Lakeside View is a wonderful, mews holiday home, nestling within 12 acres of private beautiful grounds, tranquil greenery, woodland and lawns which are shared by residents at Landing How; there’s also access to over ½ mile of frontage to Lake Windermere, crossing the famous Lakeside to Haverthwaite Railway line where you may see and even hear the steam train toot!
Outside is what really makes Landing How a special choice for your holiday, front garden and patio and rear patio areas with garden furniture offer a space to dine alfresco or simply enjoy your morning coffee in the fresh air.
It is a splendid area to go walking be it a short walk through our private gate and over the meadow to ‘The Swan Hotel’ at Newby Bridge, or pass through the same gate just a short walk to The Lakeside Hotel, the Victorian steam railway station at Lakeside where you can board a steam train to Haverthwaite or board a Windermere Cruiser to Bowness and beyond.
The Aquarium of the Lakes is here too as is a small passenger ferry to take you across the lake to Fell Foot Park which belongs to The National Trust.
Longer walks could take you to the village of Finsthwaite and to the beautiful lakes at High Dam.
The National Trust sites of Hill Top, home to Beatrix Potter, and Wray Castle also make family-friendly days out as does Holker Hall near Cartmel and Sizergh Castle.
Perfect for a family, friends, or even a couple or two, this home boasts a prime location with a wealth of scenery on the doorstep, whilst hosting all the home comforts needed for a relaxed self-catering break.
Enter the estate via electric gates and make your way to the two designated parking spaces.
Step inside the kitchen/breakfast room where you can spend time cooking for loved ones.
There is a dishwasher, double oven, microwave and washing-machine for your convenience and just off this room, you can find a cloakroom too.
From here, make your way to the living/dining room, home to a plush L-shaped sofa, a feature electric fire and a TV for your cosy nights in.
Here you can dine as a family with a bottle of wine and all the comforts of home.
Upstairs, the master bedroom invites you to rest in a superking bed, with the added luxury of an en-suite shower room and a TV.
Next is the remaining two bedrooms, a king-size and a twin, serviced by a family bathroom, so there is plenty of room for the group to rest and freshen up.
When you’re not spending your days with watersports on the lake and picnics with the family, venture into the nearby towns and villages for restaurants and attractions.
On your doorstep you’ll find both the Lakeside Hotel and The Swan Hotel which you can visit for a meal or a tipple or venture further afield to Hawkshead, Bowness-on- Windermere and beyond.

Beautiful property in a beautiful location.
Cosy and comfortable. Everything you need for a self catering holiday. It has its own private parking spaces. Excellent gardens and lovely short walk down to Newby Bridge. Boats on the doorstep to the rest of the Lake. Lots of places to visit nearby. This was our second visit and we hope to return.

Lakeside View is a fantastic cottage and easily the most comfortable and well appointed of all the properties we’ve stayed in.
The host Janet has thought of everything and nothing was too much trouble during our stay. It’s perfectly situated in its own grounds on the edge of Lake Windermere just a short 10 minute stroll to Lakeside and the aquarium and steam railway or to The Swan hotel. We will definitely return next year!

It’s good to hear that you enjoyed the tourist attractions which are only 10 minutes walk along the pathway such as the Lakeside to Haverthwaite steam train which runs through our grounds, The Windermere Lake Cruises and the Windermere Aquarium all of which are enjoyed by both adults and children. The National Trust’s Fell Foot Park is just on the opposite side of the Lake from us and a ferry is available for the short crossing over. There really is so much to do ‘on the doorstep’ at Lakeside View and hopefully we’ll see you again next year
This was our third year at Lakeside View and it certainly won't be our last!
It's a perfect place to relax and enjoy the beautiful gardens, woods, and lake, with so much space for the children to play and explore. There are lots of beautiful places to visit nearby, and with the steam train, Windermere boat cruises, and aquarium all within walking distance, there is so much to do. The whole family were on the lake every day too with their paddleboards - the highlight for everyone. Janet is so kind and helpful, and it was a pleasure to meet her in person this time. The house is really well equipped and has everything you need, and we wouldn't hesitate in recommending.

