Prospect House

We had another great week staying in this lovely house, a real home from home.

Great location and beautiful house.

This is a stunning home, beautifully decorated to a very high standard throughout, spotlessly clean and very well equipped.

The beds were very comfortable and all bedrooms have en-suite bathrooms. The cinema room was great to relax and watch tv together. Plus there is parking for 3 vehicles. The location is great for outdoor activities and also for pubs and restaurants. We had a great time and would definitely return.

Prospect House is a superb property located in the heart of Ambleside giving easy access to the facilities of the town, and also easy access to numerous walks directly from the front door.

The house is finished to a very high standard, is comfortable throughout, well equipped, spotlessly clean and has plenty of space for 8 people. Parking for up to 3 cars in the centre of the town is a real bonus. The cinema room was a real hit with our group!! Looking forward to our next stay at the house.

Our stay at Prospect House was excellent from start to finish.

First impressions were great; our family were thrilled with their rooms and all the house had to offer. The weather was kind so we even managed to have drinks outside on the terrace one evening. We had a question for Lakelovers during our stay which was actioned immediately and subsequent communication with the owner was outstanding. Prospect House is not just a house, it is most definitely a home; the attention to detail is amazing. We couldn’t recommend it highly enough and we’d love to return in the future.

Stunning home, renovated to the highest standard in a fabulous location!

( loved the book showing pre renovation pics) Absolutely everything was catered for and having parking was a huge plus! The treats were the best with the carrot cake given 11/10 by all in our party.. excellent! We will defo return and we loved Ambleside with everything on ur doorstep! ( walks and restaurants) A superb property and holiday!

We had an amazing stay at Prospect House last week!

The non-stop rain only made for a cosier week ... lot's of card games and a few monopoly tantrums. The bedrooms and ensuites were great, cinema room was a huge hit and we loved the window bench in the dining area, great touch. It oozed character and had a lovely warmth to it that was great for an autumnal stay, and a refreshing alternative to the common 'modern' design. Our only note is the light at the bottom of the steps is out which wasn't ideal in the darker nights and perhaps washing powder/ dishwasher tablets would be a great touch to make the facilities more accommodating (even if limited amount as we appreciate these features cost) We will certainly be paying another visit soon, great location and great accommodation

We have stayed in Prospect House a number of times.

It’s beautifully decorated, warm and cosy and great location for easily accessing Ambleside. The facilities are good and include a fantastic cinema room as well as washer/drier. We always appreciate the welcome basket provided.

Fabulous property in a great location.

We have stayed in the Lake District a lot over the years but this house is the best we’ve had. It is beautifully presented and just a lovely comfortable property to feel at home in.

This is the third time we have stayed at Prospect House.

The accommodation is beautiful and really well equipped. Perfect for a multi generational family holiday. The location is great and provides easy access to Ambleside and bus routes to many locations.

This was our second visit to Prospect House and it looks as fresh as our first visit due to the care and maintenance taken.

Furnishings are great and kitchen well equipped. We were fortunate to have some great weather and could take advantage of the fantastic views from the patio! The only tiny thing I would ask for is more hangers in the wardrobes please. We were a party of eight for a week with only 3/4 hangers in each room, but this in no way detracts from this outstanding house.

This is a superbly appointed house with everything a large family can possibly need.

It is luxurious and beautifully decorated and is an absolute pleasure to stay in. It's location within Ambleside is perfect.

Over the last fourteen years my family and I have booked various properties through Lakelovers and I can say unreservedly Prospect House is the finest Cumbrian home yet.

And, that's part of Prospect House's cachet, it feels like a home. Tastefully decorated and elegantly furnished, the owner has created an elevated and contemporary country home which would not look out of place on the pages of a home interiors style magazine. Every detail has been considered, from the Bridgewater themed kitchenware to the Sanderson bedding. Luxurious, stylish and comfortable - we cannot wait to return again in 2026.

The property is immaculate, beautifully appointed whilst remaining very homely.

