    “I booked Dixons Court a year ago on 17 January as a venue large enough and comfortable enough for my family who would be travelling from America to spend Christmas with me.”

    For £3.5k I had quite high expectations but they were not matched by the reality. Firstly the property was extremely cold on arrival. The thermostat when we finally located it was set to 17' and throughout the week continually reverted to that figure. Its positioning, just above the radiator in the dining room, meant it switched off whenever that radiator heated up leaving the rest of the house cold. We learned that we had to keep that radiator turned off. The top bedroom didn't heat up at ...

We learned that we had to keep that radiator turned off. The top bedroom didn't heat up at all. After a couple of days of our guests being cold up there I managed to bleed the two radiators. That seems to me like simple maintenance that should be done by the owners. On Christmas Day we woke to no heat and no hot water. I again contacted Sykes but again got no response. Eventually one of our party with an engineering background worked out that it was because there was not enough pressure in the system and managed to get it working. None of us were impressed - not how we expected to spend Christmas morning! More minor concerns - the stove drove us all mad! By the end of the week I had learned how to use it reasonably well but it is not suitable for use by many different non-expert users. Generally the kitchen was inadequately equipped for a party of 11. We managed to produce all our meals only because we had brought a lot of our own equipment. There is no WC on the 2nd floor and just two WCs on the 1st floor serving 10 people. We would have grumbled about this even if they had both worked but the one in the bathroom continually got blocked. The presence of a plunger indicates that it is a recurring problem. Why has it not been sorted? I spent much of my Christmas week unblocking a toilet! I could go on. We put our most senior couple in the top room because of the en-suite facility _- but they couldn't use the bath and the bed was too low and they cracked their heads on the beams, .... and all the stairs. So to sum up. The price indicated comfort and luxury that was not present. The written description is inadequate. The managing agents were worse than useless- no response to phone calls or messages.

We sincerely apologise for the issues you encountered during your Christmas stay, which clearly fell below the standards we strive to maintain. We understand your disappointment with the heating and hot water issues. We have implemented a new maintenance plan with regular checks on the boiler and radiators, including topping up as needed. We are also investigating the thermostat issue and have removed it from its fixed position to allow for better temperature control. Regarding the kitchen, detailed instructions for using the stove are included in the guest information booklet, available both in print and digitally via a QR code. We have provided extra large pans for catering for larger groups but will review the kitchen equipment on 13th January to better understand what might be missing and supplement accordingly. We are aware of the issue with the bathroom toilet and have scheduled a thorough investigation and repair to prevent future blockages. We appreciate your feedback regarding the attic room. We have included specific warnings about low beams and restricted access in both the property description and within the property itself. We have updated the property description warning this property is not suitable for guests with mobility issues. We understand that the cost of your stay during the Christmas period was significantly higher than our standard rates. While we believe Dixons Court, which is rated 4 stars, offers excellent value for money given its size, location, and high-quality features, we acknowledge that the issues you experienced significantly impacted your enjoyment. We apologise on behalf of Sykes for the lack of response from the call centre on Christmas Day. The local on-call maintenance team have no record of your call on that day. If you left a voicemail and pressed #, they said they would have received it. Thankfully you managed to top the boiler up, but agree this is unacceptable and could have been avoided. The property

This magnificent three-story apartment, Dixon Court, is located in the centre of Ambleside amid the breath-taking surroundings of the Lake District National Park.

Dixon Court welcomes twelve guests and their two four-legged companions to enjoy a fun-filled getaway in this beautiful area of Cumbria.

It has an open-plan living area that is perfect for entertaining and spending quality time with loved ones, a wood-burning stove, and parking in the car park next door.

From the courtyard, ascend to the first-floor terrace entrance area.

Cross the threshold to the first floor, where you'll find an ample cloaks area with three magnificent bedrooms, including two king-size rooms and a family room with twin singles and a bunk bed.

This area also includes the main bathroom and another WC where you can get ready for the day in style or freshen up before going to the local bar.

And after a day of exploring what better way is there to unwind and relax than in the sauna room.

When you ascend the stairs to the second floor, you’ll find a beautifully decorated open-plan sitting area with a Smart TV and a roaring woodburning stove, along with a well-equipped kitchen with a breakfast bar where you can create and serve delicious dishes. From the open plan kitchen and living area, you’ll find a homely alpine dining area and ski-styled snug with ample seating.

From the dining area step out onto the west fasting balcony where you sit and relax whilst taking in the breath-taking views of Loughrigg as the sunsets.

This floor is complete with a double bedroom with a vanity basin, a Juliet balcony, and a shower room, a tranquil place to lose yourself in a book or get some rest. As you climb the stairs to the third floor, you'll find a gorgeous attic king-size bedroom with an ensuite bathroom, a living area with a sofa, and a kitchenette area with coffee/tea-making facilities, so you have everything you need in one location.

If you can drag yourself away from this magnificent house, start your day with a family-friendly activity at White Platts Miniature Golf or Ambleside climbing wall (just next door) before exploring the centre of Ambleside, where there are a plethora of shops, eateries, cafes, and pubs suitable for a filling lunch or tasty treat.

Discover Stock Ghyll Force waterfall's breath-taking scenery just outside your door, or travel to The Bridge House, a peculiar building from the 17th century that looks out over the River Rothay.

The town is a fantastic base to explore the eastern fells in the Lake District, many walks start from Ambleside, short, long, high and low, which means that it is a fantastic option to base yourself in the Lakes.

If you’re planning a muddy hike with your four-legged friend, why not book into the ground floor dog grooming parlour for a Shampooch.

You can try your hand at a variety of water sports, including paddleboarding and kayaking, at the renowned Lake Windermere, which is only a short drive away.

If you'd rather explore history and literature, visit Wray Castle or relive your childhood at The World of Beatrix Potter Attraction.

Why not book into one of Ambleside’s Michelin guide restaurants many of which are a short walk from the property.

You'll never run out of things to do and see in this area because Orrest Head Viewpoint, Rydal Mount and Gardens, and Wordsworth Grasmere are all within easy driving distance.

Lying at the northern tip of Lake Windermere, England’s largest lake, Ambleside makes a superb base for touring the central Lakes, with Grasmere and the Langdale Valley just a short drive away. There is plenty to do here - cruises, boat trips and watersports on Lake Windermere itself and numerous shops, restaurants and pubs in the village to suit all tastes. On the lakeside at Waterhead, the parkland offers lovely views down the lake and a short stretch of beach, whilst a walk in the other direction, following Stock Ghyll through woodland, will bring you to the entrancing waterfall of Stock Ghyll Force. Along with the Lake and the great walking on offer, Ambleside is also famous for its annual rushbearing ceremony and the diminutive 17th century “Bridge House” - one of the most photographed buildings in the Lake District and now the National Trust Information Centre.
