The Cottage at Graysondale Farm

Sarah was very friendly and helpful giving us lots of information before we arrived and then took us through all the need to know information about the cottage on arrival.

She was easy to contact, even when we phoned at 7pm, because we had no water due to United Utilities doing water main work and came to wish us a safe journey on our departure. The accommodation was ideal for us and our dog and the woods at the back were heaven for our dog to explore. The local pub did good food, we ate there a couple of times, it was also only a few minutes into Cockermouth. The cottage is in a good location for the western lakes and also the Cumbrian coast. We would happily stay there again.

Great for staying with our dog as has enclosed rear yard which lead out to woodlands. Sarah the owner was a very nice person and very helpful.

We really enjoyed our week at Graysondale farm in this gorgeous quaint cottage, was so peaceful and relaxing, ideally situated to visit surrounding towns and lakes, Sarah was very helpful with anything we needed to know, was a wonderful week staying here.

Very friendly host, happy to help and thoroughly explained everything that was there.

Lovely property, well maintained and very clean with everything in it that we needed. Added bonus of woodland area to explore and things to keep the children happy and entertained. Very welcoming of dogs and children and well set up to accommodate both.

The cottage was lovely (although the stairs are sooo creaky you cannot get up quietly in the night!). We loved having access to the garden and woodland and especially welcomed the use of the BBQ hut. It was brilliant. We tried some new board games. We wished there could have been more normal tea bags and sugar but that would be our only negative. Overall, excellent and so enjoyable.

Absolutely loved my second stay at Graysondale Cottage.

The accommodation is beautiful and spotlessly clean. It’s absolutely perfect for families and dogs. It even has its own fully contained forest area for you and your dog to explore. The hostess Darah does everything to make sure your stay is perfect and is really knowledgeable about the Lake District and shared her knowledge to inform you of the best places to visit. I cannot recommend this place highly enough and will definitely stay again.

Great location, for exploring the lakes and really comfortable and has everything you need. Love the velux windows upstairs that make it light and bright. We love sitting outside with a coffee enjoying the woods. The local pub (dog friendly) does great food. We just love it here. Highly recommended.

We had a fantastic stay in the cottage , with our 2 collies , excellent location for all walks .

We were met by Sarah who was very welcoming & friendly. The cottage was very well equipped, comfortable & warm . The beds were really comfortable & we slept really well . The garden was great for the dogs , very secure . There were plenty maps & information in the cottage regarding walks & lots of games provided . We will definitely return .

Sarah very welcoming on arrival and through out our stay. The clean cosy Cottage had everything we needed. The outside garden and woodland was perfect for us, to be with nature which extended to beautiful views. Most of all my adorable border collies loved every moment running freely into the woodland

We had a great week the cottage is perfect for walkers/ cyclist, it’s not far off Cockermouth and other areas of interest . On arrival we were met with a warm welcome, the garden was great for the Dogs too they loved the wooded areas at the bottom of the garden. Well will be recommending this place to our family and friends as a great place to stay.

Sarah was a wonderful host, so friendly and helpful. The cottage is lovely and cosy, and was very well equipped for us and our 2 young children. The kitchen in particular was well equipped and made cooking there very easy. Sarah also offers a laundry service which we used a couple of times during our stay, a really nice and helpful touch!! The playhouse in the garden was a big winner with our son. The whole outdoor area was really great for young families. We had a lovely time and would 100% recommend a stay here.

We loved the cottage for its peace and quiet, and if you have dogs, there is a private 2 acre wood 15 yards from the back garden, totally enclosed, by pine trees.

The cottage is very easy to reach the main towns in the Lakes and the coast. The host is Sarah, a very helpful person, nothing is too much trouble for her. We picked the wrong week for weather, wind and showers, but loved every minute of it. Thankyou Sarah.

A little slice of paradise nestled in the lake district; i booked Sarah's cottage as a base for my 2 young children and i during our stay in the Lakes but it became so much more for us all.

.. i had so many plans of places we wanted to go but most of them ended up on the back-burner as we enjoyed being at the cottage and exploring the extensive garden space so much... getting to watch my children laugh and play and skip through the woods, use their imaginations to create such magical worlds whilst utilising the playhouse, climbing structure and woodland brought me so much joy; but when we did venture out we found there was so many amazing places nearby to explore for what ever type of adventure your seeking. The cottage its self had everything we needed, it felt homely and safe, the beds were very comfortable, the kitchen well equipped, the living room was the perfect spot to snuggle up and read at the end of the day (or build lego early in the morning) Sarah was a wonderful host who was always on hand for anything we needed, we are already looking forward to returning again soon

A thoroughly lovely little cottage which we (a couple and a cocker spaniel) enjoyed staying at very much indeed.

