The word Five Star is enough to say everything.

Situated in a beautiful area to the south of the Lake District the property was spotless, comfortable and very well equipped with an excellent hot tub.

It is worth mentioning that those with mobility issues( which my wife has developed since we booked) may find the deep steps at the entrance, the internal stairs, also the step up to the kitchen area difficult - for those with normal mobility an absolutely first class barn accomodation. I agree the parking turn round as indicated by the last reviewer is tight - it is easier to turn round in the approach to the property and reverse in - there is then lots of space. Overall a lovely well presented holiday home

Really lovely barn.

Difficult parking/turnaround space. Steep stairs and very awkward/noisy bathroom door that wakes everyone up if someone uses the bathroom at night. Very comfortable living area and bedrooms. Please consider adding some privacy around the hot tub? Would stay again! Many thanks

This was our second visit to the cottage with family the cottage kitchen is very well equipt, but the cooker and oven needs attention.

Onky one half of the grill was wrking and also due the age of the appliance the dials for the ovens and rings have no markers left which makes cooking frustrating at times.

Really lovely property and as described.

We met up for a reunion after travelling and had a lovely weekend. Firstly the hot water tap is extremely hot. I scalded my hand on the kitchen taps but the showers and other sinks are the same. There is no 'caution hot water' sign stated anywhere so I think this is something that needs to be added, especially if there are children around. I feel our experience was tainted by the attitude from one of the hosts. After having problems with the jets on the hot tub (they only worked for approx 10 mins and then turned off) I texted the host for support. After not receiving a reply I sent a prompt text to which I got a response of 'what'. He then shortly came up to the property and then proceeded to actually shout at me after he pressed the jet button and aggressively said 'is it working or is it not?'. He was extremely rude when questioned and did not help us at all to fix the issue. We have all spent our hard earned money on this property and expect everything to be in working order and be treated with respect from the hosts just like we treated their property with respect. Not impressed with the service provided.

A very well thought out and comfortable property.

Lots of basic essentials included. Lovely beds and no intrusive sounds at night, even with the heavy wind and rain. Surroundings are lovely and it's a good jump off point for seeing the wider area. Getting to the property with satnav is very easy. It'll take you right to the door but be prepared for some narrow, twisting country roads. My only negative thought is that both bathrooms could have been cleaner. The main bathroom had a bit of a smell and the sink was blocked. The shower in the main bedroom had a few mouldy spots in the grout. All in all we had a lovely holiday and were very comfortable.

Great find, property and location was better than anticipated, easy to find, nice welcome gift awaited us on arrival and Ste (owner) was quick to welcome us in.

Property as described and pictured in the holiday listing, with many charetistics and detail for the barn. Hot tub was lovely, although not ready on 1st night but we expected this even on a cool and wet evening, perhaps a canopy or a little screening could be added but that would probably spoil your view of stars above. No light pollution and no traffic noise, just friendly animals including sheep, cows, dogs and cats.

My 4th time staying here , it’s absolutely amazing, I love the place , hopefully if I win the lottery they will sell it to me

We had a fantastic holiday here for the fifth time love the place however I would have liked to have a comment book for the owners to make them aware of maintenance issues as without this information they would never know of any problems.

I would have no problem if they wanted to contact me …! But like I said we absolutely love the hillside barn and will be back next November

Lovely property in a beautiful setting.

There was a big basket of logs and kindling waiting for us. The hot tub was a nice treat for us. The barn was lovely and warm.

Everything was perfect, Lovely open plan lounge, kitchen Comfy Beds Great large HotTub Fully equipped with everything you need Snowed while there so was lovely having a log fire and heating to keep us all warm Good parking space for 3/4 cars This was our 2nd time staying at the property and won’t be our last.Thanks

Hill Side Barn is a wonderfully placed gem of a holiday cottage, spacious and cosy and well-stocked with everything you could need.

