To the front of the cottage there are far reaching views across the valley to the eastern fells, with the light and the colours changing with each season.
Situated in the quiet hamlet of Rosgill on the eastern edge of the Lake District, Rose Farm is set amidst rolling countryside with the magnificent Lakeland Fells to the west and the hills of the North Pennines to the east. Twenty minutes' drive from the shores of Ullswater, within easy access of both the central Lake District and the Yorkshire Dales, and offering a myriad of walks from the door, Rose Farm is the ideal spot to relax and escape the hustle and bustle of life, and to soak up the beautiful scenery and take in the beautiful surroundings.
Accommodation in detail
A narrow lane leads through the hamlet of Rosgill to reach Rose Farm and as you turn into the drive the views open up before you. The cottage has been built into the gentle slope of the hillside and located on the ground floor is the welcoming kitchen with farmhouse dining table, and two of the bedrooms, whilst on the second floor, taking advantage of the breath-taking view from its elevated position, is the spacious lounge, and the snug and two further bedrooms.
The front door opens to a spacious hallway where you are greeted with the original slate floors and antique furnishings. The farmhouse kitchen is the real heart of the home with a large family dining table, ideal for every occasion, a traditional Aga, complemented by an electric hob and double oven. The kitchen is well equipped and offers two fridge freezers and a dishwasher. Windows look out onto the garden and the back door provides access to the garden. The kitchen is complemented with a large Boot Room / Utility Room with washing machine and plenty of space for boots, coats and outdoor gear.
Stairs lead from the hall way to the first floor lounge. This spacious room offers views to the hills from a feature floor to ceiling window and access to the garden through the patio doors. Comfortable sofas and armchairs are arranged around the stone fireplace with cosy log burning stove and Smart TV, and are once again complemented by carefully chosen artwork and period furnishings. A small snug offers the ideal retreat for those wanting to escape with a good book or the weekend papers and to enjoy the views to the garden.
Choose from one of four beautiful bedrooms. On the first floor, and in the oldest part of the cottage, the master bedroom is a real treat with revealed oak beams and a beautiful kingsize bed, and this is complemented by an ensuite bathroom with rolltop bath, shower cubicle, basin and WC; the second bedroom on the first floor is an attractive triple aspect kingsize room, and ensuite shower room with shower cubicle, basin and WC. Returning to the ground floor there are two further bedrooms, both with views across the valley; the first is presented with a king size bed and ensuite shower room with basin and WC; the second, a pretty twin room, is complemented by an ensuite bathroom, shower cubicle, basin and WC.
Stepping outside there is a delightful cottage garden that deserves exploration. Small paths meander throughout to quiet spots where benches suggest taking a moment to relax,whilst the large patio is presented with outdoor dining furniture for alfresco meals whatever the weather! To the front of the cottage there is a large gravelled drive with parking for up to four cars, and mature trees frame the views across the valley to the eastern fells.
Location
Rose Farm is situated in the small settlement of Rosegill, a scattering of farms and properties a short drive from the pretty village of Askham, a 20 minutes from the shores of Ullswater from Ullswater.
From the north there is easy access from the M6 motorway and A66, with the cottage only 6 miles from Penrith. Take a trip to the Central Lakes over the stunning Kirkstone Pass which drops down into unique rugged beauty of Ullswater. Although welcoming to visitors and outdoor adventurers, the area remains unspoilt and peaceful and is quieter than the more central lakes.
Ullswater is regarded by many to be the most beautiful of all the lakes in the Lake District. Much of the lake, its shore and surrounding fells are accessible for visitors to explore, where you will find some of the finest walking, cycling and water sports including sailing and kayaking, along with the amenities of the lakeside villages. One of the most glorious walks in the National Park is the Roman road known as High Street that runs along the eastern fells of Ullswater. Hiking can be combined with a trip on the Ullswater Steamer which stops at Pooley Bridge, Howtown, Glenridding and Aira Force. For those who like more challenging walks, the surrounding area has some of the best walking country in the Lakes, including Helvellyn, the third highest peak in England with its precipitous Striding Edge. There are a number of activity centres in the area including water sports tuition and hire, adventure activities and bike hire.
Rose Farm is within easy distance of Aira Force and Gowbarrow, a National Trust property; a beautiful waterfall with woodlands and landscaped glades and stunning views. Historic properties including Lowther Castle and Dalemain House are nearby and the market town of Penrith is a delight for local food specialities.
