Limhus Cottage

This was our second visit to Limhus Cottage, and it was just as perfect as the first time we stayed there in 2024.

Everything about the Limhus Cottage is lovely, the layout is as comfortable and somehow familiar to our bungalow that we live in. The situation of Limhus Cottage is also perfect for a daily walk into Keswick, and to the boat trip on Derwent Water. The garden is secure for our beloved cockapoo Bonnie, which is vital for any dog owner who stays there, and it is by far our favourite of all of Sykes Cottages.

Having visited Limhus Cottage previously we knew what to expect.

We were not disappointed. From arriving and pulling onto the easily accessible drive to our departure, our time here was very happy. The property was really clean and well maintained. Facilities excellent and for a 1 bedroom cottage, very spacious. The mountain view is exceptional, and the well kept garden, an excellent plus point which we and our dog loved. With such a good property in an excellent location, we cannot recommend it too highly. We certainly hope to return.

Our second holiday here and will hopefully be back.

I have stayed in this cottage several times.

The accommodation, and the location, is perfect. The view from the back garden is wonderful, and it is a pleasure to sit peacefully on the patio. A short walk into Keswick provides all the facilites required. It is a perfect location for walkers and those wanting a more relaxed break.

Third year in a row staying at Limhus Cottage.

Already booked again for next year as the property is very popular Excellent location for exploring the Lakes or just walking into Keswick. View is breathrtaking from the rear of the property. All the facilities you could need. Only advice I could give the owners is to place a dog paw washing facility just outside in order to keep the carpets clean (or put vinyl down the next time the flooring is renewed).

Very comfortable home from home cottage.

Clean and tidy with excellent dog friendly garden. Our third stay here and very happy with the cottage but just a couple of issues. No first aid kit, sure there was one here before. Recycling bins very very full, maybe because no up to date info on waste schedule in cottage. A welcome pint of milk would have been appreciated on arrival after a long drive. Not major issues I know and this is still our favourite Sykes cottage.

A very comfy and clean property, had everything for a really comfy stay.

Ideal for walking into Keswick, walking to Derwent water as well and we are not big walkers but all easily managed.

Our 3rd stay and it still gives that homely feel.

Missed the xmas tree being up this year it gave that extra special feeling last year. Maybe get the tiles in shower regrouted and change the shower door scraper mould issue. But its nothing that would put me off booking again or recommending Limus cottage

Accommodation is perfect in every way and the property is ideally situated, whether you want a short stroll into the town centre or a more energetic walk into the surrounding countryside straight from the door.

Our second stay at this lovely cottage situated on the outskirts of Keswick.

It’s perfect for lots of walks without having to use the car. Our cockapoo (Rudi) enjoyed the enclosed back garden and we enjoyed the wonderful views from there also. The cottage is clean, warm and cosy with all that you need for a relaxing break. Great to have off road parking as well. Already booked for next year.

Only issue was that half a toilet role only on arrival.

It's a lovely spacious cottage and not too far to walk into the centre of Keswick. Wonderful views from patio doors. Hope to return again !

We had a superb week at Limhus Cottage.

From the reviews we hoped it would be good, but it exceeded all our expectations. Exceptionally clean and well equipped, very spacious for a 1 bedroom cottage, spectacular views and our cockapoo loved the garden. Easy to walk into town and to the lake. We would certainly love to return.

GOOD LOCATION AND EVERY WE NEEDED

Excellent location.

Close to centre of Keswick and routes to other areas of the Lakes. Very comfortable with great views out of windows.. Garden a great asset, especially for the dog. All the facilities you need are in place. Second year in a row we have stayed and have already booked next year. Would provide a hose outside of entrance door in order to clean paws as property is carpeted (we have been lucky 2 years running with constant dry weather and sun).

Limhus Cottage is, for us, the best equipped accomodation in the most perfect location.

It suited us in every way - we will be back. P.s. My partner has booked under her name (Caroline clayson) for 18th September 2026. I have just received a £40 discount code for rebooking - please could this be applied to this booking?