Many thanks to Steve and Carol for the very kind bottle of wine on arrival and for helping us out when we couldn't get the wi-fi to work! My friends and I absolutely loved getting visits from the resident farm cat, and the hot tub was always a joy at the end of a busy evening. One thing for potential visitors to note - the stairs down to the bedrooms are very narrow and the handrails a little wobbly, so do be careful if anyone in your party has mobility difficulties. I found them a touch difficult to navigate with my cane, but there are outdoor stairs (and a sloped driveway) to the lower floor which are shallower and broader. We had a wonderful time, and would heartily recommend this place!

The property was immaculate and clean and the hot tub a welcoming sight after each day of activities and walking in the beautiful area of South Lakeland. Ulverston is only 10 minutes away by car and has everything you need. It was so lovely to stay away from the main resorts - a truly relaxing break which all of our family loved

What can I say?

I am so glad that I came across this gem of a property. Hillside Barn is immaculate and the owners have thought of everything you need from the well-equipped kitchen to books, games, and DVDs. We arrived late at night and the lights were on when we arrived and a welcome bottle of wine was waiting for us. We loved the owner's dog coming to visit us and the cows and sheep in the field next to us kept us entertained. The hot tube was amazing, especially after a busy day exploring the Lakes. I would not hesitate to recommend this property and we hope to return. Thank you Ste and Carol for the perfect stay.

Clean and comfortable with everything you could need in a beautiful location!

Hot tub was hot on arrival, plenty of hot water for showering and good water pressure. Very organised in terms of recycling, firelighters, logs etc. We even joined the local FB group and got great recommendations for restaurants, bars and taxis. We'd definitely go back.

Great cottage, hot tub was great and good location for walking in the lakes.

4 friends visited 12 -14 April We were very impressed with the property and thought it was new, so were surprised to read the comments in the visitors book from guests who had stayed years previously.

Cant say there is anything we could suggest in improving the property or adding to it in any way. We had a thoroughly enjoyable stay and I personally have already recommended to other friends

This was a beautiful cottage, in a lovely setting.

The host was very welcoming, he had the woodburning fire lit and ready for us on arrival... and there was a welcome bottle of wine that was much appreciated! The cottage was beautifully decorated and styled and the beds, bedding and pillows were very comfortable. The hottub was a highlight and was really clean and also ready for us arriving. Had the most amazing and relaxing stay at Hillside barn.

The cottage has everything you need to ensure you have a nice chilled, comfortable break away. And they even privide tea, coffee, milk and sugar, which was a very welcomed surprise after a long drive. Close to the town and only 35 mins drive to the lakes, it's location is fab and the views around the cottage are so tranquil. We will definitely be returning again.

What a treasure!

We came here on a girls weekend and it was fabulous. The amenities are about 4 mile walk away; and it’s quite hilly so be prepared for that - and getting a taxi back was impossible, so I’d advise to book in advance. The meal we had at the Farmers Arms was beautiful though and definitely worth the walk. The whole weekend was wonderful and the prosecco / snacks on arrival were such a lovely touch. We will definitely be back, in fact we’re already planning our next stay!

Whatever we needed it was there. Beautiful main room, stunning location with the added bonus of a hot tub. Would definitely return and recommend.

A lovely property.

Comfortable & spacious. Some information on the TV controls would be useful & a note it takes awhile to get a connection. Shower seal in the main bathroom needs replacing & it could do with coming off ever so often for a clean. Bedrooms were a bonus as they were lovely & cool for sleeping. We would recommend the Hillside Barn to anyone who was visiting that area. The welcome gift of wine & handmade crisps was appreciated.

What an absolute find!

