“This property requires a deep clean throughout to justify the prices charged.”

The patio area is dirty, with marks visible all over the white external UPVC door. The patio table, chairs, and seat pads were dirty, which left marks on our clothing when we sat down. Internally, everywhere requires vacuuming, mopping and dusting. Upon arrival, it looked like the cleaner had quickly rushed around with a dirty mop, especially the ground floor kitchen floor, which was wet through. The external bins were full of black bin bags, leaving us nowhere to put our rubbish. The beige ...

Upon arrival, it looked like the cleaner had quickly rushed around with a dirty mop, especially the ground floor kitchen floor, which was wet through. The external bins were full of black bin bags, leaving us nowhere to put our rubbish. The beige carpets on the stairs and bedrooms were dirty and full of marks and need ripping up and replacing. As for the TV set up - 3 remotes quickly confused everybody, and the visitors' information book was poor to say the least. The owner needs to seriously assess this place, as it certainly isn't a credit to you. All the above points may indicate why this place has gone up for sale !!

“This was our third visit to Mylnbeck, its in a great location you can walk into Windermere or Bowness, and there is a bus stop very near the property.”

Theres also plenty of parking. The kitchen is perfect for a family meal, and plenty of comfortable seating in the lounge area We love this property.

“We love the accommodation and location.”

This year it became apparent on arrival that the wood burner was no longer in use; this needs to be updated on the property details, as it is misleading for guests. When we arrived, we had to hoover the sofa and the chair as these were covered in dog hairs. We had to empty the hoover to do this as it was full to the rim. There was no hand wash or soap in the main bathroom, and there was no washing‑up liquid in the kitchen. Not having cleaning items such as washing‑up liquid isn’t expected in a property of this quality. These items were provided on our previous visit. The house was otherwise generally clean, well equipped and it is a very comfortable and lovely house. We enjoy our time here and would love to rebook but believe we can’t as the property has been sold. Overall we love our stays, we would definitely recommend to others and return ourselves.

“This is a honest review & it’s apparent that love has been lost in this property / you can tell it’s up for sale.”

The listing is outdated. There is no scaffolding on the next door property & the fire can not be used in the lounge. It’s quite cold on an evening & a fire (even an electric one!) would be beneficial to warm the open space. The stairs up to the two bedrooms / bathroom are steep & the bottom step is higher causing some trips until we got used to it. Upon arrival the property was dusty & wasn’t freshly cleaned at all. The floors were disgustingly grubby - black socks & slippers!! No mop to clean the floors either. Contacted Sykes & a mop was sent but it was inadequate as the floors needed a proper mop not a spray & mop! The cleaner sent count not understand English at all so made communication very hard & resulted in her calling her husband so we can communicate. I cleaned the property fully & the vacuum container was full & had to be emptied 7 times as it was full of dust, hair & general bits! Under the sofa / chair was disgraceful. Unacceptable. I did complain & Sykes dealt with it but not the point. Fresh bedding/towels were provided each week. Bedding had small black dog hairs on so that had to be rehashed by us! Washing machine needs a clean - hairs & fluff in door rubber. Oven was absolutely disgusting. The oven tray that had a liner on was thick of grease which we didn’t realise until we opened the oven & was greeted with black smoke causing the fire alarms to go off! Cupboards smelt fusty. Bin was dirty when we replaced the bin bag - clearly not been washed out after previous occupancy. No mattress protectors or pillow protectors on beds which is off putting & unhygienic. Shower plug hole was thick of goodness knows what which is why water wasn’t flowing away again this should be cleaned after every occupancy. Plug hole in bath was broken & hot water do bath was limited. It was cold very quickly. It’s a shame because the property is in a great location & within walking distance to Windermere & Bo’ness. Great base for local walks. The main road is surprisingly quiet at night & we hardly noticed the traffic. Cleanliness is one key feature in a property that should always be 100% irrespective of if the house is up for sale or not.

“A beautiful house with lovely decor, pictures and sensitively renovated.”

