“As a group of friends we had an amazing stay at Sandown.”

The house was lovely and clean and had everything we needed. Location was important to us and this house didn’t disappoint! It’s perfectly situated within easy walking distance of both Bowness and Windermere with so many shops, restaurants and pubs to choose from. Comms with Georgie were great and she provided lots of info to make the most of our hols. We would definitely recommend booking Sandown when visiting the Lakes.

“Property was very comfortable.”

Good parking and excellent position for walking, travelling, and using public transport. Our only possible negative was that the shower cubicles are a bit small for some of our party. However, we had a good holiday and we would book again if staying in Bowness.

“The property suffers from serious damp especially on the ground floor bedrooms which affects clothing which smell must after afew days and not helped by the heating thermostat being on the first floor so the heating shuts down when the round floor is till below the target set.”

The towel rails in the bathrooms are on the central heating system so the towels don't really dry - the rail in the right hand back bedroom also needs attention as it has a lot of air in it. The sinks in the two right hand bedrooms and the kitchen drain very slowly. The oven pan and the BBQ grill were very dirty. Water pressure in the showers is very poor even when only one shower is being used.. The settees in the lounge have seen better days. The fire extinguisher bracket in the kitchen is loose and the CO2 extinguisher is quite well hidden in the Utilty Room. It should also be noted that there is only one means of escape - the front door.

We welcome constructive feedback. However, when comments relate to regulatory compliance, we expect the relevant regulations to be checked for accuracy. This was frustratingly not the case, as if you had checked you would be aware the property is fully compliant with all letting regulations. All required certificates are displayed in the house and submitted annually to Sykes. A review of these or contact with Sykes would have clarified this had there been a genuine concern. Regarding the issues raised on your first evening: You reported the refuse bin was not fully emptied and that the BBQ contained ash, although you stated you would not be using it. We attended the following day to address both points. Bin collection dates were stated in the House Manual & the bin would have been emptied during your stay. You mentioned low shower pressure; although this had not been raised previously, we offered to arrange a plumber, which you declined, and no further concerns have been reported. You did not mention any radiator issues but these were noted by the next guests and resolved the same day. For accuracy, we do not keep any extinguishers in the kitchen, and the property does not suffer from any damp. Your comment appears to relate to temperature preferences. The house uses a HIVE,system which is pre-set to 20°C, with clear instructions for adjustment in the House Manual. Had we been informed you needed assistance, we would have been happy to help. We take pride in furnishing the property to a good standard, including sofas by David Payne and a Habitat chaise, but we appreciate that individual preferences vary and are sorry these did not meet yours. We are pleased that most guests rate their stays highly—both the guests immediately before and after your visit left 5-star reviews. We are sorry that your experience did not reflect the same level of satisfaction, but of course you are entitled to your opinion. We wish you all the best for your future holidays Property Owner

“Christmas at Sandown was amazing.”

Spacious enough for 6 adults, a two year old and our Yorkshire terrier! The bedrooms were lovely and all extremely comfortable. Georgia had decorated the living room for Christmas and it was brilliant that there were 2 fridges! It is perfectly situated to walk into beautiful Bowness and Windermere. The whole week was absolutely magical and I would recommend a stay at Sandown to anyone!

“This is indeed a delightful and well located property which was ideal for me, my wife and family (4).”

Facilities within 'Sandown' are geared for families and all six of us had plenty of private space when required. Restaurants and cafes are all within walking distance which made our choice of 'going out' a pleasure. The help and communication offered by the owner was of the highest standard. Everything was in place for our arrival and any questions we had during our stay were answered promptly. We all had a wonderful stay and would recommend this property in Bowness-on-Windermere to anyone visiting the Lakes.

“We enjoyed a lovely week at Sandown, the property was very clean, comfortable and had everything we needed.”

Great location, very short walk down the hill into Bowness or a short walk up the hill to Windemere, There is a bus stop right outside of the house which was ideal for hopping onto the open top buses ! Lots of space for parking at the property , we had three cars with us as we were a party of seven adults and a dog. There is a small park across the road which was perfect to walk the dog first thing in the morning and last thing at night. The welcome goodies were very much appreciated !!