Prospect house is fabulous.

We all fell in love with the decor and soft furnishings. The property is well stocked with essentials in the kitchen all of very good quality. The beds were comfy and the house was warm. We loved the cinema room to watch tv together. We hope to visit again.

Our second time staying in this fantastic house.

The location is superb - 3 minutes walk into town and so many long walks direct from the house. Having off-street parking is a huge bonus. My favourite holiday house ever. A wonderful week was had by all!

Perfect cottage in every way, only slight personal issue that we would have liked a television in the living room rather than the kitchen, we didn't always want to go downstairs to watch a television programme rather than a film otherwise can't fault in anyway.

I hired the house as a thank you to my family n friends who I invited to stay as my husband passed away 21 months ago and they were such a massive help.

The house had and was everything I could wish for and has been done yo such a high and amazing spec . Even though for a few days we had rain we all still had an amazing time.Thank you so much.

This is our second visit to Prospect House.

It was perfect for our three generations of family, with the grandchildren especially loving the tv room and the myriad of channels. Everything is so comfortable and spacious with enough room for us to spread out. The cleanliness was excellent. It’s only a hundred yards from the town centre but is so quiet and peaceful. We will probably be back for a third visit.

This was our second time at Prospect House and we were not disappointed.

The house is beautiful and in a great location. It is really well equipped with everything you need to cater for your party. The cinema room was a big hit. Will definitely be back.

Absolutely fantastic house, so beautifully presented.

It felt like we were staying in someone’s house, not a holiday home. Best house we’ve stayed in, can’t wait to visit again.

The house was beautifully decorated, well located and very clean.

Also relatively quiet. Our only issue was that the house was chilly, especially on cold mornings. The radiators were cold to the touch and the floors in the entry only became warm occasionally.

All good.

More bins and bigger bins in every room would be a huge improvement. Teenagers consume so much wipes wrappers etc

Excellent accommodation, so comfortable, clean and super location with stunning views, perfect for family get together, very comfortable.

Only suggestion would be to have an additional armchair in sitting room to comfortably seat 8. Thank you

We have stayed in many holiday properties and this is by far the best.

The house is beautifully decorated, very clean and well equipped. The cinema room was a big hit. The location is so convenient we didn’t need to get in our car once. We were very sad to leave and are already planning our return.

Fantastic week at prospect House!

It was a wonderful home from home to celebrate a 70th Birthday along with 3 generations of family. Everything in the house was perfect and the highlights were the cinema room and espresso machine! Fantastic walks; Catbells, Wray Castle, Wansfell Pike and an amazing sunrise at Todd’s Cragg Places to eat; Apple pie cafe (delish breakfasts and freshly baked goods), Luigi’s, Priest Hole (Sunday lunch), Doi Intanon Thai), Tap Yard (nice food/drinks but awful service), many visits to the Golden Rule and lastly but by no means least, Taco Sol for the best burritos, tequila and frozen margs! Thanks so much to Jo for allowing us to stay in this stunning home. She was super helpful and responsive and we would deffo return. (Sorry for the delay in my review but I thought I’d already done it

We had a fantastic week.

The house is absolutely lovely. It had everything anyone requires, and more. The furnishings are top quality, and elegant. The location is perfect, especially if you're not a walker, just a five-ten minute stroll from the town centre. Thank you for the chance to stay in this superb property.

We were on a walking holiday with our adult children and significant others.

We had such a fabulous experience both with the cottage and all it had to offer; location, TV Room, outside patio area, perfect kitchen diner for unwinding at the end of the day with a glass of wine and home cooked food, so much so that we booked it again next year for a week. What a wonderful, considered renovation of the property. Loved every minute.

A wonderful property - a home from home.

This is the best high end holiday property we have ever encountered.

It offers good value for money. The house itself is incredibly interesting with huge amount of features each tastefully thought about. This quality runs throughout inside and outside the house. No expense has been spared or no corner has been cut. The owner is available and eager to help with any minor issues encountered. Location is key with its village centre position. The 3 car parking facility at the front of the house is a massive advantage. I could go on and on…I’ll finish by saying that there is ample daytime space for different groups within the house to “ be away from each other”

Absolutely fabulous cottage and wonderful place to stay.

