“Comfortable spacious holiday accommodation, and extraordinarily beautiful setting and views overlooking Langdale.”

Excellent facilities throughout. The only thing I can suggest to help future occupants is to make the entrance to the drive more easy to spot as you drive towards it, particularly at night (rain and oncoming car lights obscure present arrangement which are easy to miss and drive by) Garden fencing seems adequate to stop dogs making their way into neighbouring land though i suggest that the top corner beyond the wooded area needs strengthening to prevent dogs making their way towards the ...

“The owner of Rawfell is to be congratulated for providing such a well equipped and comfortable property.”

Our family of eight (three generations) had everything we needed - very well equipped kitchen, spacious dining area, comfortable leisure areas, three modern bathrooms and four spacious comfortable bedrooms. We were fortunate with the weather and so also able to enjoy the garden areas. We were also there for the fell walking, scrambling, climbing and biking facilities which were all on the doorstep. The one very wet day was compensated by the facilities provided at the Langdale Leisure Centre for which three free passes are provided with the accommodation. Thank you to the owners and to Lakelovers.

“Lovely spaceous cottage with a large hillside garden.”

Would definitely recommend to others for a stay and happily stay again. Kids loved running around playing hide & seek and playing pool on the rainy days. It's possible to do some walking lops right from the house if you don't mind a little on-road walking first. We also loved the added tough of langdale passes for using the pool, sauna and softplay there. May 2024 the facitities were getting towards the end of refurbishment so by the summer season they'll be in great shape there. Couple of minor gripes were the lack of handsoap in bathrooms which have previously beeen provided at most cottages (there are three bathrooms and a kitchen sink, we didn't think to buy 4 handsoaps before arrival!). The front bedroom was also a little damp, so could do with another heater or dehumidifier to resolve this.

“Rawfell beautiful as always.”

Comfortable and relaxing. Fantastic walks from the door and lots if valuable memories made. Unfortunately we had an infestation of ticks which we found attached to one of our party after enjoying the beautiful garden. The Langdale spa wasn't completed as we were led to believe which was disappointing.

“A really lovely house in a wonderful location made for a very enjoyable holiday.”

There were a few things that seemed slightly amiss - none enough to spoil the holiday, but which could easily be improved upon. The aga is wonderful, but like many people we are not used to one and therefore were left wondering what temperature setting to put it on, and when. We could find no instructions apart from a simple diagram which didn't mention these things. We were very surprised there was no hand soap in the house on arrival, which meant we spent the first 24 hours washing our hands with washing up liquid. There are three bathrooms in the house, plus the kitchen sink. Are guests really expected to pack four bars of soap? The loo paper supply felt stingy - just one per toilet. More would have been appreciated. Instructions about when to put the bins out could have been more prominent. Your reminder email about our departure from the house would have been more useful if it had contained specific information about the house, as your arrival email managed to do. There appeared to be mixed messages about where to put the key on departure. The key safe seems sensible, but there was something about posting it back through the door.

“Nice property - spacious.”

Aga was welcome and wood burner. Pool Table was a nice addition. Lovely new bathrooms. Some pillows were a bit lumpy. Garden needs some attention and was a bit run down in places eg garden shed/ summer house could be renovated. Not all light bulbs in table lamps/bedside lamps were working and there’s a problem with a stuck open window latch in the largest bedroom. It’s a shame there’s no recycling offered. Slight smell of damp in downstairs bedroom. Overall a really nice holiday experience although, as the price is high, it would be good to have these few suggestions fixed. We would definitely come again.

It was very comfortable and well equipped with great bedrooms and a lovely garden which was so peaceful with just the sound of birds and spectacular views of Langdale. An excellent location for starting walks. The pool table was an added bonus and we spent a nice rainy day at the spa using our free passes. We’ll definitely return here in the future.

What a superb house in a glorious location! The kitchen/diner is a wonderful sociable space, the bedrooms tastefully furnished, the bathroom facilities modern and like all the rooms, spotless. The pool table provided lots of joyful interaction in the evenings, and we loved being able to take our little grandson to the Langdale Spa on very wet days. As far as holiday properties go, Rawfell is one of the best we have ever stayed in! Thank you for ticking all the boxes for us and leaving big smiles on faces at the end of the week.

“Rawfell is a great property for families.”