Small but perfectly formed and fantastically well equipped. We have stayed in many cottages over the years and this had everything required down to foil and clingfilm, enough toilet rolls (lost count of the places we have stayed that haven't) and every kitchen item you could wish for. Sarah was a fantastic host too without being intrusive and all communication and the welcome pack were great. An excellent base for this part of the world.

Sarah is a wonderful lady, very friendly and really easy to get on with ,the cottage was so homely and our stay was brilliant, tiff (the dog) settled in straight away, Sarah told us about different places to visit in the area,that really helped, the cottage was so peaceful and you couldn't have asked for a better place to stay, she explained how everything worked when we arrived and the cottage had everything you needed including wi-fi ,we will be visiting again.

Sadly the weather wasn’t playing ball, but we made the very best of our time. Lovely, comfy, cosy cottage, with a garden and swings and slides for the little ones.. The highlight was the barbecue hut which we used one night, and cooked burgers and pizzas with toasted marshmallows for after..Big hit with the kids! Was a lovely week in a quieter part of the Lake District, but close enough to visit all the tourist hotspots for days out.. Nice to come back to a peaceful cottage at the end of a busy day. Great hosts..

Excellent cottage to stay for a short break, especially as we had dogs with us.

The cottage is warm and comfortable and has the added bonus of an attached wood, again very good for doggies. Everything is provided, modern, and working. Sarah and Rick are a great couple, and are extremely welcoming. Looking forward to returning.

Sarah is an amazing host and nothing is too much trouble. You really feel that she wants you to have a great time, even apologising for the weather, which definitely wasn’t her fault. I would highly recommend a stay at Graysondale. Beautiful cottage, beautiful garden/wood and of course the beautiful Lake District.

This is now our third stay at Graysondale and it never disappoints!

The cottage is comfortable and has everything you need. It is well situated for exploring the beautiful Lakes, close to Buttermere, Loweswater and Crummock. For dog owners the woods at the back of the cottage are ideal - fully enclosed and safe and our cocker spaniel couldn’t wait to get in them every morning! The Old Posting House is a 10 minute walk, dog friendly - great food and great hosts. Sarah is a wonderful host - full of helpful advice and very friendly. We can’t recommend Graysondale highly enough!

We are so glad we chose Graysondale Farm as our first little family holiday as 5 - my husband & I, our 3 year old, 2 month old and our beloved pooch.

The cottage is lovely and cosy, it had everything you could need (kitchen supplies - wash liquid, hand soap etc) Sarah was an outstanding host. So approachable, kind and considerate and made us feel very welcome to the property. We loved the outdoor area and you could easily spend a full day in the woods exploring and playing in the lovely garden with the children. We toasted marshmallows in the bbq hut which my little girl loved. I particularly enjoyed sitting in the back yard with a cuppa listening to the birds and enjoying the peaceful surroundings. Sarah had our baby boys travel cot all set up for our arrival and the optional use of stair gates is really handy for both children and dog. We hope to return again in the future :).

The property is very nice and comfortable. it even has a private 2 acre enclosed woodland and a great barbecue hut. Sarah is a fantastic hostess and nothing was too much trouble for her. The Cottage is nicely situated on the edge of the National Park with easy access to most of Lakeland and the coast. The Cottage is ideal for furry friends with a very large, totally secure area at the back.

Lovely characterful cottage, very dog friendly with enclosed patio straight out the back door and access to a larger area of enclosed woodland.

Treats provided for the dogs, chocolate biscuits and a very welcome chilled bottle of wine for us! We had a lovely short break that went all too quickly.

A wonderful, warm and friendly welcome from the owner, Sarah.

She was accommodating to our needs and even added a lovely, thoughtful and kind extra touch of happy birthday banners and balloon. Not at request but simply because I told her I was visiting on my birthday so that was a nice added gesture. The cottage was quirky, cute and very peaceful. With lovely surroundings of nature. It was clean, very well kept and I can't pick any fault with any of that. The appliances, utensils etc (including BBQ ones) were all clean and easy to use. A minor minor thing to note, which isn't a fault by any means. As it's very much personal preference, was the bed is on the firm side. There was access to movies and netflix (very handy). Books and games too. With lots of information on nearby activities too. Don't delay on booking this hidden gem of a property. It's absolutely wonderful.