Your grandchildren and family will have such fond memories of holidays spent at Landing How, spending time on the lake and dashing to the bridge to see the old steam train puffing its way to the station at Lakeside. I know that you went on the Windermere Lake Cruise to Bowness and once there visited the Peter Rabbit exhibition which is so exiting for young children and not so young adults too!
The property was a fantastic base for our family to explore the Lake District and Janet was an excellent host.
She checked on us shortly after arrival, answered any queries we had both in the run up and during our stay, and gave recommendations about the area. The house was clean, comfortable, well stocked and had everything we needed (and more!). We loved the outdoor space, plenty of room for cricket, football and bowls, and the walk to the Lakeside harbour and the Swan hotel was so convenient. My husband loved the fact that occasionally there would be fighter jets flying over, and the kids were fascinated by the robot lawnmower

A very quiet location on a private estate with access to lake windermere via a 300m walk over the bridge over the steam railway.
The accommodation is very well looked after and the hostess provides lots of nice touches including a welcome pack and dishwasher tablets. It is very clean and the enormous lawn out the front is great for small children to play on. It is very remote so take everything with you. The nearest decent sized supermarket is at Ulverston. It's excellent for acces to the southern lakes.
Thank you for taking the time to write feedback and it was good to note that this was a repeat visit to Lakeside View at Landing How, Lakeside. The weather was magnificent during your weeks stay and I know that you made full use of the lake access with a blow-up canoe and rowing boat which were stored safely in the garage. There is indeed a small supermarket nearby which is convenient for everyday basics, newspapers and petrol.
Exceptional.
Breathtaking setting with the most beautiful gardens and the access to the island and lake shore is fabulous! We spend some wonderful days swimming in the lake and our children played cricket on the front lawn. To say it was value for money is an understatement- we did several day trips but really could have spent the week just at Landing How, there was plenty to do. This is a repeat visit and we booked again for later in the year on our last day! The house itself is beautiful- very comfortable, the beds were great (which you don’t often get!) and the kitchen well equipped. There was a welcome hamper which was just a really lovely touch and the wine in it went down well and quickly! We found Janet’s information prior to arriving was informative and welcoming and added a nice personal touch to our stay. We’ve stayed at this house in all seasons now and the weather hasn’t diminished our experience at all. The island is lovely and sheltered for a walk, and the house is big enough to play games when the weather gets really bad. We are recommending Lakeside View to all our friends. Thank you Janet for helping us make such wonderful memories with our little boys!!

Perfect for us; House and gardens are excellent in a fantastic location; great access to both sides of Windermere as well as short walk to the lake directly in the grounds of the house.

We had a lovely stay at Lakeside View.
The house itself was very clean and very comfortable. The owners responded quickly to any queries we had and went out of their way to help. The outside spaces and furniture were good quality and comfortable too. The gardens were well kept and the walkways around the grounds were an added bonus. There was plenty of activities for the wetter days and lots of suggestions for things to do. We felt the hosts put a lot of thought into their guest enjoyment whilst staying in the area. This property is in such a gorgeous location and is very well appointed.
It's very clean and comfortable and the outside space is wonderful. All it is missing is a shower in the main bathroom. Would definitely stay here again.

Beautiful property and perfectly placed to access Lakeside ferry and other local amenities, while being away from the crowds in a lovely, quiet setting
On arrival, stunned by beautifully maintained mature grounds and quaint but modern buildings.
Inside the house was welcoming and cosy. Plush but not stuffy or clinical. Bedding fresh and immaculate. When lights in grounds went off - perfect dark place to star gaze. Wonderful!

Lakeside View is one the best holiday cottages we have ever stayed in.
Just a few steps from the Lake, sitting in the garden and watching the steam locomotive go by is the ultimate holiday experience.The house is maintained to a high standard and extremely tastefully decorated. And we cannot speak highly enough of Janet, who is such a lovely host and took care of everything. The fantastic welcome pack including a gift reflects the sheer class associated with this holiday stay. We are already planning for our next trip.

An excellent Christmas holiday.
The property is in a lovely location, well maintained and decorated beautifully for Christmas. A superb hamper was left for us along with gifts under the tree for all the family. The owner had checked ages of our grandchildren prior to our arrival and chosen suitable gifts for all. We all felt very relaxed and comfortable at Lakeside View from the outset. Easy walks to Lakeside and to Newby Bridge. Thank you to the owners for such a pleasant stay.

We had a lovely week at Lakeside View.
It is in a beautiful wooded, lakeside area with beautifully maintained gardens and easy access to the Lake. We were warm cosy and comfortable. The beds were comfortable and the kitchen had most things we needed. It was lovely to hear and see, glimpses of the steam train as it chugged by. Care and attention to detail is obvious throughout the house including books and games for cosy evenings indoors. We would definitely return to this property as there are may places to visit nearby and lots of things to do.