The location is quiet and peaceful, but only a short walk to the centre. One word to describe this cottage is perfect.

Very nice cottage, clean, tidy, warm and spacious with an enclosed and safe garden for the dog.

Situated on the outskirts of Keswick. Perfect for a short walk into the town. Safe parking off road. Quite close to a fairly busy ( at times) road but didn’t bother us at all. Lovely view from the back garden. On reading the guest book, other visitors before us seem to have been left a welcome pack including Prosecco/wine and some even biscuits ! Although the pint of milk was welcome a bottle of wine would have been even more welcome especially just before Christmas!! Would definitely book again.

Spotless, warm and comfortable, nicely furnished and equipped, a very comprehensive house information pack.

Location was great and with off street parking which is an essential in a busy town. Prosecco and milk “welcome pack” was a nice touch. Pretty much a perfect home from home and we hope to return.

It is ideally situated for visiting the town centre and for many and varied walks from the door.

Absolutely lovely little cottage on the edge of Keswick meaning we barely used the car all week.

Had everything we could have asked for. The bed was super comfy and huge, the living room setup was great and our dog loved the huge garden (which is shared with the adjoining house next door). We will be back for sure!

We arrived for our stay at Limhus Cottage after a very long and tiring journey, but within 10 minutes or so of arrival, after a good look around, we felt at home, and enjoyed one of the best holidays we have had.

The cottage was exactly as described on your website, it really was the perfect cottage in the perfect location.

Limhus Cottage Review Human beings are so different to each other.

They differ in expectation quality and tolerance but appear to be similar when it comes to ‘value for money’ Reviews therefore are personal and reflect such opinion. My wife and I read a couple of reviews sent to us with access details by Sykes for Limhus cottage which did not paint a good picture of this accommodation which we followed up with them before departing for the holiday. The owners replied with the words ‘everything will be according to your expectation. We were more than pleasantly surprised with what we found. EVERYTHING PERFECT. We only have one suggestion to make. The mattress is past it sell by date too firm and maybe it should be replaced. The wine and milk greatly appreciated There is no doubt this is quality accommodation. Robert Howarth Aug 24

we have been going to Limhus cottage for about fifteen yrs about 20 times.

and in those years we have slept on the same bed, it is now very uncomfortable as are the two red chairs, and the list of items you have to take is enough to fill a small suite case, etc bin liners hand wash ,washing up liquid and the list goes on for the price I would think a bit more comfort would go a long way, you don't expect to pay top prices and to go shopping for household item as soon as you arrive, disappointed in the new owners

Shower hose and head need replacing.

We found bed and sofa/seats very uncomfortable. The bed was too firm for us and bedding was clean but marked. There was also quite a strong smell of dog. This was a shame as it is a lovely property with good outside space and parking. It could have great potential but looked like it was furnished partly from a house clearance sale and partly from Ikea's cheapest range.

We had a great holiday at Limhus Cottage.

It is the best two person holiday property we have stayed in. The living room is very spacious; full of light with several windows giving views of the garden and Skiddaw so even if the weather prevents outside activities,the feeling of being outside can still be enjoyed. The cottage could with a little attention outside of routine cleaning but this concerns minor issues With regards to an earlier review, we found the two armchairs were comfortable enough and that there was also a settee still in place, perhaps the photo should be changed to avoid any confusions

This was our third stay in Limhus Cottage during the past two years.

