Nice cottage in a beautiful area loved being close to the river and in Kirkby Stephen.

A lovely week, accommodation very good, well stocked kitchen could improve with extra crockery and glasses, just a minor issue.

Very pleased on first night when owner came out to sort a problem immediately. Perfectly positioned for all amenities. Excellent week.

We were very pleased with our accommadation, it was situated ideal to where we wanted to visit.

The cottage was well suited for our needs and was very clean and modern.

This is our 3rd time staying at Eden Lodge and we will be back for a 4th.

The house is spotless, very comfortable with a fabulous bed. The market square is literally on your doorstep and everything you need is provided for you in the house. The owner is always very responsive and friendly and goes out her way to make your stay even more perfect. If you are planning a visit to Kirkby Stephen this house is a perfect choice.

Wonderful cottage in a great spot for the town and walking.

Flat was fantastic - very comfortable - sofas & bed.

Kitchen was well equipped, even if we only used the kettle & toaster! (good choice of pubs & restaraunts nearby) Owners very attentive - when we messaged about a light which had fused, someone was round to replace the bulb the next morning. Highly reccommend. Central for Lakes & Yorkshire Dales.

The flat was very spacious and comfortable, with a fully working kitchen, TV and wifi.

It's in a small village situated between the Yorkshire Dales and the Lake District, so good for day trips to either of these National Parks, but often requires an hour-or-so's drive to get to a useful starting point for a walk. The village has some good pubs and restaurants, but many have strange opening times, and are often closed in the evenings. It's difficult to think of anything critical to say about the flat. The living room / kitchen doesn't get much natural light from the small windows, and the blinds on the windows rattle if it's windy.

Excellent accommodation and facilities.

The town is also lovely with lots of interesting places and lovely walls. Highly recommend Eden Lodge especially since owner so helpful.

Property was lovely and generally very clean.

Nice touch of sachets of coffee, tea, sugar and cake bars. Few little minor areas that could be improved such as carpet downstairs could do with being cleaned and outside windows being washed but this didn’t cause any issues really. Perfectly placed couldn’t have asked for more. Thankyou Katie.,

Firstly, the bed was amazing!

I didn't even want to come home to my own bed after staying in that. We found the cottage comfortable and the location great, however the access to the cottage (steps to the side that you have to climb with your luggage and to the front door). Not great for anyone with mobility issues. The parking wasn't very good at all. I was worried throughout the entire stay that my car would be hit due to where we had to park. There was constantly agricultural traffic and other holiday makers trying to get in and out or turn around with very little room to maneuver. OK if you have a very small hatchback but my car is a large suv. The cold tap in the kitchen needs to be fixed as it drips unless you tighten it using your full strength and a tea towel. I took my dog and there wasn't a garden for her but there was grass a short walk away over the bridge. Not ideal at night or very early morning but it was doable.

This truly was a wonderful stay.

It is a part of the country we had never been to.To come back to Eden Lodge at night was a lovely part of our trip. Thank you to the owners for everything.

We are just returned from our second visit to Eden Lodge and will not be the last.

We had a wonderful time and our cat was very at home. When we arrived Katie had a lovely hamper of goodies waiting on us which was a nice touch, the lodge was spotless and very specious and tastefully decorated, the kitchen has everything you need and the bed is very comfy. The location was perfect the town centre is a minute walk from the front door , I could go on and on . If you are visiting this or surrounding areas, book Eden Lodge you will not be disappointed. We can't wait for our next visit.

Cottage was really good just as the photos and descriptions really close to the village plenty of small shops eateries and supermarkets

I stayed at Eden Lodge for 3 weeks and each week Katie did a gentle clean and changed linen and towels which made my stay even more amazing.

The lodge has everything you need, is spacious and is on the doorstep of wonderful walks and a beautiful little village town. I support locally wherever I stay and this town was most special. The people are amazing! Great community spirit. Fab location! Katie is an amazing host and was always on hand if I needed anything. Will definitely recommend.

I often get anxious on approach to a holiday home, expecting things to not be quite right (uncomfy bed, poor shower, bad drainage, unclean etc) especially pet friendly cottages but this cottage was just a delight!