“Lovely spacious, cosy house which was in an ideal location.”

Kitchen well equipped with crockery, pans etc. Bedrooms had comfortable bed with good quality bedding and en-suite was added bonus for own privacy. “Great property plenty of room for 6 adults 1 baby and a dog.”

All the facilities and equipment that we needed were there. It is an ideal location and the private parking is a great bonus, we did not use our cars all week. “Super holiday in ideally located property with adequate accommodation for three couples and a teenager.”

First floor “L” shaped lounge/dining room provided a great space to eat and to chill out. Yes the en-suite shower rooms are compact but they a perfectly functional and there was plenty of hot water. Georgie’s communication by email and text was excellent and in our case even whilst she was travelling on her own holiday. Also thank you to Georgie for a lovely welcome pack.

“Sandown was the perfect holiday home for our 2 families.”

The house was exactly as described and the photos did not embellish it at all. The bedrooms were not huge but were big enough and with each room having it's own bathroom, it was ideal. The amount and quality of the public/shared space upstairs was more than enough for the 7 of us. The best part of the stay was the communication from Georgie which made us feel very confident that we had chosen the right place. Even though there were no problems, we were made to feel that if there was, she would have sorted it out for us. We would definitely stay here again.

“We have just returned from a superb holiday staying at Sandown.”

Brought back many happy memories of when I stayed here on numerous occasions when it was a b and b and belonged to the owner”s lovely late parents. The property is spacious, so ideally positioned that my parents who do have slight mobility issues could quite easily walk down to the lake and then they would get the bus back which stops directly outside the house. There were six of us and our dog and we found the house was ideal for us as a family. The owner is so lovely and we were made to feel very welcome with a lovely welcome gift and contact that if there was anything wrong we could contact her. Sandown and Kempton next door really are the perfect holiday cottages with parking directly outside and so handy for both bowness and Windermere. We loved the “upside down” accommodation as it was very warm but with the bedrooms being downstairs it kept them cool making it so ideal to sleep in. The living accommodation is spacious and serves well. We will most definitely be back to stay here. Thank you for a truly immense holiday.

“Conveniently situated for access to Windermere, shops, buses and restaurants.”

Plenty of parking space. Lounge and dining area were spacious. On the downside there wasn't any pavement outside the property so you were straight out onto the road when walking. Not able to enjoy the outside space due to traffic noise. Accommodation did not reach expected standard of cleanliness, Placemats not clean, grill pan and oven very greasy and dirty, all showers in en suites very small and had black mould in them. The light switch on the wall of the single bedroom did not work and we had to change a blown bulb in the lamp. Kitchen equipment could do with updating.

The house is located off the main road, which is advised in the website description and the pavement on the other side of the road goes all the way into the village. We take great pride in our high cleanliness rating, personally cleaning ourselves, so we are disappointed you did not mention anything as we would have been happy to resolve any issues for you. You did however, contact us about the bulb, not about a broken light and we replied straight advising where the bulbs were kept and offered to come and do this for you, but as we did not hear back from you, we assumed you had managed this OK. We do hope however, despite these few things, that you had a lovely week in The Lakes. Property Owner

“We had a fabulous holiday in Sandown.”

There were 4 adults and 2 children and we all felt we had plenty of space. The house is well resourced and very comfortable. The house is in an excellent location: you can be in the heart of Bowness in minutes and Windermere is only 20mins walk away. There is a bus stop just outside which is great for accessing the nearby towns in an open top bus! Georgie is a very thoughtful host and communication with her was excellent.

“A very clean and spacious 4 bedroom house situated on the main road into Bowness, only 5 minutes walk to the local amenities.”

Ideally suited to families/couples and having parking space for 4 cars is a bonus. Would have no hesitation in recommending this property. Only 1 minor comment, there was no baby gate at the top of the stairs and we had our 2 year old granddaughter there so we had to be careful but I am sure if we had asked the owners (who were excellent), a gate would have been provided.

