. exceptionally Clean. Would highly recommend.. would love to stay again ..
- Caroline, October 2023Craig “Lovely large apartment, perfectly located in the town centre of Ambleside.”
Near to all shops, bars, restaurants, pubs, walks etc
- Craig, September 2023Beryl “The apartment was very conveniently located, 5 minutes from Ambleside town centre and bus stop, with private parking.”
It had all the facilities we needed and a nice touch was the bottle of wine to welcome us. We used the bus most days to travel round the Lakes, the weather was excellent, if a little too hot for walking far.
- Beryl, September 2023Peter “Lovely property had everything you needed fabulous location everything on tap ...”

Stephen “Great location, but we were a bit disappointed re the cleanliness in the cottage - there were quite a few cobwebs, they were low down and could easily have been removed before we arrived - looked like they had been there for a while.”
I think you need to have a word with your cleaners. Also, there was a smell of damp from the en suite bathroom - suggest you get that looked at and remedied. And as noted in the guest book, the hoover wasn't great at picking up.
- Stephen, July 2023Thank you very much for your feedback. We have alerted the cleaner and unblocked the hoover. We will alert maintenance about the damp smell. Thank you very much for booking Koru at Ambleside. Hope to see you again sometime. Property Owner
Roger “Spacious, comfortable, characterful and well-located property with lots of storage and good amenities.”
Very convenient parking, given Ambleside's congested town centre. Shame the piano shown in the photos (a factor in our choice of property) turned out not to be playable. And to note that the neighbours (above) are audible through the floor, but that didn't present a problem during our stay. Would certainly stay there again in future.
- Roger, June 2023Thank you very much for your feedback and please accept our apologies about the piano being purely decorative. So glad that you enjoyed your stay and hope to see you again sometime. Property Owner
Peter “Location, facilities, cleanliness, all excellent.”
For first night nocturnal floorboard noises from upstairs were a distraction, but we got used to it. Only other minor grouse: no clear indication of which bin to dispose of rubbish on departure.

Phil “Absolutely loved our stay at koru, they had thought of everything.”
The apartment was fantastic and we look forward to returning very soon.

Sharon “Good points - location, spacious, comfy bed, amount of soap, loo roll, dishwasher tablets etc.”
Bad points - noisy pipes. The house was split up into several lets and when the heating pipes were on, water was turned on or someone moved about above us (usually at 7am) or spoke, we could hear them. Tap in bathroom wasn't working (it had been previously wrote in the maintenance book) but was speedily mended after we reported it. Also reported the extractor fan not switching off, which wasn't sorted. Used the bathroom at 11pm and the fan was still going and making a noise at 2am.