Wonderful place, very comfortable and immaculate, with lovely decor and good quality furnishings, bedding exceptional .
Slight discrepancy with the photographs to the reality ie the jetty and picnic table at the lake were not in the same place together. Other than that a magical place, beautiful grounds, very comfy and well appointed house. Provides unique close access to the lakes and boats and also the steam train directly from the grounds. I would highly recommend it.

Lovely homely property in a very quiet location.
Excellent facilities including a Ninja which was a real bonus and saved lots of time cooking. The bag of goodies very much appreciated, as where the herbs, condiments, oil, tea and coffee. Very comfortable stay and handy for Lakeside hotel in one direction and Swan at Newby Bridge in the other.

I cannot recommend this enough.
We have stayed here twice. It is so well equipped, it feels like a home as soon as you get there. The house and grounds are amazing, with direct access to Lake Windermere to swim and take canoes out. It is gorgeous and you do not want to leave. Endless walks to go on and boat trips to Bowness and Ambleside. Owner leaves an amazing welcome bag too. Janet, very kindly went above and beyond to send us our walking sticks back home to us, which we had left behind ( had since walks during covid days with lots of sentimental value) The only thing I can possibly think of that could be an improvement would be to have more pint size glasses available and I cannot think of anything else at all. It is wonderful in every way. If I could live there, I would!

What a gem of a property in a stunning setting.
The cottage is spacious and tastefully decorated with comfortable beds and lovely top quality bed linen. The garden was perfect for our grandchildren to chase about and play safely and though communal, we had it to ourselves all weekend. The views were spectacular and it was lovely to see and hear the steam train pass a few times a day. Access to the lake from a sheltered bay was a bonus and there was a picnic table too! The host, Janet, was friendly and helpful and answered our queries promptly. There was a lovely welcome gift bag containing wine, biscuits, milk and a luxury candle! The property is within a comfortable walking distance of The Lakeside Hotel and The Swan at Newby Bridge, along peaceful trails. We had a truly wonderful stay and would not hesitate to recommend. We will certainly return.
I too am a grandparent and I try to make Lakeside View as I would wish to spend a holiday with my grandchildren - indeed I often do! I am constantly looking for any improvements and fortunately can easily bring about those ideas. I’m really pleased that you had a happy and memorable stay with your family.

A very well presented property with everything you can think of provided.
It is in a very quiet complex with a beautiful large lawn available. It is about a 250m walk to get into the lake. We kept our paddle boards in the garage and used them without having to pack them away. It is about a 5 minute drive or 30 minute walk to the nearest shop and it's about 15 minutes to large supermarkets in Ulverston. There is only 1 shower which is in the main bedroom en suite but there is a separate bath.

The acres of woodland and lawn within the gated, private grounds of Landing How are indeed beautiful. There is indeed only 1 separate shower although the separate bath does have a hand held shower and hose. I'm pleased to note that you made use of the garage to store boating equipment. Lakeside View cottage was beautiful and catered for our every need in an idyllic setting.

Absolutely fantastic stay and perfect location!
Lots of space, well equipped kitchen, generous welcome treats and high quality bedding. Lots of 'extras' that have been missing from many other places we have stayed at that just made life easier. Morning cuppa with the company of woodpeckers, water vole & numerous other birds was so lovely. Short 5-10 min walk through the private grounds to the ferry, Starbucks cafe, Aquarium & steam train, with fabulous views on the way. Lakeside View is very special and we hope to return for longer next time. Thank you very much for your hospitality, you really have thought of everything needed to make for a wonderful stay!

I’m not sure I can put into words how stunning this place is, but I will try. The communication provided before our visit was really useful in helping us plan some things to do during our stay. The property was immaculate and really felt luxurious with comfortable seating, comfortable beds with lovely thick blankets and plenty of pillows. There were lots of books and board games for us to enjoy. The surrounding gardens were stunning, even the cold February weather couldn’t put us off enjoying a walk down to the jetty. We wish had booked to stay longer than we had but hope to be able to enjoy future visits at Lakeside View.

We particularly enjoyed having direct access to the lake and short walks to Newby Bridge and Lakeside. We have just spent a week with amazing weather at this beautiful, spotlessly clean, well maintained, and well equiped cottage.
Lots of thoughtful extras provided along with a very generous 'welcome pack'. The setting is very peaceful with quality outdoor furniture to the front and rear of the property. We really enjoyed watching the birds on the feeders - at one time there were 8 varieties of birds including a woodpecker! Short walk to Lakeside for the steam train and lake ferries - great for relaxing days out with fantastic scenery. We enjoyed the walk to the village of Finsthwaite and also to the Swan Hotel at Newby Bridge for lunch by the river. Many thanks to the owner Janet - we hope to return in the near future.