As soon as we walked in, it smelt so clean and was incredibly tidy. Even the sofas had been freshly vacuumed and there wasnt a spot of dog hair anywhere. The bed was huge and comfortable, the shower was powerful and drained well, the kitchen had everything you would need (except a washing machine). The wifi was good which was handy for me as I had to do a work video call whilst there. The location of the cottage is idyllic with a 3min walk to a beautiful river and fields for the dog to run around. We took advantage of the proximity to windermere to visit there and ullswater. Local pub 3mins away (Penine Inn) very welcoming (including the dog!) With great food. There were a couple of minor things to mention in terms of cons. The bathroom and bedroom door don't close easily and they would consistently open again once closed so probably needs a minor repair. We arrived in our x5 to find the allocated parking space was very small. We had to park horizontally across one of the other spaces and let the neighbour know. Overall, we would say that this cottage absolutely lived up to the reviews and description, wr had a wonderful time and would love to go back!

The best location in Kirkby Stephen.

..unloading and parking a slight challenge, but repaid in full for location. Well presented property with everything you might need. Lots of choice for places to eat and drink in very short walking distance.

A lovely cottage in a beautiful part of the country.

Lovely and clean, I could live there permanently without any doubt. The only gripe I had was the pans could do with renewing but other than that, a first class place to stay. We will be back next year if health allows. PS. Unless you go specifically to walk in the Lakes, stay local, it's much quieter and just as nice.

We came here after a terrible start in another cottage booked through different company and we were so glad we did, everything was perfect from start to finish.

A truly wonderful property in a picturesque location.

A beautiful river a stone throw away. Located in the heart of Kirkby Stephen. Very stylish and modern inside. The service from Katie is second to none. Will be returning, absolutely no doubt.

The cottage had obviously been well cleaned but smelled very damp/musty on arrival & this did not change.

All our clothes smelled damp on our return home. We felt the kitchen was sparsely equipped.....there were 3 teaspoons & the non stick pans were very badly damaged. There were only spotlights in the sitting room so every evening we had to bring the bedside lamps down. The position of the cottage is great & it is a really nice wee town but we were disappointed with the cottage.

Katie and her husband were very helpful, the cottage is lovely, clean and cosy.

.....however if I had known it wasn't 100% dog friendly I would never have booked. I always bring a trow for the sofa and a dog bed with me to protect people's furniture. but unfortunately my dog was only alowed to stay downstairs on the carpet, I tried my best but this resulted in one upset dog who is not used to being alone especially in a strange place, and one upset tired owner who had to sleep down stairs most of the night comforting my dog. If she would have been alowed to sleep in her bed next to me we would have been OK. there is no door to stop a dog from coming upstairs, wich resulted in me chasing her back down all the time. she just could not understand why she had to be away from me....anyway, me and my dog moved out after a full day, and booked into some where truly dog friendly. Such a shame as the cottage and location was perfect in every other way... I suggest the booking information is updated to reflect the owners wishes regarding thier rules for dogs, then everyone knows where they stand.

We had a great 2 week stay at 3 Eden Lodge.

The apartment is very cosy and a super home from home. The bed is large and comfortable and the bedroom has lots of space. Great shower too. Could have done with more crockery and cutlery and a bigger frying pan but overall we loved the apartment and would certainly stay again.

Great accommodation, had a great hassle free break, would defiantly recommend.

very comfortable and warm. Could not fault. So clean and attention to detail is faultless. Dog friendly. Location perfect very quite.The town only a few minutes walk away. With our great stay and experience we rebooked it again.

This is the second time we have stayed here and we love it.

The house is super clean and wonderfully comfortable. We have a dog so to be less than a minute from a lovely walk is just perfect. Very yummy welcome pack, too, so what is not to love? Cannot imagine staying anywhere else (and it definitely wasn't too early for mince pies)

The house was clean and comfortable but could perhaps have been a bit more "homely".