The location, garden and views offered across to the fells are all top class. However, on this occasion the standard of cleanliness has been extremely disappointing. The main areas of the property that are on show were all okay, but closer inspection reveals that the thoroughness of the cleaning between guest occupancy that should be expected is not being carried out. My major areas of concern were: Shower enclosure - it would appear that this has not been correctly cleaned for some considerable period of time. Black mould and debris are visible around the door frame and seals, the gab handles, and indeed the suppled cleaning blade for drying off the shower walls and screen. The reverse of one of grab handles was completely black with mould. I cleaned this myself as best I could. Additionally, the shower door is no longer water-tight and leaks out onto the bathroom floor. Dust - the bottom half of the bathroom heated towel rail was covered with dust. I cleaned this myself. Other areas that haven’t seen a duster for a while are the flat surface behind the TV, and the tops of skirting boards, especially those in the bedroom and bathroom. Dirt - the bathroom vanity unit shelves were stained, and the wardrobe floor was covered with what appeared to be flakes of dry paint. I cleaned the vanity unit and vacuumed inside the wardrobe. All of this would suggest that either the terms of reference that the property owners have with the current cleaning company needs some revision, or the work is not being performed as contracted and therefore needs to be subject to closer control. Lastly, a suggestion. As the house next door is now also being let, a voile or venetian blind fitted to the bedroom window would offer a degree of privacy, rather than needing to keep the curtains closed. Please view these comments as being constructive and hopefully they can inform the necessary remedial actions that need to be taken, because the property really is a lovely place to stay.

Excellent facilities.

Brilliant location. Keswick centre 5 mins walk and ideally situated for exploring the lakes. Stunning views from the back windows/doors. Had to be careful with the dog due to light coloured carpets. Nice garden and nice people staying next door. Nothing negative can be said.

We have stayed at limbus cottage twice now.

And we have already booked again for next year. However we did feel that the cottage was looking and feeling a bit tired and not overly clean. Also the seating in the front room had changed from a sofa and arm chair to a broken arm chair and 2 very un comfy wooden rocking chair style chairs.

Lovely cottage and the views both front and back were wonderful.

The garden was perfect for pets. I would even live there permanently, given half a chance. The property was just on the edge of Keswick and only 5 or 10 minutes walk into the Centre which was perfect. Plenty of pubs and restaurants within walking distance where everyone was friendly and the food delicious. Also, spoilt for choice of where to go on days out. Would definitely stay again and recommend it.

A lovely convenient place to stay.

Great views from the house, with a comfy chair and foot rest I could enjoy the view with a good book after a long walk. Plenty of walks from the house or there's a bus stop right outside which we used several times as well as the launches. Easy walk into town or to Booths to stock up too

We had a lovely stay here.

The views from the lounge and back garden are some of the best I’ve had staying in and around the Keswick area for many years. The accommodation is cosy and warm and the gas log burner is a lovely touch. We were fortunate to have snow during our stay but had no problem warming up when returning from walks. The only small drawback was the very early 9am check out time which was a shame for our last night’s stay. We were aware so worked around this but the lack of flexibility was disappointing and just a bit of a shame after such a wonderful stay.

Lovely cottage in an ideal position.

Easy walking into Keswick centre, some good walks and pubs with good food within easy reach. The cottage was cosy, comfortable and spotlessly clean. Perfect for the dog too having a good enclosed garden.

The cottage was spotlessly clean, comfortable and nothing had been overlooked, and the Christmas tree was just the finishing touch. The garden was large, safe and secure for our dog. The cottage is an absolute credit to its owners. We loved it so much that we’ve already booked again for next year.

Have stayed in many self-catering properties in Keswick over many years and Limhus Cottage is the best yet.

It is perfect in every possible way.

Just returned from a lovely holiday at Limhus cottage.

The property has a was well equipped kitchen, it was clean, and after a busy day walking the chairs and bed were very comfortable. It was nice there was a secure garden outside for our dog with lots of grass. Plenty of parking outside the cottage. The property is easy walking distance to Keswick town center and Fitz park. There is a lovely river walk through the park which was beautiful.We liked it that much we have already booked to go again.

Lovely place for a couple.

Plenty of space. Comfortable. Great view of the fells from the lounge area. Good to have a parking space although good location to do lots on foot without moving the car. Didn't get to use the patio area due to the weather but good to have it if the sun shines! Only gripe would be is that the 9am checkout is a bit severe - 10am would be better!