Very welcoming and warm. Very quiet with pretty much everything you need. Some great welcoming touches (wine and biscuits) I would definitely recommend putting a cake order in! You won’t regret it!

Fantastic winter stay!

The cottage itself is really well equipped, super clean and warm for when it’s cold outside! The grounds are lovely, we all (2 kids, 2adults and 2dogs) enjoyed the woodland and the kids had lots of fun on the play area. Very dog friendly. There were a couple of bits of the woodland we didn’t get to try this time due to time constraints- the bbq hut and the fire pit but we would definitely like to try those next time we visit! Host Sarah was amazing, really friendly and nothing was too much trouble. Some really nice touches like a bottle of wine chilled and waiting, biscuits and a pint of milk, we also really appreciated the extra blankets around the cottage, we didn’t need them for warmth but they just added an extra touch of coziness after a day out walking. We really liked the area- lots to do locally and within a short drive. Next time we visit the lakes we’ll be looking to book here again! Thanks Sarah!

Very warm, comfortable and cosy cottage - just what we needed for a midwinter break.

Hosts very attentive and the village is quiet, making it easy to walk the dog on the local roads.

The cottage was clean, comfortable, well equipped and warm.

The fenced patio at the back of the cottage and the woods were excellent for the dogs. The host Sarah was amazing and couldn't do enough to help.

This was a lovely cottage and the host was outstanding, it was very dog friendly and the wood behind the cottage was amazing for the dogs, though it was fenced all around there was one point in the far left corner where a determined dog if they wanted to I think could get thru to the adjoining field.

All in all a lovely stay in a beautiful location and wouldn’t hesitate to stay again.

The property was lovely and had everything we needed and was a great location to allow us to explore the local area. I also need to say how amazing it was to step out the back door to the garden where the children could play, which then led into the woods where the children and dogs could run and play. Your forest was delightful and I was amazed to find your forest paths were even regularly swept clear of the fallen leaves and pine needles!

It is extremely comfortable, clean and exceptionally well equipped. The area is delightful in every way, close to good walking country and close as well to excellent local pubs serving great food.

A lovely little cottage, perfect if you have a dog.

The back of the property is enclosed and there is a nice little walk in the woods which is part of the property. It's a lovely walk around Deanscale too! The Cottage at Graysondale Farm is always booked up so it's popular. Therefore, there will be a quick turn around between guests departing and new arrivals. A little more attention is needed for high dusting but that's probably our standards. This is NOT a criticism and overall the cottage is spotless. We miss having a washing machine when we book self catering, however the owner does offer a laundry service and the current charge of £5. We didn't use this service bit it's handy to know it's there!. There is everything you need really to make it feel like home. Sarah the host was so welcoming, genuine, warm and kind. It's about a 10 min drive to Cockermouth which has a few supermarkets so it's good to be able to stock up for the week!. Cockermouth is a great little market town and there are some nice walks along the river. Keswick is about 13 miles away. The A591 route is the main road around The Lakes and probably one of the most stunning in the UK as it leads you to Grasmere, Ambleside, Windermere. It's your gateway to explore everywhere in this stunning place!

!! Had a perfect week away with family here! The garden and woods / bbq hut were loved by our children! Everything you could need was provided. Sarah the owner who lives on site couldn’t be more friendly and helpful - really made us feel settled and at ease staying with young children.

Great location for exploring the north west part of the Lake District, had lovely days out at Muncaster Castle, Buttermere, and Whinlatter. Will definitely be going back.

Sarah was a great host and made us feel very welcome from the minute we met her.

We had our two grandsons Rory and Fraser and our black lab Cole with us and this cottage was perfect for them all. There is a playground and a wood with lots of things to find and dens to build. It was a dream place for them to have adventures. The BBQ hut was amazing and Sarah had left everything we needed to make it a fun occasion. We cannot recommend Graysondale enough. It's perfect for a family holiday. The cottage is a great location to sightsee the Northern Lakes and the picturesque town of Cockermouth is well worth a visit with lots of lovely independent shops.