A very pleasant stay at Lakeside.
The owner contacted me prior to arrival and offered advice and tips, which was very much appreciated. Spacious accommodation and generous welcome hamper. Only slight negative would be it's a bit remote, but we find it quite relaxing.
I'm really pleased that you enjoyed your short break at Landing How and that you found it to be peaceful and relaxing. Hopefully you enjoyed access to Lake Windermere from the jetty at Landing How and enjoyed the short walks in both directions to The Windermere Cruiser Terminal, the steam railway station, The Windermere Aquarium and The Swan Hotel. Both hotels have bars, restaurants and spas which are available for the public to book.
We had a great stay.
They property is lovely and surroundings very pretty. There were only 2 things that I would have liked to improve our stay. More available plug sockets in the bedroom. I had to unplug the lamp to charge my phone. It wasn't an issue but would have been easier with additional sockets. Also some tongs in the kitchen to use when turning bacon or sausages under the grill. The only other thing that would have helped would have been a bit more detail on where to go when we got there and where to park. Took us a bit of time to find the 2 separate parking spaces. That wouldn't stop us from coming back though. It was lovely and relaxing and we really did enjoy our stay.
Oh what a shame that the 100% satisfaction record has been broken at Landing How! I had 2 signs made, in red, with number 10 written in white, situated on both parking spaces and are currently in place. I will plug in an adaptor in the socket by the bed to take 2 plugs for future guests and I will buy some tonges for the grill today and put them in situ. Really sorry Lakeside View couldn’t reach your standards.
We had such a wonderful week at Lakeside View and have never stayed in such a clean, comfortable, well-equipped holiday home.
The grounds are so beautiful and tranquil, and we didn't see another soul on our walks through the woods or trips up and down to the lake with our kayak and paddleboard. Our grandchildren loved the freedom to play on and run around the extensive gardens, play in the lake, and watch the steam train pass by the bottom of the garden. The house is in a perfect location for exploring the south Lakes, and we will certainly be returning. The owners were very prompt and pleasant with their replies to the queries we had before our trip, and this added to our perfect review of Lakeside View. If we could give it more than 5 stars we would!

What a beautiful setting! We used the private jetty most days to launch our kayak and SUP and paddle across to Fell Foot for an ice cream - amazing! We were very lucky with the weather and the sun was out most days. The house and surroundings were stunning and we enjoyed many local walks. Thank you for an amazing week!
It is so exiting to hear of you enjoying the facility of the jetty from which to swim in Lake Windermere and to have brought your own kayak and blow-up paddle board which help to make your holiday so memorable - especially being able to paddle board across the Lake, just a short distance, for an ice cream. For other members of the family who didn't fancy getting wet there was the alternative method of crossing over the lake to Fell Foot Park (National Trust) by the ferry just a few minutes walk away - just in case they didn't want to miss out on the ice cream!!
This was a perfect property for our stay.
Clean and full of everything we needed. Lovely quiet location but close enough to attractions etc. Communication with the owner was easy and prompt. We throughly recommend a stay here.

Our stay at Lakeside View was truly outstanding from beginning to end.
The attention to detail and the level of comfort exceeded our expectations in every way. From the moment we arrived, we were impressed by the impeccable cleanliness and the welcoming atmosphere of the cottage. The well-equipped kitchen had everything we could possibly need, including a generous supply of plates and utensils. The lovely welcome pack was a delightful touch, making us feel right at home. The bathrooms were spotless and stocked with plenty of toilet rolls, ensuring we never had to worry about running out. The bedrooms were beautifully decorated, featuring very comfy beds that guaranteed a restful night's sleep. The extra duvets and cushions provided added comfort. The outside space was equally wonderful. We spent many hours in the front garden, where we could watch a variety of birds and squirrels while relaxing on the garden furniture. It was a serene and peaceful experience. The back garden, a large shared green space, was perfect for socializing with friends and provided a safe area for our young kids to play on their bikes for hours. The living room was cozy, and stocked with a great selection of board games and plenty of information about local activities and attractions. The location of Lakeside View is unbeatable. Windermere is literally on your doorstep, offering stunning views and easy access to numerous walking trails. We loved exploring the nearby paths and taking in the natural beauty of the area. In summary, Lakeside View is the perfect retreat, whether you’re looking to relax or explore. The combination of its fantastic amenities, ideal location, and exceptional comfort makes it a perfect choice. We can confidently say it’s the best cottage we’ve ever stayed in, and we can’t wait to return. Thank you for an unforgettable stay!