Little hiccup on the boiler was sorted by Sykes and the owners within minutes of a call, demonstrating quick reaction and a real desire to get it right!

Very nice and comfortable house.

So nice to have en suites for all bedrooms. Very central so that you don’t need the car every day.

Prospect house is perfect!

It is ideally situated within Ambleside and beautifully furnished and decorated throughout with excellent facilities. The kids loved the cinema room and the adults enjoyed sitting on the sunny terrace with a glass or two - we were very lucky with the weather!! We would all throughly recommend a visit and hope to come and stay again soon.

An absolute gem of a property and the best we have ever stayed in.

The house itself is stunning and the idea of the TV room is genius. The location could not be better with easy access to the town and yet also quiet. Superb. We would book again today but the prices have gone crazy and we cannot afford it now. However, I notice that the property is not booked up at all so maybe a price review is due? If so , we will be back,

What an amazing house - its like coming home. We love staying here - can’t wait to come back!

Having lived in Ambleside I know a little about this property and the renovation is stunning.

Absolutely no expense spared on furniture, fixtures and fittings. Great location. Being able to see The Golden Rule pub (the best in the Lakes) is even better! Go, you’ll love it!

Prospect House is in an excellent location, it is beautifully furnished and has everything that you need for a family holiday.

I can't think of anything that I would change!

This was hands down the most fabulous property we have stayed at in The Lakes-and possibly the UK.

It was home from home and better. The décor was extremely stylish and inviting, the facilities endless( inc amazing parking for 4 cars off road) and the kitchen was so well equipped we didn't need half of what we had taken. ..little ideas like torches a real asset and thoughtful. A most wonderful touch was that the property was delightfully decorated for Christmas including a beautiful lit tree...again we didn't need our own decorations we had taken. A real coup was that the owner sent a direct welcome email and offered any help she could at the drop of a hat when we had a couple of queries...most professional and friendly. We hired the loft and the studio too-so feedback applies to all 3! put simply, we cannot wait to return and have recommended this home to so many already!

We loved it .

It’s the nicest, most luxurious and best equipped holiday let we’ve ever stayed in. Every comfort was catered for and more. Only one comment and that would be 8 comfortable seats in the living room for playing games would be nice.

Having been a regular visitor to the Lakes for many years now, I can happily state without any doubt the package that is Prospect House is just about perfect in every sense. Great Location, great accommodation, (so beautifully and tastefully refurbished) it's kitted out with everything and more, spotlessly clean when you arrive, and the best corkscrew you've ever seen! Attention to detail is really what stands out in this house...it's an 11/10 from me!

The house is amazing and the location was perfect for our two families (including teenagers).

We had the best time and truly got to explore the best of what the Lakes District has to offer!

We've been vacationing in the Lakes for over 30 years now and this house is without doubt the best we've ever stayed in.

It's more than just a holiday let, it's the kind of house you'd dream of owning if you were ever to retire to the lakes...it's perfect in every sense and you can see so much thought has gone into its refurbishment, layout and design. The bedding, soft furnishings, towels etc are all of a superior quality, and from a cutlery and utensils perspective there's nothing they haven't thought of...and last but not least there's an abundance of proper large wine glasses! It's an 11/10 if there ever was one and I've already booked another 2 visits. Mark Harrogate

Great for our larger group, booking Prospect House, Loft and Studio all together.

All 6 couples had their own large bedroom with en-suite bathroom. The house itself was very spacious, tastefully decorated with all mod-cons; the cinema room was a hit in wet weather! Lots of cafes, bars and restaurants within a short walk; the fells are on the doorstep too. The terrace was a lovely place to relax with a glass of wine at the end of the day. Three private parking spaces for the house was a definite bonus. We can thoroughly recommend!