The Kichen is the best equipped we have ever stayed in. Even has a slow cooker and Kitchen scales! The only disappointment was the late notification that the log burner is not usable. We realised why when we saw the Windermere is now in a smoke free zone but more notice would have prevented one of us from packing lots of heavy wood. We wondered if the wood burner could still be a smoke free cosy feature with candles( fake or otherwise) or fairy lights inside. Please update the records about the cottage though. We wouldn’t recommend the bath for anyone who isn’t tiny or a child but the showers are great. The only thing we couldn’t work was the heating which was obviously set to turn off around 3pm and got very cold. The heat unit instructions are for previous heater so we weren’t able to work out how to override the timer. For my taste I found the duvet was way too light and designed for summer. Please an you provide blankets for those who like a bit more weight/ warmth at night rather then central heating. We thought the cleanliness was of high standard. We wouldn’t recommend definitely come here again and couldn’t believe how perfectly located it is for so much in the area. Parking is also ideal and hard to get in this area. Highly recommend if minor issues were managed and you are aware you won’t have a log burning stove..

“The house is beautiful and extremely well equipped.”

It is well situated and has a really homely feel. The only gripe we had was how much dust and cobwebs there are, especially downstairs in the kitchen area and bedrooms. On our first evening after we arrived, we hoovered and dusted to remove them and filled two hoover loads with the dust. There are also areas where there is mould on the walls and window surrounds. These issues I feel need to be looked into if you want to invite more quests into this beautiful home, and I certainly dont expect to be cleaning on the 1st day of our holiday. I feel we left the house in a much tidier state than when we arrived due to all the cleaning we did.

“This was our second stay at Mylbeck and it was just as good as the first.”

Everything is kept really clean and functional and comfortable. Its a great location and the enclosed garden is great for our dog. The only tiny negative was that the cooking utensils hadn't been cleaned properly. Not sure if this is down the previous guests, or the cleaners, but it might be something the cleaners could check for you.

“Recycling boxes and bags were already full up when we arrived.”

We assumed the previous people hadn't put it out, it hadn't been collected so they brought it back in or the collection was the week we were there - as it is fortnightly. We put the already full boxes and bags out on Thursday evening as per instructions. By Friday afternoon the rubbish hadn't been collected - the collection must have been the previous week. It had blown all over the road. We had to waste our holiday time clearing it all up. It took ages to get through to Sykes Cottages on the phone the first time we rang about the rubbish - so we left a note by the bin in the kitchen instead of ringing again to explain why the rubbish was still there. The instructions left about bin collections were out of date anyway - I think they were from 2023. Also this is the first place I have been where there was no welcome pack - not even a few tea bags! The house was lovely but the recycling needs sorting.

“After a long drive, we were welcomed to Mylnebeck, immaculately presented, very comfortable, warm and cosy, every convenience catered with nothing lacking, including off-road parking - a definite luxury for Windermere/Bowness.”

The quality of the accommodation is exceptional, a very enjoyable holiday made very pleasant by returning to Mylnebeck in the evenings. As soon as we can work out the dates we will be returning to Mylnebeck later this year, and definitely early 2036. Many thanks to the owner, great accommodation.

“Disappointed as could not have a hot bath, water kept going cold when trying to fill.”

So had to use the downstairs shower, as same happened with the shower upstairs, warm and then cold. Plus when we booked last year there was no mention of work going on at next door property. They weren’t too bad but couldn’t have a lie in as they weren’t there early most mornings. Good position.

“Mylnebeck is a very good, very well presented, comfortable, spacious, warm and well equipped property (just wish I had know there were 3 floors and so many stairs as the kitchen is down a flight and the main bedrooms up a very tall staircase.”

If you have mobility issues think twice). Our problems were with Sykes abysmal communications before and during our stay. I wanted to know if the place was decorated for Christmas (it wasn’t) and it took many attempts and far too long to get an answer. You are directed to communicate via ‘the digital experience team’ on the Sykes app. What a joke. This company do not want to engage with their guests like the former Lakelovers did. Although there is still a Lakelovers office in Windermere, there is no way to contact them by phone and talk to a real person. The door to the utility room appeared to be locked and I tried to find out if there was a key somewhere - no answer all week from Sykes. It turned out to be stuck. No complementary logs for the log burner were supplied although we had been told all heating and fuel were supplied. The TV in the lounge didn’t work - too late we realised the batteries were dead in the main remote, so we missed out on the Christmas specials. No spares supplied and by this time we had given up trying to ask for help. The recycling had not been collected - there was an enormous number of bottles outside the back door and the whole area was filthy with the mess from the builders next door. The expelair in the ground floor ensuite was horrendously noisy and carried on for ages. This needs updating to a quiet one or guests will just turn it off to get some peace. We have holiday lets ourselves and the housekeepers should be reporting these issues to the owners/Sykes to be dealt with. We feel very blessed with our own holiday agents by comparison, they are local, happy to help by phone and in person and go out of their way to make our guests feel appreciated. Overall we feel that a very good property in an excellent location is being let down through the lack of communication and care by the management company. I will never book with Sykes again.