“A lovely comfortable spacious house in a great location for our family (2 adults, 3 teens and our dog).”

It's in a great location for exploring Lake Windermere with lots of lovely pubs, restaurants and shops within a 5 minute walk. The kitchen has everything you need, the utility was very handy and the open plan living/dining area worked well for us. The bedrooms are comfortable and it was great having four ensuite shower rooms with the teenagers. Overall a great holiday at Sandown.

“Our stay at Sandown was amazing.”

There were 7 of us. My husband, myself and our daughter (11yrs). Both our sons and their partners. The bedroom set up was ideal, as we could all have our own ensuites. There was a very large lounge/diner upstairs where we could all relax together. Also a kitchen and laundry room with extra toilet. The house couldn't have been in a better location. Just a few minutes walk from centre of Bowness and the lake. With plenty to do close by. Altho we took some essentials with us, it wouldn't have been a problem if we had forgotten, because the owners had thought of absolutely everything. The accomodation was very clean and comfortable. Plenty of parking on drive( we had 2 cars but easily room for a couple more ) We arrived an hour before checkin time. We had already been told we could park up early allowing us to go into Bowness, however when we arrived,the owner Georgie, was just finishing up, so gave us the keys a bit early. She was very helpful and friendly. We paid a security bond ( quite understandable) which was returned to us as soon as we had left. We nearly always stay self catering and have stayed in some lovely places over the years. I can definately say that Sandown is up there in our top couple of places. We all had an amazing holiday and I would recommend Sandown to anyone. I hope we get to stay there again very soon.

“We enjoyed a very comfortable stay in Sandown.”

The property was very well presented and clean on arrival with everything we needed. It has ample living space for for our family holiday (6 adults, 1 child and 1 dog). The bedrooms were reasonable size, although the bathrooms were on the small size. Sandown is well located with easy access down to the lake, shops and lovely walks in the local area. Car parking was a great bonus so close to the town centre. The owners were welcoming and allowed us to us the car park as soon as we arrived which was early. And also early access once the property was ready. We would consider returning again in the future.

“Great location between Windermere and Bowness, albeit there is noticeable traffic noise given the proximity to the road itself, very good parking, however, if you have a dog please note that there is no "enclosed" garden area to let your dog out of the house unattended, there is a small park/grass area over the road where you can walk them in the evening.”

En-suite to each bedroom, however, they are extremely small and challenging for any one with mobility issues with all but one bedroom having the wash basin in the room itself which is an indication of the size of the en-suite.

Sykes do mention in our summary that our garden is not enclosed but like yourselves most guests with dogs use the park straight across the road if they wish to let their dogs off the lead. Only 2 of the 4 bathrooms in the house are smaller, images of some of them are shown on the property page but they are modern, clean and have a standard size shower, washbasin and toilet, so we hope that having all the bedrooms en-suite is a positive aspect about the house. We are sorry if you found them an issue as we were unaware that any of your party had mobility issues as the house is not advertised as suitable for reduced mobility or disabled access. But we hope that you had an enjoyable week exploring The Lakes and all it had to offer. Property Owner

“The house is in an idyllic spot and is well equipped.”

However, the description states ample parking and small patio area but did not mention that there is no enclosed outdoor space. We found this extremely challenging with a dog even though the house is very dog friendly. It was not relaxing plodding over to the park at 7am in my pyjamas nor at 10pm and we were fortunate that we had good weather. I would recommend this house to anyone staying without a dog, but I would suggest that dog owners think twice.

“A very comfortable stay, with all equipment we could need.”

The bathrooms are a little small, but once we got used to them we were fine. We had a slight problem with one of the beds, but we contacted the owner and they came to sort it out with half an hour. Would highly recommend and would like to stay again in the future.

The dining room and lounge were spacious and plenty of room for 6 people in the house. Everything we needed (and lots more) in the utility room and kitchen. We much appreciated having all bedrooms en suite. I would definitely recommend Sansdown.