Lovely for two and a dog - great location , we didn’t use our car all week .

The owner was quick to respond as soon as we reported a garden chair was broken and it was replaced the same day . We were very happy with everything and would recommend.

We have already stayed 3 times now and have booked again.

This is a lovely property just a few minutes walk from Keswick town centre.

The cottage has everything you need for a perfect stay. Could not fault it at all.

Great location, great facilities, great everything.

Lovely cottage with a massive garden which our Border Collie loved (lots of ball throwing!

). Ideal location 10 min walk to centre of Keswick. Keswick was incredibly busy due to it being August Bank Holiday start of our week so you really need to book places to eat etc. Pheasant Inn round the corner and Chinese take away down the road (both 10 min walk) both excellent food. Recommend old railway track walk to Thelkeld about 4 miles and walk around Derwentwater which is 10+ miles. Excellent Holiday in which we walked nearly 70 miles with our dog!

We had a great time at Limhus cottage.

It was very clean and comfortable and the kitchen was very well equipped. It was very central and only took a few minutes to walk into Keswick. The garden was huge and sunny and our year old Labrador had a great time in it.

Holidaying in the Lakes for many years one of the best we have stayed in due to location and comfort. Great view of hills from the rear and parking a must for Keswick. Would stay again in the future.

Only problem we had was with telephone signal which was highlighted in the Owners notes. Will definitely be returning in the future.

We have been visiting the Lakes by staying in cottages for over 40 years.

This is our first time at Limhus Cottage and we can confidently say it is one of the best properties we have visited for comfort, location, facilities and cleanliness. It is ideal for a couple with large rooms which you cannot appreciate from the on-line pictures. The covered storage area for bikes is so secure and close to the driveway. The garden is splendid with magnificent views of Skiddaw. We cannot wait to return.

Was unsure on approach to the property but once you go through the door what a absolutely fantastic little cottage it's like a little tardis well equipped with all you would need the apples on tree were lovely too and the views exceptional, close to town and close to walking routes too, first time in keswick and would definitely return.

We spent a fantastic week at the Limhus Cottage ,Keswick.

The cottage has everything you need to enjoy a comfortable, relaxed holiday and more. The location is excellent, views of Skiddaw and the surrounding fells, from the patio,and lovely garden. We shall be returning to the cottage in the near future, when the opportunity arises.

Fantastic place and very happy except the bed needs a new mattress

The property was very spacious, well appointed and equipt with everything you would need.

It's location was ideal to explore the countryside both near and further far. Keswick was easily accessible on foot along the roadway or along the river running through parkland. A great holiday.

Really spacious and the kitchen is full of all the equipment you need and usually end up having to bring or buy, true self catering. Blissfully quiet back garden with incredible view of the mountains. Pstio doors mean you can enjoy this from the inside too on wet weather days. 5 mins walk into the town in one direction, 5 mins to walks and rivers in the other. Perfect base, could not have been better.

We have stayed in Keswick many times but this was our first time with our new puppy.

The cottage was spotless, had everything we needed and more. Gorgeous enclosed garden to sit out and great view of Skiddaw. We will be returning ASAP.

Perfect location, great little cottage.

Lots of gorgeous walks on the doorstep. Very convenient to get into Keswick centre. We loved the security of it as we could trust our bikes and SUP were safe in the locked outdoor area. Kitchen facilities were great. Wonderful view from the garden. Dog friendly! We hope to be back.

Ideal location for town centre - definitely recommend

It was a wonderful break, the cottage was exceptionally well looked after with all the facilities that anyone would need.

Having never been self catering for years we took our own tea towels,washing up liquid, tea and coffee, but they were all suplied. A most pleasant surprise was the bottle of wine and nice biscuits. We would definitely recommend Limhus cottage for a holiday

We will be back to Limhus Cottage, it's a really nice property, lots of nice walks from the Bungalow and Keswick Town is just a 10 minute walk.