“Our 2nd stay at Mylnbeck, have tried to book at other times also but always unavailable.”

Lovely homely house, simply and stylishly decorated, very comfortable and spacious. I especially love the kitchen which is very well equipped. Good location between Windermere and Bowness, just off the main road but very little traffic noise. Terraced area with table and chairs which is lovely in the warm weather. The only negative comment I would make is there is no kindling or logs to light a fire when you arrive in winter.

“Lovely cottage.”

Great location. Unfortunately we felt it had false advertising. A tiny mention at the bottom of the booking placed so people wouldn’t see, saying the house next door has scaffolding. Unfortunately it wasn’t just scaffolding, it was active building works to the adjoining property. Work started at 8am every week day. Banging drilling cutting. It sounding like it was on the house we were in. I would not have paid £900 for a week on a building site. Really disappointed with styles to be told in the terms and conditions things next door aren’t their issue. But not state of building work on the listing and the current photo didn’t show the scaffolding or building work.

“Our stay in Mylnbeck was very comfortable with plenty of cutlery, plates and dishes in the vast well appointed kitchen.”

The beds were very comfortable and both bathrooms were spacious and clean. The propery was perfectly situated between Windermere and Bowness-on-Windermere, both in easy walking distance. It had plenty of off road parking for our large car with the dog safe garden made private by clever planting. Our only issue was that our aged dog fell down the stairs into the kitchen. She's perfectly OK but a stair gate for both sets of stairs would be advisable to prevent any visiting pooches from wandering around too much. All in all a very comfortable home from home.

“The cottage is in a great position walking distance to Bowness and Windermere with parking for 2 cars which is a bonus.”

Plenty of crockery, cutlery and pots and pans. We had a couple of issues while at the cottage, one was an issue with the TV in the lounge as could not get any channels and the upstairs towel rail in the bathroom wasn’t working. Someone came out promptly and fixed these but the problem with the TV occurred again on our last night. We noticed the carpets had not been hoovered when we arrived this must have been because both vaccume cleaners were full and not picking anything up. We reported this but as this wasn’t rectified we could not hoover the bedrooms or stairs before departure. Overall we had a lovely stay in the cottage and hope to come and stay again. Only negative is maybe a little more time could be spent on the cleaning.

“Lovely holiday cottage.”

Really spacious, beautiful view of garden from lounge. Well located for easy walk into Bowness. A bonus to have parking on drive outside. Beds comfy. Would definitely stay here again. Only negatives: Electric shower in en-suite was difficult to maintain temperature, care needed as gets very hot. Also a stairgate would be a good addition to the property (to stop the dog going upstairs, we had to use the clothes airer with a towel over it, wedged in place with the side table).

“Too many steep stairs 28 from kitchen to upstairs bathroom.”

A safety grip on upstairs bath would make showering safer. The en-suite shower was like a skating rink until we were supplied with mat this could also do with a hand grip.The steps going down to the car could also do with a hand rail.Although we enjoyed our holiday we would not return as it was too dangerous for people with mobility difficulties.Lovely houses d garden,everything best quality.Great place if you are fit..

It was comfortable, warm, with everything in the kitchen we could need. Our only problem was the TV in the lounge. In our view a new smart TV would be better than the one that’s there. The TV in the kitchen was far better.

“This was our fourth time at Mylnbeck & to be honest it will probably be the last for two reasons 1) The price is getting ridiculous, the same week next year is about £150 more.”