Parking for 3 cars with plenty of room. House immaculately clean, warm and welcoming. The kitchen lacked nothing at all and we loved the open plan dining/living area. Bedrooms all very comfortable and a good size. Bonus that all were en suite - small yet perfectly functional and super clean. We would not hesitate to recommend this property and hope to return in the not too distant future.

“Sandown is a great holiday home.”

It has 4 decent size bedrooms with the beds being comfortable. It has everything and a bit more that you need. There was 6 adults in our party and still plenty of room the dining room and lounge are a very decent size with plenty of room for you all. There are plenty of pubs and restaurants near by, there is one just across the road and the Westmorland just down the road on the right hand side which in our opinion is the best, do try there topside and veg pie you won’t be disappointed. To get to the rest and the town it is down hill, but a great place. We would definitely stay here again if we come up that way also if you are taking a dog like we did, you can take it in all eating places and pubs and taxis will also take them. Great holiday place.

“Sandown is a lovely holiday home to stay in.”

It was plenty big enough for family of 7, with shower and toilet in every room, we were never in each others way. The living and dining room area is very spacious, we enjoyed the selection of board games and books the owners provided. The kitchen had plenty of crockery and cooking utensils to serve up family dinners (on the nights we stayed in). Sandown is within walking distance to Bowness, which we enjoyed exploring, many other attractions are within short driving distance too. We would definitely book Sandown again when we visit the Lake next time.

4 bedrooms with great en suite facilities It was warm, roomy and most importantly - clean. Lots of storage space and the kitchen had all we needed. Georgeene (owner) couldnt have been more helpful. Very pleasant. Its close to Bowness (3 min walk) and Windermere (10 min walk). Tips: Opposite is a great little family run bar and restaurant, I recommend you go see Graham, he will look after you. If you fancy a woodland walk to Bowness instead of the main road, there's a little (great for the dog) walk up by the school and through the woods. I would definitely recommend this property, its close to everything you want from the Lakes. I hope to book it again next year. x

“Although the upper floor was spacious we all thought the shower in particular and the toilet area in two of the bedrooms were very, very small.”

One had very bad mould in the shower. I would have used the vacuum cleaner there had it not thrown out more dust than it picked up. Maybe it's time for a repaint. On a positive side having hot water and heating readily there was good. ----------------------- OWNERS REPLY We appreciate guests leaving feedback but on this occasion we would like to clarify the comment saying there was mold in one of the showers. Should the guests have looked in the house manual there is a maintenance note in the front of the book explaining that unfortunately some previous guests had spilt some permanent black hair dye in one of the showers and unfortunately this has stained the shower tray in addition to the trim so the whole thing will need replacing. As this is not a job that we are able to do within the short change over time we have on a Friday and we are fully booked for the year, it is a maintenance issue we will sort out when we close down for the winter. It is however, quite obvious that this is not mold but a bad stain as the bathrooms were fully refurbished in February of this year.

“This was the first time we had used Sykes Cottages.”

The house looked a bit shabby on the outside but inside it was well equipped and the living space was very pleasant and open. It suited the needs of our three generations family very well, being near the town of Bowness but with four en suite bedrooms and parking for all three cars. There was a power cut one evening and we appreciated the fact that the owner sent us a text to tell us what time the power was due to be be put back on and offering to bring us some candles. We would be very happy to use this accommodation again.

The house provide the best base for this, the accommodation met our needs, and provided all parties with en-suite facilities, which when there are 3 generations in the party makes life far easier. The house is situated perfectly for walkers and holiday makers alike. Perfect access by foot, bus and car.

“We booked Sandown for a family birthday weekend.”

The facilities were more than I expected for a self catering cottage with touches like tea, coffee, sugar supplied. There is ample space for seven people in the cottage and each room has an ensuite (compact but fine). Just one of the couples thought the mattress could do with replacing on their bed. Otherwise we were happy with what we got for the price. The location is perfect for strolling into Bowness to eat, drink and explore. I think we would return to both Sandown and Bowness in future.
