Exceptionally clean, beautiful comfy beds. Very well stocked kitchen. The cottage is a stones throw from the main street and its se!ection of pubs/cafes and independant shops, really easy to visit other places. Theres lovely wa!ks from the door.The host Angela was really helpful. I would happily recommend to family and friends

Can't fault this holiday let.

Every minor detail thought of. The owners even left a bottle of wine in the fridge along with some milk. Everything was nipping clean and cared for. A great stay. The only thing that could be more helpful is to increase the size of the name of the cottage on the wall outside as it wasn't easy to see from the road.

That was a lovely cottage and was equipped with everything we needed.

We were very positively surprised by the quality of the property.

The owner was very responsive. Her messages were very kind. The location is ideal to explore the surroundings. Everything was spotless. We had a great experience!

Gone to the top of our “go back to list” A proper Home from Home, you’ll want for nothing because it’s ALL there.

Tastefully and well furnished, spacious and spotlessly clean. A most pleasant and obliging owner. An ideal location to explore Cumbria, the Yorkshire Dales National Park and the North Pennines National Landscape. Kirkby Stephen itself is a quaint old market town with some nice shops, a good bakers and good eatery’s. Make a point of walking to see Franks Bridge. I cannot recommend Summerseat highly enough.

What absolutely perfect accommodation for our holiday.

Everything has been so thoughtfully provided so making our stay a real home from home. This is our second stay in Summerseat and is the perfect base to visit such a variety of areas. We did enjoy seeing the livestock market in action opposite the house too ! Would thoroughly recommend staying to anyone and you certainly won't be disappointed !

Excellent location, short walk to shops and eateries. Kirby Stephen was a good base for exploring and walking.

A spotless, beautiful cottage right in the centre of Kirkby, but behind the high street so very quiet.

This was our second visit to Summerseat and it wont be our last.

This is the best equipped holiday let we have stayed at, it has everything you could possibly need girls a self catering holiday. It's got such a cosy feel to it. We have a 2 year old so needed a cot and stair gate- both were set up on arrival which anyone travelling with young children will know is rare. We typically have to go looking for them in dusty cupboards. The cot also had a lovely thick mattress and bedding - again this is very rare as it usually states no mattress or bedding so this was highly appreciated. Little touches like toiletries and welcome treats were wonderful. They even left Halloween chocolate lollies along with the packs of biscuits for our 2 children. Parking is down the side of the house but plenty big enough for a big family sizes SUV. Beds were very comfortable. 2 bathrooms was fantastic as my parents were with us for a couple of days so there was no arguing. Very central location. Absolutely won't be our last visit.

Absolutely fabulous holiday home in every way from furnishings to central location, a lovely garden with table and chairs which was a sun trap late morning and afternoon, this is not a criticism but the walk in shower really should have a grab rail as the base of the shower even with the mat was difficult to get out of, but we had a wonderful holiday with the most lovely weather

Beautiful house – best we’ve ever stayed at.

Summerseat is spotlessly clean and so comfortable. The hosts have thought of everything anyone could want so it really did feel like home from home. All the amenities, furniture and appliances are absolutely top quality. It was a lovely thoughtful touch to find a welcome gift of milk, chocolate cookies and even a bottle of Prosecco ! Angela sent us a text with key code information in plenty of time before we arrived. It’s a really good location and we were able to visit several areas easily. Daughter and family have stayed here twice so it already and deservedly came highly recommended. It’s the best we’ve ever stayed in and have already booked again for next Summer. A fabulous place for some R&R whilst hiking the Coast to Coast trail.

The cottage was very clean and comfortable and was equipped with everything we needed, including some lovely personal touches. There was plenty of information about nearby activities and the local community is very welcoming and friendly. Overall, our stay exceeded expectations and we would happily return for another visit. We had a lovely stay here in April.

The cottage is warm and comfortable, very clean, nicely furnished and with new bathrooms and kitchen. Very well equipped too - one of the best we’ve stayed in. Parking for 2 cars and very handy for the town centre. Communication with the owner easy. Would definitely stay here again.

We had a lovely stay at Summerseat.

The house was super comfortable, clean and well maintained. You can tell the owners really put some effort into creating a good experience for their guests. The kitchen was well stocked with plenty of things that I wouldn't necessarily expect to see in a holiday home. It made it really easy to cook meals. The beds are super comfortable - something my 89 year old nan wanted me to add into this review! Angela was so kind and accommodating as well as helpful when we had questions. There are some lovely local places to eat, too. We would recommend the White Hare Cafe, who have some of the friendliest staff I have ever come across, and the Pennine Hotel for good quality food. On the whole I have no hesitation in recommending this holiday home to anyone.

Very comfortable & well equipped with everything you could possibly want or need. Owners Angela & her husband very helpful when contacted. 3 bedrooms & 2 bathrooms ideal for 6 ladies, would highly recommend!

This house is amazing and one of the best rentals I have stayed in.