Absolutely fabulous cottage and we adored using the BBQ hut.

The walks through the fairy-tale woods to the seat at the bottom overlooking the fields of sheep are just magical. Everything clean and perfect and so cosy and quirky. Very private, quiet and very relaxing. Would definitely recommend this property. Had an amazing week here.

We spent a week at The Cottage, our party consisted of 3 adults and 2 dogs.

Due to us having reactive dogs, we were relieved to discover there was a fully fenced small garden where the dogs were free to roam. The woodland was awesome, where the dogs enjoyed sniffing about. The cottage, was small, had everything we needed, it was warm and tranquil. Sarah was very friendly and wasn't even put out when we explained our dogs were reactive. It was ideally placed to visit Keswick, Cockermouth and Whinlatter, which were our main reasons for the visit. We will definitely be back.

Sarah was a lovely and welcoming host and the cottage was absolutely perfect - it was warm and cosy and a perfect place to retreat to after long days spent walking with my dogs. The cottage was extremely dog-friendly and my dogs loved the wooded area at the back of the garden! The cottage was well-equipped with everything that I could have needed and it really felt like a home away from home. I'll definitely be returning for another stay soon - can't recommend it enough!

The owners are really friendly and helpful and provided so much in the cottage which was really appreciated. Outside space was good, the patio space you have is enclosed but not private, the wood area was a real bonus and our dog loved it. Would happily stay here again and would recommend to anyone :)

We had a lovely stay at the cottage between Christmas and New Year.

The owner greeted us on arrival, sharing all check in info with us and made us feel very welcome. The cottage was lovely and cosy and was very clean. It had all the facilities we needed for our stay and we didn’t have to ask the owner for anything, as everything was provided, including a bottle of fizz and chocolates on arrival, which was a nice touch. However, if we did need anything extra, the owners were always on hand next door. The cottage was completely dog friendly with dog treats, towels and other dog essentials provided. Good free wifi too. Our two children (4 and 2) loved the bunk beds and the outside space was fantastic. Swings, climbing frame with slide and an amazing woodland with all sorts of little additions for the children to find on their woodland hunts. Our dog loved running around the woodland too. Location was not too far and easily accessible by car to Keswick and other parts of the Lakes. Nearby Cockermouth has plenty of shops for food etc. We honestly could not fault our stay and would definitely recommend. Thank you to the owners for a lovely stay, we will definitely return

Originally intended to stay with wife, dog and Bro in law.

Last minute illness meant I stayed with a mate. Great location, perfect facilities. Poor phone signal but strong WiFi. Enjoyed local pub. Have already rebooked for next summer as it will be ideal for our dog, who has next to no recall, so she will really enjoy exploring the enclosed woodland. Sarah Jane is a lovely host and I look forward to my wife and dog meeting her next year.

Fabulous cottage, everything you need is at hand and having the little park and woods straight out the back door is fabulous!

The little grill house in the woods was the added bonus. This is the second time we've been and will most certainly not be the last, already planning our next visit, there just wasn't enough time to do everything!

So cosy and warm. Sarah is a lovely lady so helpful. Our 3 dogs loved the wood behind the house. The dog friendly pub is just a short walk away and the food is lovely. The cottage is a short journey to the coast and also close to the lake District. Thank you for the wine and biscuits and the treats for the three dogs was much appreciated. Our second stay at Graysondale, super cottage well positioned for Lake District national park, very good if you have dogs or young children, play area in garden, slide and swings for the children along with a wood.

We had a wonderful week at The Cottage.

It was excellent for us as a family with a dog and crawling daughter! The Cottage had all the things we needed and anything we missed Sarah was able to provide (E.g matches for a disposable BBQ!) It is an old building, which traditional features and quite dark inside due to the small windows. The only negative was we didn't find the bed so comfy. The small enclosed yard, shared grass area and small wood were perfect for Phoebe our dog. She loves to fetch the ball and the grass was perfect for this. It was a quiet location and perfect for a relaxing time. The only noises we heard were the cows from next doors farm. It is situated close to both the coast and the Lakes, with Cockermouth only a short drive awake if we needed any groceries or a coffee and cake in a little cafe! Sarah was a super host; thank you for a great stay!

Great place to stay.

Very clean and well thought out. Really enjoyed the garden and woodlands. Very dog friendly. About 3 miles cross country walk from Cockermouth. We will stay here again

A fantastic cottage, in a good location.

