    “Whilst Horrockswood Farm is a lovely very spacious building, it has some important drawbacks.”

    If you want to walk from your rental, there is a theoretical footpath on the OS maps but it is completely un-signposted and it is impossible to find without the concern of trespassing and climbing over walls, gates etc. A long walk to reach nice off road paths. You have to use the car to do anything, walk , swim, or shop. The other drawback is that despite a mirror to help visibility, it is very tricky to exit in either direction ( somewhat safer left to Pooley Bridge and turn around at the ...

    If you want to walk from your rental, there is a theoretical footpath on the OS maps but it is completely un-signposted and it is impossible to find without the concern of trespassing and climbing over walls, gates etc. A long walk to reach nice off road paths. You have to use the car to do anything, walk , swim, or shop. The other drawback is that despite a mirror to help visibility, it is very tricky to exit in either direction ( somewhat safer left to Pooley Bridge and turn around at the next left. It is also difficult to enter when coming from the Glenridding direction without pulling out onto the other side of the road. A few close calls, not for the faint hearted. There were two active wasp nests under the front eaves just above the two far bedrooms.We were somewhat disturbed by wasps entering the bedrooms and frequently entering the main living -dining room, necessitating closure of windows and doors during the humid weather we enjoyed. I reported this on the Sunday to the only available contact with Sykes (the web chat) and received a message that I would be contacted as soon as an agent was available. Four days later an agent attempted to contact me but I was on the Lake and missed the call. With hindsight I should have called the mobile of the "housekeeper" sooner. When I messaged her on the Thursday, she responder promptly to say she would get it looked at . The property was very clean and very well equipped. However the dishwasher was still full and the "clean" crockery in the dishwasher and cupboards was not all very clean. The reason for this was the fact that the rotor waterarms and the filter were blocked and desperately needed cleaning. Once done the dishwasher worked fine. Despite the above we enjoyed our stay but if you wish to easily access the fells or the Lake you have to use the car and the A592 off which the Farm sits is narrow and unsafe to walk or run on.

The property

Set close to the northern shores of Ullswater , Horrockwood is a splendid traditional Lakeland farmhouse offering views across the terrace and a wonderful outlook across the valley. This 16th century detached farmhouse, has been developed to offer excellent accommodation where friends and family can relax and socialise in beautiful surroundings. Offering four comfortable bedrooms, one with ensuite shower room, a cosy lounge, a large farmhouse kitchen and a large dining room with sitting area and patio doors opening onto the terrace looking out over the lake and the fells.

Horrock Wood is an ideal Lakeland retreat whatever the time of year.

Accommodation in detail Leaving the road, Horrockwood is approached along a private track to where the farmhouse stands looking out across the fields to Ullswater and the high fells beyond.

As you approach the farmyard the ancient barns are occasionally used by the local farmer.

Passing through the gate and from the parking area a little path leads to the terraced garden and the front door.

Stepping inside, the cosy lounge is furnished with comfortable sofas arranged around the feature fireplace with its welcoming open fire and TV making it the idea place to relax in the evening. The large dining and sitting room sits in the middle of the house.

Beneath the oak beams and in front of the original fireplace the large family dining table plays host to family celebrations or social and relaxing dinners with friends.

The sitting area is arranged to benefit from the beautiful views to Ullswater and across the valley and from here patio doors open directly to the terrace with picnic table.

The well equipped kitchen offers all you could need and is equipped with fridge/freezer, electric cooker with double oven and dishwasher.

To the rear of the farmhouse the boot room/utility area offers plenty of space for boots and outdoor gear and is equipped with a washing machine and tumble drier and accompanied by a shower room and cloakroom WC Climbing the stairs to the first floor a long landing links the four bedrooms, all offering lake views.

Choose from one of two king size bedrooms, one with ensuite shower room with shower cubicle, basin and WC or two pretty twin rooms.

The bedrooms are complemented by a large family bathroom with bath with shower over, basin and WC. There is plenty of parking in the farmyard and to the rear of the farmhouse.

2 well behaved dogs welcome, sorry no cats. Pets must be kept downstairs thank you

About the location

Pooley Bridge 2.5 miles; Glenridding 6.2 miles; Penrith 8.5 miles.

The elevated scattered village of Watermillock runs parallel to the main road alongside Ullswater Lake and is mainly a farming community. Just 2.5 miles away is Pooley Bridge with its array of amenities which sits on the northern shore of the lake in the Lake District National Park. The name Pooley originated due to the forming of a large pool, which was left by the fast flowing River Eamont. Pooley Bridge has many traditional inns and tempting tea rooms, plus the Ullswater Steamers depart from the village, from where a tranquil cruise down the lake to the villages of Glenridding and Howtown can be enjoyed. Glenridding (meaning glen overgrown with bracken) is a small tourist village with a range of local shops, cafes and restaurants. There are numerous walks with breathtaking views nearby, plus a short walk up to Dunmallard Hill reveals fascinating Iron-Age remains, whilst the towns of Penrith and Keswick are within driving distance. Watermillock is an ideal base for a cottage holiday stay in the stunning Lake District.