Not happening. 2) It is listed as having a dishwasher but this was broken for our whole holiday. We reported it on the first day telling Sykes there was an error code “E01” . The maintenance men came & said “ we can’t fix that” & that was it, no dishwasher for the entire holiday. We also rang about a knocking noise in the downstairs bedroom & we were told someone would come and we never heard anything about that. My wife suggested we should be reimbursed for the lack of a dishwasher but not heard anything. All in all a disappointment. We do love the house but unfortunately can’t afford your prices

Thank you for your feedback. I can see that at the time of your booking you were able to make the most of a property discount. I have had a look at the notes and can see that unfortunately the dishwasher needed a specialist to attend and this wasn't possible during your stay. I can also see that our maintenance team did attend to investigate the knocking noise on the boiler but could not find any fault. “I was phoned the day before arrival to be told the oven wasn’t working and would be fixed in a couple of days.”

Nothing was done during our stay of one week and the small oven was completely inadequate, so we were forced to eat out more often than planned. For a group of 5 adults, 1 child, this was expensive. On arrival at 4.30pm, there was a car parked in the parking area. It turned out to be a friend of the owner saying there had been issues with cleaning to the property. This is the third time we have stayed at this property and we have previously complained about this, as a result it’s unlikely we will be staying there again. We had to complain that the kettle didn't work and a new one was delivered after the weekend. The tumble dryer did not work properly either so we were limited to washing clothes as we couldn’t easily get them dried. There was still mould in the ground floor bedroom, again we had complained on a previous visit. The towel rail in the upstairs bathroom was rusty and the stool in upstairs double bedroom was unstable. The whole property is in need of a proper clean and a fresh lick of paint.

“Having travelled for about 2.”

3/4 hours to get to the cottage I did not expect to have to make the bed, whilst the two twin beds were made up, and looked if they had been for some time. Neither of the double beds were made, having only the duvet and cover placed on the end of the bed along with the towels, making the rather later entry time a bit of a nonsense. For us there was no welcome pack not unless you count a rather dusty half used pack of coffee pods. Whilst the cottage was, especially for the two of us, very well appointed with cutlery, crockery it would have been nice to have had some of the smaller items like salt and pepper, washing up liquid, or dishwasher pods, so be warned you need to take everything you might need. That all said the place was very clean and well presented, the lounge was light and airy, the kitchen was cool and well lit . The house itself was very well position being around half way between Bowness and Windermere.

“Just back from spending a week in this property.”

It was amazing and had everything we needed. The location was very central and everything was within walking distance which was good as parking in Windermere is a real struggle. The only thing that could be improved upon is the lack of storage space for your clothes etc but that was a minor for us. Overall would definitely return to the property as it was amazing

“The only downsides to this property on our 1 week stay.”

.... The fiancee brings the whole wardrobe, wardrobe space in the rooms is a little on the small side. The oven seal is coming away so the oven takes 10 mins longer to cook. That's it. The rest of the house was lovely and clean, spacious and comfortable. Great location 5 min walk to bowness and a 10 min walk to Windermere (up hill). The garden was a suntrap on our stay. Got the sun all day. But they do have some shaded bits too including garden furniture and umbrella. We took our 7 year old daughter. She had lots of fun, swimming in the lake, feeding the ducks, watching the 2nd smart TV (one in the kitchen and one in the living room). Property is as description provides and more. “This is our second stay at Mylnbeck, we booked again because its a lovely property in a fantastic location however, this time we were disappointed as it was completely lacking in personal touches.”

We are frequent travellers and mostly stay in self-catering cottages. I cannot remember the last time we were not left some kind of welcome pack. We've had everything from wine, prosecco, local cheese, biscuits, cake, luxury tea, chocolates to just milk and bread, but never nothing at all! After a long journey, nipping to the loo to find not even a bar of soap, we were a little surprised. The only item left was a cleaning pack with a dishcloth, a sponge, dishwasher tab and a miniature washing-up liquid which lasted 3 days! It was a late check in so I was disappointed to discover no hairdryer was available. It was too late to buy one that evening and meant a drive into the next town the following day! I realise this is a self catering holiday but even 3* properties usually provide the basics, this place was totaly bare! It is a lovely, well equipped house just be prepared to take everything you need (salt, pepper, oil, sugar etc.) as absolutely nothing is provided. Just not what we've been used to when paying just shy of £1000 pounds for a week!