Fully secure small patio garden and then a secure woodland area, which was great for letting the dog have a run around. Accommodation was lovely, everything we needed was provided, including things that we didn't expect, like towels for muddy paws. Sarah was very welcoming on arrival and was on hand for any information and recommendations when needed. We will definitely be looking to book The Cottage again.

The cottage was lovely and had everything we needed for our stay. This is a dog friendly cottage with an enclosed back garden. Within the grounds is an enclosed woodland which was a bonus. The location was excellent within travelling distance to both seaside, lakes and Cockermouth . The local pub is a short walk and serves good food. Would definitely recommend. We really enjoyed our stay.

Sarah was most welcoming and helpful and careful to protect her guests and herself from potential Covid infection. Thank you for the welcome pack, Sarah. For us a wall clock, radio and hairdryer would have been welcome additions to what otherwise is a very well equipped cottage. We would definitely recommend and return.

What a fantastic little gem.

Very comfy and cosy and everything you could need. Lovely right the way through. Beautiful little courtyard at the back a and looked after beautifully. Great little woods which the dog loved. Would 100% come back. one of the best cottages we have stayed in. Plus Sarah was lovely and very accommodating, leaving lots of little things in the cottage for us to enjoy. Wine for us, dog treats for Murphy our dog.

I would highly recommend this cottage to anyone. perfectly clean on arrival with the controls to the central heating etc explained fully A lovely bottle of wine in the fridge waiting along with tea coffee and biscuits for us and the dog which was a bonus. This was our second time at the Cottage at Graysondale and it did not disappoint.

The cottage is very comfortable and has everything you need. Waking up to the sound of birdsong from the woods was wonderful- our dog loved having the woods to run around in. It’s also the perfect location for walking- Buttermere is nearby with a mix of easy and challenging walks and we enjoyed visits to Wordsworth’s birthplace just up the road, and Grasmere not too far away. The location is perfect for dog owners with the woods at the back of the property and just a10 minute walk to a great dog-friendly pub, lovely food and friendly staff. The hosts are lovely- friendly and helpful, full of tips of places to go. In short we can’t recommend this cottage highly enough and hope to visit again.

This was the perfect cottage for us.

Not far from the lakes, quiet and very well equipped. Would also suit family with children, great play area and a wooded area. If you have a dog, as we did this a great place to stay. We will be going back in November A very enjoyable weeks holiday, we thoroughly recommend the cottage at Graysondale farm, and hosts were very pleasant and helpful

This cottage is an absolute gem, off the beaten track so really quiet (& lovely & dark at night) but also close to amenities/ walks/ mountains.

Cottage was immaculate & had everything we could wish for. Sarah is a lovely host, great communication and very friendly and welcoming - lots of lovely goodies on arrival. Perfect for our two dogs too with an enclosed back yard & also woodland at the back. We’ve already booked for next year!

The Cottage was delightful, very comfortable and clean.

The owners have taken great care to provide everything needed for a wonderful stay. Top of my list is good saucepans, I took my own frying pan only to find exactly the same one in the cupboard. The decor is excellent and tastefully done. A lovely welcome pack on arrival. Ideal for anyone with dogs, super secure enclosed courtyard. Brilliant to be able to access the woodland attached to the property. Sarah is a brilliant host, always there when needed.

We had a wonderful week at The Cottage which is perfectly located for Rowrah Kart track and the Lakes.

Sarah was so friendly and helpful and The Cottage had absolutely everything we needed. The welcome pack and the dog pack was a lovely touch. The woods at the back were great to have access to:- the children and the dog thoroughly enjoyed running around. We even managed to have a BBQ thanks to the lovely BBQ cabin nestling in the woods. We will definitely be coming back.

Just back from a week in The Cottage at Graysondale, and I can’t compliment the location, facilities and Rick and Sarah’s hospitality enough.

Through Storm Barra we were warm, comfortable and safe. The Cottage is beautifully decorated, super clean, and very well equipped, and the new shower is amazing! Thank you for having us - we will definitely be back soon!

We came away (2 friends) for a peaceful, time out, relaxing change of scene, in the countryside, within easy distance of beautiful beaches and lakes.

We had a perfect few days and left refreshed and happy. We enjoyed our stay so much that we will be again next year. Thank you to Sarah and to Rick for your hospitality.