A very high quality letting, starting with the generous welcome pack and personalised note, Superbly equipped- cutlery, glasses, kitchenware, spices, etc.
The furnishings were excellent and it was spotless. A great location, and lots of literature in the lounge to help us make the most of our short stay. We particularly enjoyed eating breakfast in the kitchen/dinner and our evening meal in the lounge/diner. It would have been a 10/10 but for ours ensuite having no door to separate the toilet from the bedroom area.
I’m really pleased that you have enjoyed your stay because I care very much and thank you for your kind review I always aim to create a holiday experience where our guests would wish to return and in addition to first class accommodation there is so much to do at Lakeside View and in the immediate area especially with children and perhaps grandparents. A fantastic property in a beautiful location.
The electric gates open to beautifully maintained gardens the drive takes you down to 2 parking spaces for the accommodation. The rear courtyard was lovely to sit in the morning. A second seating area for the afternoon sun overlooks the lawned area. The kitchen is so well equipped both with equipment and consumables. The whole property is beautifully presented. There was a good selection of games and books. There was local information of places to visit. We were staying at the property to attend a wedding at Town Head estate (which was only a five minutes drive away) so have not truly explored the area but will definitely be looking to return as the location allows access through the grounds to the lake Windermere cruise boat and the steam railway meaning no need to take the car and struggle for parking when you can hop on the boat and travel up Lake Windermere. Great communication from both Sykes cottages and the owner. I highly recommend the property.

This was a beautiful property in a beautiful location at the base of lake Windemere.
We were in lovely grounds with fine views and plenty of paths and close to many attractions. All of the rooms and equipment were of a high standard and very comfortable. We were with three teenage grandchildren and there was plenty of space. We had a fabulous time and we would love to return.
Sometimes I have the privilege to meet our holiday guests and it was great to meet you both and your teenage grandchildren. There is so much to do and explore at Lakeside View and I think it covers all ages. I know you had a trip on The Lakes Cruiser in mind and it is so good that the terminal is just a few minutes walk away down the pathway. Dinner out too is easy with both The Swan and Lakeside Hotel within walking distance - no need to drive - or cook! You mentioned that two of your grandchildren hadn't been to The Lakes before and I am delighted to hear that you would all love to return. We look forward to welcoming you back!
The property was booked for three nights,to celebrate two family birthdays and fathers day .
The only instant regret we had on entering the property was we hadn't booked more nights . A beautiful well kept property in an amazing location.

Lovely accommodation in excellent location.
Great facilities, comfy beds and well appointed kitchen. Easy walk to the Swan Inn or Lakeside Hotel. National Trust park over the river very nice with kayak and SUP hire. Great views from nearby Gummer’s How. Overall highly recommend Lakeside View and this part of the Lake District.

It sounds like you made the most of the lake access and the ferry across from Lakeside to Fell Foot Park. Hopefully at Lakeside you boarded the steam train to Haverthwaite or perhaps took the cruiser down the lake to Bowness and beyond. We had a wonderful week at Lakeside View.
There's everything here for a comfortable stay: crisp, high-quality bedding, a well appointed kitchen, a lovely art-deco vibe to the decorations. There was a thoughtful welcome package waiting on arrival, and plenty of well-organised information to help us plan our stay. We came during particularly rainy weather, and on one of the wettest days, the large box of board games came in very handy as we chose to stay in. Best of all, however, is the location: there is so much to do within walking distance. Beautiful grounds, two pubs, the steam railway, the ferry across the lake, the aquarium, a little private woodland, and lots of walking trails (child-friendly) into the country side. There is also direct access to the lake's water sports, for the summer months. The owners are warm and responsive with questions, and made us feel very welcome. We loved our time there and look forward to returning.

We are a family of 6 and we loved our stay and the welcome package was a great surprise.
The house is very comfortable and well finished with the kitchen having everything for us to rustle up a roast. Extremely happy to have chosen Lakeside View and we will be back again.

A really nice and peaceful place to stay.
Very comfortable beds and the kitchen was very well equipped. The welcome pack was very thoughtful as we're the information box of the local area. The only down side was the TV reception, not sure if that was our doing. Would love to stay again as it is ideally positioned for our needs.

Lakeside View is new to holiday letting and it is very important to me as an owner that guests have a very enjoyable holiday experience .