Alison “A lovely apartment close to town centre and local walks.”
Well equipped warm and comfortable. Information on Wi-Fi code needs up dating and where to put the bins Downside was the log burner which did not give out any discernible heat. The noise from the flat above in the living areas constant sound of creaking floorboards which was ok during the day In the bedroom we had a disturbed nights sleep every night due to creaking noisy floor boards from the flat above at 3am 4 am and 6am and insufficient sound insulation in bathroom above. This would stop us booking this accommodation again. The level of intrusion was high
- Alison, March 2023Thank you for your feedback. Your comments have been noted. Property Owner
Jill “We were last at Koru 5 years ago, we love your cottage and Ambleside.”
The place was spotless, a credit to your housekeeping and it was a lovely touch having some treats when we got there! Koru is perfectly situated with plenty of walks on your doorstep…we didn’t use our car at all! As a treat book Sunday lunch at Rothay Manor - we’d highly recommend it as well as a a visit to Kysty - the food was out of this world! Breakfast/lunch is also a must at the Copper Pot! I’d give Koru a 10/10 - dog friendly, cozy, clean and in the perfect position for plenty of walks and amazing food and drink!
- Jill, February 2023Thank you for your kind feedback. We are so glad to hear that you enjoyed your stay. We hope to welcome you back again. Property Owner
Julie “Great property.”
second year! Very close to centre of Ambleside. Only comment, it would be nice for log pack for the first couple of days. By the time you are able to arrive, difficult to logs, and kindling
- Julie, December 2022Karen “This was the fifth time we have stayed at Koru.”
It's a beautiful apartment and has everything you could ask. Very comfortable and in a great position for everything you need.
- Karen, November 2022Leona “The apartment was beautiful and had everything you needed for a great stay.”
However, the noise levels especially in the bedroom were unacceptable. Noise from the apartment above and noise from the apartment adjacent. I did not have one night of uninterrupted sleep.
- Leona, October 2022John “A wonderful cottage, warm and comfortable, and the most wonderful Bed !”
Beautifully upgraded since our previous visit many years ago. Everything you could possibly need for Self catering. Goodies on arrival much appreciated. The cottage is ideally situated and private parking a real bonus. Being 'oldies' we parked the car and travelled all around by Bus ! Just one minor point, clear instructions are needed for disposal of refuse. Hope to be back next year !!
- John, October 2022Michael “Overall Very nice apartment would book again.”
- Michael, October 2022Peter “Very nice property”
- Peter, September 2022Julie “Loved the location, well equipped kitchen and the bedroom and en-suite were good but the overall cleanliness let this house down.”
The living room soft furnishings are tired and didn’t feel or look clean, there were also cobwebs inside the windows of the kitchen and living room.
- Julie, July 2022Gordon “Fabulous appartment every need catered for Great location A lovely home away ...”
Fabulous appartment every need catered for Great location A lovely home away from home Will be longer stay next time Oh and where did you get matress so comfy
- Gordon, July 2022Edward “Great place to stay and explore the area.”
Easy access to Ambleside amenities.
- Edward, March 2022Peter “Great place to stay, very comfortable and perfect location, will definitely be going back.”
- Peter, February 2022Joanne “The only downside was the bed.”
Being a thin slatted base it didn’t feel like it was suitable for a bigger person. So I spent the week sleeping in the lounge so not to damage the bed
- Joanne, August 2021Thank you for your feedback, we can confirm the bed has now been replaced with a custom hand made bed Property Owner
Peter “We had expected a higher quality cottage for the money paid - it was not worth the £800 +, in fact in our opinion and experience £400 would have been about right.”
The furnishings are tired and general cleanliness not very good. We were not able to use the dishwasher since it was not possible to properly close the door. A retaining bracket is incorrectly fitted and stops the door closing. How was this missed by inspection? Had previous customers had the same problem? Good location for local walks. Kitchen equipment good and plentiful. Overall we were very disappointed with quality and cost. We will not be considering (or recommending) LakeLovers/Sykes cottages for future holidays.
- Peter, July 2021Emma “Proximity, parking, facilities, quietness.”
- Emma, July 2021T “House is in excellent location and facilities within are quite good.”
Big issue for us was noise in the bedroom. Insulation between flats is very poor and we had noisy late night neighbours in our first week which kept us awake. Also, terrible noise when toilets in other flats were flushed or showers were used and water was refilling. Carpets could have been cleaner and vacuum cleaner in house had nozzle with no instruction how to put other head on. Would not be returning to this property because of the noise.
- T, June 2021Melanie “Disappointed that there’s no option to recycle anything.”
- Melanie, May 2021Andrew “Electric vehicle car charging facilities should be available in the property ...”
Electric vehicle car charging facilities should be available in the property search criteria list, and it was disappointing that the property did not provide the ability to recycle waste products
- Andrew, April 2021Mrs Garrett “The location was brilliant!”
A few minutes walk from all the lovely shops, cafes and restaurants made life very easy. We were able to do a lot of good walks/hikes straight from our front door so we only used the car twice in the whole week which was great. The charge point was a real bonus too.
- Mrs Garrett, May 2019B Keating “The apartment was ideal for two people, very comfortable and tastefully furnished.”
The location was within easy reach of the shops and bus stop, we used the bus several times. The weather was beautiful, we thoroughly enjoyed our stay, and the bottle of wine and the biscuits were most welcome.