Perfect place to stay, clean, comfortable, and relaxing.

The garden was outstanding, we loved using the lawn, play equipment and woods. Suited both our dogs and toddler to enjoy the space to roam. The cottage is small and sweet with character. The bed was comfortable and kitchen fine to cook in. Bathroom finished to a nice modern standard. We couldn’t leave our dogs crated in the cottage which was a shame, as we pushed our older dog on walks more than we would have liked. With plenty of medication he coped well thankfully. I don’t think it should ever be an expectation to be able to leave dogs in a holiday cottage though, so no complaint from us. The location is slightly out of the National park but we enjoyed the stunning drives each day into the heart of the Lakes. It was our first time visiting the Lakes and it was just as stunning as we expected. Buttermere was our favourite loop to walk but we have so many more places to explore yet, so will be back! Thank you Sarah for accommodating us so well

We absolutely loved our stay at Graysondale Cottage.

Perfect for our cocker spaniel with lovely woods for him. Sarah, the owner, was very friendly and helpful with local information and made us feel very welcome. The cottage was very comfortable and had everything we needed (we liked that Sarah had even left a towel for the dog, necessary after a wet walk!) and was well situated for the Lake District. The local pub, The Old Posting House (dog friendly) was also excellent and only a short walk. We ate there 3 times during the week and the food was very good, the menu changed frequently and the landlord was very friendly. Definitely recommend this cottage for a stay in the Lakes and we would be very happy to come back again.

For anyone holidaying with their dogs this is a wonderful place to stay.

You have your an enclosed garden and a wooded area at the back of the cottage for the dogs to explore. The cottage had everything we needed as well as free wi-fi and netflix for the rainy evenings or you could sit in the garden watching the bats. There are plenty of places to visit within a few miles drive and only a few minutes walk to the dog friendly pub. The owners where there for us to say hello and for any problems [we didn't have any]. We had a wonderful weeks stay and would definitely visit again.

The things around the cottage were amazing.

Children's play area . Outside eating areas. Nordic bbq hut which was amazing and we used twice while there. The weather was also kind to us which makes things look so much better. Sarah has Netflix installed which was a bonus and we did use it which meant we didn't need any of the many dvds that were available (less to sanitize

Our stay at Graysondale farm cottage was wonderful.

We visit the lakes a few times a year and have never found anywhere as dog friendly yet. The forest outside the back garden gate was perfect in the evenings to stretch the dogs legs and appeared to be completely closed in. Large enough to let them run free but small enough they won't get lost, as we were using this time to practice training. The cottage was close to many lakes such as crummock, buttermere and derwent water and also not too far from coastal/beach areas such as St bees. On the 1 day of bad weather we had, we made use of the cosy cottage and netflix and it had everything we could need. As most places request you keep your dogs of furniture, the welcome info offers throws if you like to cuddle up to your best friends. Sarah was lovely and met us on arrival and departure. To summarize we have never yet returned to one place due to enjoying different areas, but we have already been planning to return to graysondale farm cottage.

The cottage was great and had everything you could want.

We were welcomed on arrival by Sarah, which was nice and she was literally next door in case of any issues, which I have to say there wasn't. The views from the garden were superb and the garden itself was very spacious for the dogs, with an added bonus of a wooded area next too the garden for the dogs to roam about in. Although there was a farm next door, the surroundings were peaceful and ideal for that break away front all. Suitable for just a getaway, romantic break or break with the kids. The pub down the road, The Old Posting House, 10 - 15 min walk or a 2 min drive, served great food and would def recommend. All in all a great cottage and would definitely go back.

The cottage was lovely.

Our puppy loved the back yard. We left the back door open so he could feel free to go back and forth to his heart's content. On arrival Sarah had left us a little welcome pack and there were little touches to make you feel at home (fresh flowers in the rooms). Although Wi-Fi was available with strong connection, we couldn't get any signal at all. We were relying on our phones and in hindsight should have brought our laptop. I loved the wood behind the cottage. So very peaceful.

We loved the cottage and the woods attached.

The dogs were able to safely run around and was better than any garden i have experienced before. The house had plentiful hot water and the heating was fabulous, which is great, if like us, the weather was not all dry. It didnt stop us getting out and about but so good to be able to return to a warm house. Sarah the owner was fabulous and available to help if required ( we locked ourselves out :-( ) but unobtrusive if not required. It was a perfect size for us and had everything you could possible need - even down to a tick hook - which we didn't need lol. A wonderful experience!