The house was spotlessly clean when we arrived. The Aga in the kitchen is a great addition, keeping the whole house warm. All the bedrooms are a good size and very comfortable. The addition of three modern bathrooms with walk in showers are perfect after a long day walking. The use of the Langdale spa was another great feature. We have stayed in lots of properties in the Lake District and Rawfell was our best so far.

Great Langdake is one of our favourite parts of the Lakes, we will definitely be back. Shame about the weather but it didn’t dampen our spirits! We got out (and wet!) every day. PS. The pool table and copious amounts of games were great too xx

“We had a very enjoyable family reunion in this well equipped and comfortable holiday home.”

The position is perfect, nestled in a beautiful valley with plenty of walks on the doorstep. The bedrooms were comfortable and the three shower rooms were perfect for our needs. The Aga created a lovely warm environment to return to after a day on the fells and the pool table provided much amusement and competition. All in all we had a wonderful holiday (despite the weather) and hope to return again next year.

“The cottage is beautiful.”

The house wasn’t as clean as we expected however the view and the location compensated for this. Having said this I can’t say that the house was dirty; we noticed a few cob webs, there was dog food on the floor and the upstairs bathroom had hair and a few other bits. The facilities are great, had what we needed for a nice break.

“Having endured the wettest weather since we have been going up to the Lakes last week, we needed all the facilities this property could offer.”

Made good use of the Langdales passes for the pool & spa. We had stayed in Rawfell 15+ years ago, and not much had changed. Some funishings maybe now need an update and better soft lighting etc. House was lovely and warm with the Aga always pumping the heat out. There were one or two cobwebs around which maybe down to not having previous occupancy possibly. Nevertheless, always lovely to be in the Lakes but maybe next year will be drier!!

The property

If you are looking for a comfortable retreat for a family holiday at any time of the year you really need look no further.

This most desirable holiday home is in a truly delightful setting in the magnificent valley of Great Langdale. The house has a great sense of peace and privacy surrounded by its own large well-tended garden (a former prizewinner in the Lakes Parish in Bloom competition), with a host of delightful trees and shrubs, sweeping lawns and a sunny south facing patio. There are stunning Langdale Valley views all around, visible from most rooms in the house and some of Lakeland's most dramatic walks can be done from the door.

A number of pubs serving good food and drink close by, the nearest being only half a mile away just down the valley.

Rawfell has membership of the exclusive Langdale Leisure Club which is within a few minutes drive of the property. Accommodation: Long driveway through the gardens to the parking area in front of the main entrance.

Level access into hallway.

L-shaped sitting room has leather sofas, multi-fuel burning stove (Sky TV with Freeview, DVD, CD/radio/cassette, ipod/iphone dock, pool table and free Wi-fi) and leads through to the most attractive farmhouse kitchen with its electric Aga - large windows overlooking the gardens. One step up from the hall accesses a large ground floor bedroom with either twin beds or zip/link on request.

Separate shower room with basin and wc.

Separate utility room has plenty of space for storing your outdoor gear.

Back door to garden. Three further bedrooms upstairs.

The large master bedroom has a king-size bed and large windows to two sides providing wonderful views.

There is another bedroom with king-size bed which also has views over the valley and garden.

At the front of the house is a twin with en-suite (shower, twin basins and wc).

Large family bathroom with large power shower, basin, bath with hand-held shower and wc. Furnishings throughout are comfortable and stylish with fitted carpets.

Large windows create a light and sunny feel making the most of the views.

Outside: Gardens extending to one and a half acres which are a delight in all seasons - beautiful shrubs, colourful foliage and blossoms and many special plants.

Grasmere 4.4 miles; Windermere 4.7 miles; Keswick 16.7 miles.

Lying at the northern tip of Lake Windermere, England’s largest lake, Ambleside makes a superb base for touring the central Lakes, with Grasmere and the Langdale Valley just a short drive away. There is plenty to do here - cruises, boat trips and watersports on Lake Windermere itself and numerous shops, restaurants and pubs in the village to suit all tastes. On the lakeside at Waterhead, the parkland offers lovely views down the lake and a short stretch of beach, whilst a walk in the other direction, following Stock Ghyll through woodland, will bring you to the entrancing waterfall of Stock Ghyll Force. Along with the Lake and the great walking on offer, Ambleside is also famous for its annual rushbearing ceremony and the diminutive 17th century “Bridge House” - one of the most photographed buildings in the Lake District and now the National Trust Information Centre.