Angela the host ,has thought of everything and also left us lovely local biscuits to sample.House is exceptionally clean and plenty of dishes ,glassware and basics like salt.pepper ,cleaning equipment etc.Smart tv is nice addition especially as our weather wasn’t great .House is warm and cosy on return after braving local floods and rain.Location is also great,easy to find once you spot the. Auction mart.We were about 50yards from nearest pub and plenty of great eating places nearby .Visited Wensleydale creamery ,Hawes ,Appleby ,Kendal ,Farfield mill as well as doing some local walks.A fab stay for us 3 girls and highly recommend to all.

It was perfec!

Everything we needed and wanted for a comfortable stay was there. It retained the charm and feel of a cottage but was completely updated for all modern conveniences. Having 2 bathrooms and a washer made for a perfect stay for 5 people. The central location one block off the main street in town was ideal.

Superb stay at summerseat, spotlessly clean, bright, spacious , wonderfully equipped and like a home from home.

The beds were so comfortable and huge , they were a delight. It was excellently located in the middle of Kirkby Stephen for bars restaurants , takeaways and places of local interest , and within walking distance of everything else that we needed. We will definitely come back as with family living near by its ideal for us . The Easter chocolate cake and the bottle of Prosecco was a lovely welcome too. See you soon Ann & family

I'm not sure I can do this property justice in a review.

..I've been working it through my mind and there are just too many good points that one always gets left out but I'm going to give it a go. First off, I would heartily recommend staying here for the below reasons. The host was incredibly easy to contact and a pleasure to deal with. Incredibly on the ball with making sure I knew everything I needed to know before we got there and very friendly. The house was immaculate and such a cozy and welcoming place. Everything was easy to find inside and there were so many little thoughtful additions to make our stay easy and convenient. The kitchen was so well stocked - if you want to bake brownies (we did), you can. If you want to do a full roast, you can. 3 course meal, you're on. Everything was catered for alongside little extras like chocolate or biscuits when you arrive after a hard day travelling, salt and pepper in the cupboard, in case you forgot, etc. My kids were particularly taken with the breakfast bar area which had a radiator right next to it so not only were they high up, but they were super warm too. I also have to show appreciation for the very sharp knives. To often, you go somewhere and the knives are so dull that it's pretty pointless (ha ha) to use them. These knives were perfect and made cooking a dream. Living room plus dining room next. So many cute little points of interest and very comfortable. Nice fire with manual for decoding, for those cold days (it got to minus numbers while we were there but we stayed toasty) and a Smart TV which can accept other inputs through USB and HDMI ports. Took a while to figure out how and, in the end I had to give up and download the manual but that's the same of every smart TV now really. One thing we didn't realise until a day or two into our stay was that there was even a drawer with games in it, just in case you fancied a games night! The dining table was all set out ready for use and looked very smart. Excellent size for playing some of those games on too. Downstairs bathroom was very handy for people for with limited mobility with a walk in shower and a cupboard of thoughtful supplies. The glass door is unusual but the whole time we were there, we never saw anyone doing their business or anything like that. The most you can see is a shadow of knees... Upstairs was very homely and again, full of thoughtful touches like a night light and a place to fix a stairgate if needed. Each room was decorated beautifully, the beds were very warm and comfortable and there was plenty of storage to get you settled in. Again the upstairs bathroom was kitted out with some very thoughtful additions and the bath plus over bath shower were great after a long day. Note: is a high walled bath so those with lower mobility issues may struggle. Location - couldn't be more central if you tried. The local pub is less than a minutes walk away as is the main street. Everything is very handy to this property but you're tucked away enough that there is very little noise. Definitely the best of both worlds. In summary - You can not go wrong staying here. We will definitely be back.

Pro’s: This has got to be one of the best equipped and cleanest holidays homes we’ve ever stayed in.

Seriously, it was absolutely spotless so whoever the cleaner is needs commending! It’s simply beautiful with hotel quality furniture (in the main) and same with linen/towels. The size was perfect with an incredible amount of storage and space and we will definitely return. Great size and comfortable bedrooms and bathrooms. Private parking for 1 car (we had 2 x MPV’s) but you could actually put another at the back of the garden through the gates and block it in with 2nd car if needed (but plenty of room on road so long as it’s not an auction day) Simply LOVED the welcome wine, biscuits and our Grandaughter was thrilled with the chocolate lollies Con’s (but DON’T let these put you off staying here!): The 3 seater sofa could do with replacing - all 4 adults also really struggled to put down the recliners so couldn’t use them (anyone less fit wouldn’t have been able to put them down). The jury is out on glass door on the ground floor bathroom - we feel it needs a proper door for full privacy albeit it has frosting its uncomfortable for some. The back of the bedroom doors could do with hooks for dressing gowns. Perhaps address directions as Faraday Road is a long road. Simply add What3Words location or state ‘black bollards outside house, opposite Auction Mart main entrance’ would suffice. All in all we LOVE this house and its location. Our little Grandaughter asked when we are moving in so clearly big hit with her too :)