The barn was just as pretty as the pictures. Plenty of space for the 5 of us. One of the most comfortable beds we have ever had away from home. The kitchen was really well equipped with pans and equipment. My only comment would be that there could have been more, cups, glasses and cutlery, as there was only exact 6 of each which meant you could not really use the dishwasher. But we just washed by hand instead! This is just a comment, as I could not criticise the cottage, it was too nice! The hot tub was lovely! Sadly for us, the weather was not so kind but we still managed to grab a couple of chilled moments in the tub! Definitely coming back to it in the future

Hillside Barn is idyllically set in pretty countryside (beautiful views and narrow roads to get there as you would expect). We opened our door to see cows and sheep in the field beside us. It is wonderfully quiet and peaceful and yet only a 5 minute drive into Ulverston town. There are a few other properties onsite, but they are mostly hidden and it felt for the most part that we were the only people there. The property is impeccably clean, the cleanest I have ever seen, the hot tub was amazing and fit 6 of us easily, I genuinely wouldn't hesitate to go back.

A beautiful barn conversion, in a lovely rural location.

The cottage is well maintained, lovely and clean and beds very comfy. I was extremely surprised at how well equipped the cottage was too. I'd actually brought a few things for the kitchen (dishwasher tablets, tea towels, bin bags and a small highchair for my daugher) but everything and more, was there! The wine and chocolates on arrival was a lovely touch. My son loved the play cottage (daisy cottage, I think?) And he also loved that he could see baa baa black sheep from our property. We decided to book a holiday very last minute, so pleased we came across this this. Will definitely recommend you to family and friends! Thank you! ☆☆☆☆☆

What a stunning place.

Came for a girls weekend to celebrate a birtgday and was overwhelmed by the beautiful location and setting. The cottage itself was clean and the decor was lovely. The walk in to Ulverston was great, the walk back was a bit of a killer though and the local taxi company were rude and refused to take us and hung up, simply not far enough. The hot tub was well needed after the walk back !!! The resident cat was a beauty and adopted us

Plenty of parking and great hot tub location. Only 3 miles from Ulverston. Would definitely reccommend.

The Barn is absolutely beautiful and the place is stunning, great hot tub, and everything was set out lovely and easy to manage.

Apart from the early issue with the owner about the cleanliness, we are pleased to say this was resolved the next day.

We were offered a refund which was not the issue, glad to say we had a really nice stay at the cottage. and Steve was one in a million when it came to lending a hand to my son in law, as his car broke down, he was very helpful indeed, lending out his tools and workshop. above and beyond the usual service. A very quiet and peaceful place to stay. yes I would recommend this property.

Quite difficult to find, have to turn in on what looks like a farm drive, it's in a really bad state with huge potholes to manoeuvre.

WiFi was good, but no smart tv, and signal dropped in and out of regular TV. Didn't feel that clean, lots of flies, kitchen area tiles are broken and cracked. Bedroom 2 really small, lack of natural light, extremely hot and stuffy. Stairs are very steep, whole area is not accessibility friendly. Outside space was good, but no parasol.

This was a lovely property in a beautiful area.

The children loved the birds nest under the eaves - during our week we watched the chicks learn to fly. We found a lovely walk across fields and country ;anes to 'The Miners Arms', where we had a lovely pub lunch. The hot tub was a great asset and much enjoyed. We would definitely recommend and would stay again.

We all had a brilliant time at Hill Farm Barn.

It was spotlessly clean and tidy when we arrived and the bottle of red wine was a lovely touch! We made full use of the hot tub and the barbecue as we had such good weather, and had lots of lovely walks around the beautiful countryside. Would have no hesitation in recommending this property!

We had a wonderful stay and loved the barn.

Spacious and very clean, surrounded by stunning views of the fields and watching the lambs running around was glorious. Hot tub a great added bonus for us all to enjoy. The location was lovely and tranquil. Plenty of walks on the doorstep. Ulverston 3 miles away to get groceries etc. We did walk to Pennington to the pub but it wasn’t open so check before you go. If there was a little shop, stall on-site just selling milk and bread etc it would have been perfect. We would return.

Loved our holiday here, the accommodation surpassed our expectations.