Just little things like handwash/toiletries and a shelf or small floor standing cabinet in the bathroom, a couple of chairs in the very large (with lovely, huge bed) bedroom. Some lights over the dining table would be good. The sitting room is very comfortable with super big tv and the house is in perfect location being two minutes from the river and 5 minutes from town centre. Nice welcome pack on arrival. Would return and would recommend.

We really enjoyed our stay at Eden cottage, it was spacious, clean and provided everything we required to ensure our holiday was perfect.

The bed was huge and really comfy and we woke up to an amazing shower with soft towels. There were plenty of walks on the doorstep via Frank’s bridge alongside Eden river. Kirby Stephen is minutes away from the cottage where there are ample pubs, cafés and restaurants. Would definitely recommend this cottage as we had an amazing time.

Once again greeted with a clean & tidy apartment & the generous welcome pack , it’s always good to see a pint of milk in the fridge for a Brew , this place has a great location , the Dales one Way & the Lakes the other , also 2 mins from the town & 2 mins to the river walk for the dog , looks like this is going to be a regular break for us ….

3 Eden cottage is beautiful spacious property for 2 situated right by the river Eden with the Coast to Coast path passing right in front of the property.

The cottage is really comfortable throughout and well laid out.A lolvely welcome hamper and fresh milk in the fridge was a nice touch and everthing was thought of - even down to a full set of towels in the bathroom and tablets for the dishwasher. highly recommended.

bathroom cabinet would have be appreciated but no way detracts from the overall satisfaction, brilliant location near the coast to coast walk and easy access to the town

We've just spent a wonderful week here and would recommend it to anyone!

The house is spotlessly clean, well laid out and very comfortable. It feels much bigger than it looks in the photos and the bed is huge!! We didn't have great weather but we were very cosy inside this lovely house and spent several evenings watching netflix films! The welcome pack was lovely with gorgeous biscuits and jam and fresh milk in the fridge, thank you. The whole place is very well equipped and the bathroom shower is hot and powerful. My only minor niggles would be a lack of hand towels (bath towels only) and a dish drainer would be useful. There is a dishwasher but it's a 12-place settings model and we could never have come close to filling it so we didn't bother to use it. Maybe a washer/dryer would be more useful in the space given the Cumbrian climate? We would definitely return here and look forward to doing so.

Overall a disapointing experience, accommodation did not live up to expectations.

Only provided 4 knives, forks, teaspoons desert spoons, dinner plates, side plates, bowls....insufficient to get thro' a day without continually washing up. Not provided, serving spoons, pan stirrer, draining rack, instruction book for oven, microwave, heating thermostat / controller & kitchen towel.Lighting poor in kitchen area and dining area. Lounge lighting far too bright. Would not recommend this property, it falls well short of standards expected of Sykes. Was this property inspected by Sykes prior to listing ?

We didn't need our car for the whole time we were there. Everything we needed (pubs, takeaways, shops and walks) were on our doorstep. The cottage was spotlessly clean on arrival and was exactly what was advertised and what we wanted. Perfect size for a couple and their Labrador! Great bedroom in particular, for resting after climbing all the way up to Nine Standards Rigg! Would happily recommend and stay again. Many Thanks.

Just minutes from the town centre yet quietly situated on a lane right on the doorstop of the River Eden.

Uncluttered, modest and very clean with efficient heating, we were very warm!

Very comfortable for two people.

Loved being so near to Franks bridge and all amenities. Two keys would have been useful. No information about re cycling.

Great holiday home in the heart of Kirkby Stephen and a very nice owner that knew my situation and offered a switch of accomodation.

Gets 9 gold stars would have been 10 but no Wi-Fi a pain having to use mobile data all the time. No problem recommending the property.

Fab cosy little cottage, in a very quiet location.

Eden Lodge has good parking is close to Franks Bridge and only three minutes walk from the town, its cafes, restaurants and shops. and only a short drive from Kirkby Stephen West and the famous Settle Carlisle railway. There was a nice little welcome pack on arrival which was a nice surprise. Katie the owner has been an exemplary communicator and helped me sort out a further transfer of accommodation to stay at Eden Lodge. for a further two weeks in April. I'm looking forward to returning.

We have recently returned from a short break at 3 eden lodge, the location of the property was great.