“The listing summary states 2x King Size beds which is why I chose this property, but one is a double in a very small room with no space to put your suitcase.”

There was also something dripping very loudly outside the window of the double bedroom all through the night despite the weather being dry and on a wet day the rain was falling off next doors roof and hammering on the roof of the lounge. In the other properties I have stayed in with a log burner, at least one night’s worth of wood is provided but this property did not provide any. This property also did not provide the basics such as a hairdryer or even just salt and pepper. In previous properties we have been greeted with some sort of welcome gift of Milk, a few tea bags, bottle of wine or some local jam for example but this property welcomes you with a few bin bags, a dish cloth, two dishwasher tablets and a tiny bottle of washing up liquid. Although this property was comfortable and in a good location I felt it lacked the little personal touches to assist with the late afternoon arrival at the property.

Just to make you aware though, the Hoover bag was full and sadly wasn’t picking up at all and meant we were unable to hoover the 2 sets of stairs and the upper bedrooms. My father in-law has left the bag out in front of the hoover in the utility so the cleaner can see it needs changing. Unfortunately we could see the carpets hadn’t been hoovered when we arrived at the cottage, probably due to the already full hoover bag but other than this it was a delightful break and just to note the bedrooms are 1 king, 1 double and a twin as we read your description as 2 kings and a twin. Just to help with other bookings. We would definitely come back and stay again. Thankyou

“Contacted head office on last Wednesday morning at 9-am to inform them that the dishwasher wasn't working and it had tripped out the electric.”

Quick response from a man who rang back to say he had contacted the local office and a maintenance man would call.On return from being out we saw the maintenance man who said it couldn't be repaired but he would try and get another one.We had to empty the dishwasher and hand wash all the contents. The problem is after Wednesday no one got in touch to inform us what was happening and we had to handwash for the dishes. Also no information on household waste the outside bin was full on arrival and we had no knowledge about bin collection date or where to leave it. No information about cardboard or plastic waste only a bag for tins and glass.On departure we could only leave plastic bags outside next to the bin the next people arriving would have no where for their waste

“This is a really lovely property and the location is perfect, close to everything Bowness and Windermere have to offer but set back from it all too.”

The outside space was lovely and got the sun up to 8pm, perfect for outside dining. Really comfortable beds and excellent shower in the first floor bathroom. Fabulous kitchen, really felt like a well cared for home. A shame that the price hike for next year means it’s not somewhere we will be able to stay in again. Still good value if you fill all the beds but not for a couple.

“Lovely house and our 3 rd visit to this property.”

However, we did notice that the floors had not been mopped and there was a lot of dust under the furniture. We would have loved to have booked a return next year however the increase of nearly 60% for the same time as last year has made it impossible for our budget. I do realise that homeowners have to try to recoup some of their lost earnings however my pay has not increased by 60% during Covid

The property

Mylnbeck is a beautifully renovated Victorian cottage ideally situated in-between the villages of Windermere and Bowness-on-Windermere.

Windermere village is a ten minute walk uphill and has an abundance of pubs, restaurants, shops and a supermarket, and Bowness is a ten minute walk downhill where you will find plenty more amenities including a cinema, Lake Windermere and Lake Cruises, so no need to use the car on a daily basis.

There are also many walks that can be enjoyed from the door including School Knott and Orrest Head - a great location to explore The Lakes from at any time of year. Accommodation : Entrance through the small front garden and up a couple of steps on to the patio.

Just behind the front door you will find room to leave coats and boots.

Lounge has TV with Freesat, DVD, free Wi-Fi, also on this level is a double bedroom with en-suite shower basin and wc. Downstairs from the lounge is the very well-equipped spacious dining kitchen with range cooker, large LCD wall mounted TV with Freesat and large dining table with seating for six.

Separate small utility housing washer/dryer and back door. Upstairs from the lounge are 2 bedrooms - the master to the front with king-size bed and fitted wardrobe and a twin to the rear.

Family bathroom with bath with shower over, basin and wc Outside : Access is to the front of the property where there is a gravelled parking area for up to two cars.

Lovely patio area which catches the sun all afternoon and evening with table and chairs and stone bench seat.

The twin towns of Bowness and Windermere are both vibrant, fun-filled places set within the splendid scenery of the Lake District.