This is our second time staying at the cottage and yet again it was wonderful.

It has everything you need, it is like a home from home, it is in a great location and an amazing place to relax and recharge your batteries. The family and the dog love coming to stay here. The owner, Sarah, is so welcoming and lovely and is always on hand if you need anything. We will definitely be back next year.

Great location just a short drive to Keswick, Loweswater and Buttermere.

Cosy and comfortable cottage, really relaxing. The wood at the back was awesome and our dog loved romping around in it! Despite mixed weather there was plenty to do and sitting outside in the sun was lovely. The owners were so helpful, made us all feel very welcome.

Lovely outdoor space with children in mind, the woods were lovely for the children & dog to explore & have fun in all while sitting in the garden & relaxing as they are in view...perfect! Rick and Sarah are fab hosts and whether you want to experience the Lake District in all its stunning glory or just stop the world and get off the daily treadmill for a few days, its a wonderful place to stay!

A delightful cottage set in a nice village with a pub within walking distance.

Not in the hustle and bustle of the main tourism areas, but not too far away from them either. We had a wonderful stay and would revisit next time we need accommodation in the area.

The cottage is in a beautiful location and is small but perfectly formed.

Sarah met us on arrival and was very friendly and helpful and showed us around the cottage. We loved the little welcome touches - it was my husbands birthday the day we arrived and a 'happy birthday' banner greeted us as well as a bottle of wine and biscuits, and some dog treats from Marte (Sarah's dog) for our two dogs. There were fresh flowers throughout the cottage and we liked that the wifi code was readily available too. The cottage has a selection of books, maps, dvd's and a craft box for rainy days but we had such lovely weather, we spent most of our time outside. We had dinner at the village pub on our first night and it was lovely, just a 5 minute walk away. The woods alongside the property are great and have a few little secrets to reveal, our dogs loved playing in there - we wish we had had time to use the bbq hut too, maybe next time! I think the listing is a little misleading stating the woods cover 2 acres, it's about half that but still a pleasure to stroll through. We enjoyed sitting out at night listening to the birds and star gazing, it was very tranquil. We did a couple of walks in the surrounding area and were so pleased to have visited the expansive and beautiful Allonby beach - as recommended by Sarah - we pretty much had the place to ourselves, and on a Saturday too! The dogs loved it! As a whole, we thoroughly enjoyed our stay at The cottage, the only drawback for me, and this is purely personal preference, is that the mattress on the double bed is very hard. Thank you very much Sarah and we hope to see you again soon.

Brilliant location near Cockermouth and Keswick.

Sarah, is so accommodating and we were made to feel at home. The cottage is lovely. We had access to the forest which is full of playful surprises which meant our girls would prefer to stick around than go exploring the lakes.... our dog loved the freedom to run through the forest. We will return.

This cottage exceeded my expectations which, because of the positive reviews I had read, were high.

It was extremely well-equipped and well-furnished. The heating was excellent. Bathroom towels were plentiful and lovely and fluffy. There were extra thoughtful touches like fresh flowers, tissues, wine, biscuits and treats for my cat. The owner was welcoming and friendly.

The dogs loved the woods, and the Hobbit cottage. The cottage was comfortable and easy to keep clean. It would have been good to have had a small freezer, (no ice for the G&T) Sarah Jane is lovely, very helpful and friendly.

The cottage was in an ideal place for visiting all of the tourist attractions in the Lake District without travelling long distances.

It was superb and we enjoyed our week totally before moving on to our next Sykes Cottage in Dumfries!

Brilliant holiday cottage.

Owners thought of everything to make our stay perfect. The BBQ shed and welcome basket were added bonuses. Went above and beyond to make our stay comfortable and homely and helped out when we had a problem with our dog too. Highly recommended for a perfect location to explore the lakes and a homely cottage with lots of lovely touches.

We were not expecting such freedom of use of the land and this is what makes this property stand out.

Sarah and Rick had all options available to cater for our needs. They accomdated our dog and provided a large cage the days we took the children to places like the zoo. They provided a cot bed, baby chair and bike store, the latter two not being stated but they went the extra mile to make sure our stay was pleasant and meet our needs. They also offered a washing service which come in handy with two young children. We felt like we had the place to ourselves and our Dog and kids made full use of the woods.