It is central to the town of kirkby stephen but also has the most amazing scenery and countryside surrounding it. The property itself was immaculately clean and had everything we needed. We were very comfortable for the few nights we stayed there and a bonus that it was dog friendly too and parking. The little welcome hamper with biscuits and milk was a nice little touch. We would definitely plan to stay here again if visiting the area.

The welcome pack was a lovely touch with fresh milk. Proceco. Tea. Coffee and beautiful lemon biscuits. What a way to bring in 2020. Besutiful hidden gem with lovely walks for our little dog.

Perfect location and very comfortable property

A nicely situated modern apartment close to Franks Bridge which was great for Walks with our dog.

Well furnished, comfy bed, spotlessly clean, helpful owners. If it had Internet. a DVD player, two bed side lights, it would have been perfect . Found it more difficult planning outings without laptop. Good shops, places to eat in town just a couple of minutes walk away, locals very welcoming. Will book again if they get Wi fi.

We had a lovely holiday in this cottage.

It was extremely comfortable, with very good quality furniture and fittings. The stairs up to the bedroom are quite steep and narrow, but there is a good banister, so they are not a problem. The property is well located near to the middle of town, and has good dog walking areas just around the corner. We had a great time - the only letdown was the weather!

Good cottage, good location.

I think you need to be more clear on the expectation of dogs at time of booking, having a note when you arrive asking you not to let dog upstairs or on sofa is unrealistic with no door to stairs & when dog is used to it at home.

Maybe suggest they bring own throws ( I did) and provide stair gate if not permitted upstairs.

We went for a 3 night break with our dog and we could not a better located base. It is at the end of a very quiet cul de sac with the river Eden within 20m away. There is also parking right outside the property. There are numerous excellent walks right from your doorstep and the town centre is just a short walk away so I don’t think you could get a better located property. The property was lovely maintained with all the facilities you could wish for. The only negative thing I can say is it didn’t have wi-fi so after a hard days walking you were limited to digital channels which was disappointing.

A very comfortable flat in a great location, the weather was very hot so we had to leave the bedroom windows open, there was some traffic and people passing noise early in the morning,but that would not stop us staying in the future.

We had a great time at Eden Lodge over the weekend.

The flat is ideally located right next to the river in a quiet part of the village but still just a few steps from the centre. The flat was very clean and we had a nice welcome pack on arrival including cakes. Thank you, we'd love to stay again.

The flat/cottage felt homely and welcoming.

Everything needed was provided. It is a period building but everything inside is brand new. There was a lovely 'welcome pack' with fresh milk, tea bags and freshly baked muffins. Would definitely go back ourselves and recommend to others.

Absolutely loved this cottage - it actually looks even better in real life especially the bathroom which is so bright clean and cosy!

The kitchen had everything I needed and was so easy to keep clean and tidy. The bed is massive and never seemed to end - so no danger of turning over and falling out! It’s in a lovely spot too - very close to a riverside country walk with grazing sheep in the field. But also 5 minutes walk to the centre of Kirkby Stephen with all its shops and places to eat. Amazing. Thank you so much.

Excellent facilities made it a home from home. Quiet location yet less than a minutes walk to the town centre. Couldn’t have asked for more.

The cottage was really lovely, very clean with brand new furnishings and equipment.

It is really well equipped, perfectly adequate for a short stay. The owner was lovely, and left a fabulous welcome basket which included some bits to put us on (eg tea bags and milk!) and some freshly baked cupcakes! What a lovely welcoming touch! The cottage is very convenient for the market square (literally a minutes walk), which seems to be the hub of the town - but we weren't aware of any noise from the town - it is so well tucked away! The highlight for us was that the cottage is right on the Coast to Coast route. This is a truly stunning location. We were only the 2nd visitors to the cottage, so didn't know what to expect. It didn't disappoint! Highly recommended!

It was a great holiday.

You are so near the shops and takeaways there is no need to cook. The cottage was perfect comfortable and warm. We hope to be able to return again in the near future. There was plenty to do and the suggestions in the welcome pack were worth looking at. I would highly recommend this accommodation.