Loads of space and beautifully furnished. Only comments would be that a few of the kitchen utensils could do with replacing. Some of the knifes were blunt and there was no cheese grater. Minor issues, we are planning on coming back again in the future, thank you so much for a lovely week

Excellent customer service from start to finish from Sykes Cottages and will certainly book again through yourselves.

The Cottage was perfectly clean and we received a warm welcome. Everything from suitable amount of towels to hair dryer and even straighteners. The hot tub was attended to each morning by site staff, meaning it was always clean. We had the most perfect stay and would highly recommend the cottage and booking with Sykes Cottages.

What a beautiful place to stay.

The location is perfect, nicely tucked away from distractions but only a 10 min drive to Ulverston. The barn was immaculate throughout. Well thought through and safe for the kids. We had an amazing stay and will certainly be coming back.

What a wonderful cottage we stayed in!

The beds were comfy, the kitchen was well stocked with equipment and it was perfectly cozy! We felt it was a home from home and the hot tub just topped off the relaxation.

Absolutely amazing barn, very clean and there’s everything you would need for a longer stay, we were there over the stormy weekend where we had every weather condition possible, but the owners came to see us and had everything we needed when we were without power for a few hours, they were lovely.

Would deffo recommend and we’d definitely return with a small group again.

Amazing place for some piece and quite, the cottage was outstanding very good facilities and the hot tub was amazing!

The local town is 10mins drive away plenty of shops etc for anything needed and the owner was very helpful when meeded had an amazing time here.

We have just returned from a fabulous 7 night stay at Hill Side Barn.

We travelled as a party of 5 which included a 4 year old. The property was easy to find and was clean and warm upon arrival. The living space is upstairs whilst the 3 bedrooms (one of which ensuite) are downstairs. It was also great to have a hot tub and despite the rainy weather we still made good use of it each day, our only very minor recommendation would be that the hot tub has a canopy/cover over as some of our party avoided using it if raining (we did pull the parasol over which the younger people in the party really didn't mind!) We had everything we needed during our stay, we were left with details of the owner and maintenance however, we did not have to contact them at any point. There are also other properties on the same site however, Hill Side Barn was extremely private (I can't answer for the others). It's a lovely area which has fantastic views. Ulverston is the nearest town only 3 miles away, but during our stay we also visited the South Lakes Zoo, Ravenglass and Eskdale Railway, Windermere, Laurel and Hardy museum, Lakeland Motor museum and the Lakes Aquarium, as well as a meal out in Ulverston (a busy week!) We thoroughly enjoyed our week away and two members of the party have already enquired about staying in one of the other properties. We would not hesitate in staying again should we be in the Lake District.

The weather was awful for 3 of the 4 days but that only gave us time to enjoy the spacious, comfortable & well equipped accommodation. On the sunny day we had a fantastic time on a boat ride on Windermere from Lakeside to Bowness where we spent a lovely afternoon with coffe stop, shopping & a late lunch! Back to the hottub to warm us up and settle down for envening. There was 3 of us but we know the place is even spacious enough for 6! Wonderful and thank you.

House was lovely and the hot tub was very well used over the week.

Would highly recommend if you are looking for a quiet location and home comforts. A minor observation is that the property would benefit from a larger fridge, especially if you want to eat there most of the time. Otherwise we were extremely happy with the house.

All the beds were comfortable with good space in the wardrobes for our stuff. Very impressed with how hot the showers got too! We’d happily come back and stay and will definitely recommend in the future. The only slight negative was trying to get the radiators on- a bit more info on that might help :) and some fire lights for the log burner too. But kitchen was fully stocked and the 2 bottles of wine for us was especially nice. Thank you for a lovely weekend from the 5 girls from Manchester xx

Loved the fact it felt like you were miles and miles away from anywhere yet everything you could want was just a 5 minute drive away.

Second time we have stayed in Hillside barn and we are always made to feel so welcome.

Both time we have came have been during the pandemic but when we have been allowed. It is a lovely place in a peaceful place. If you are travelling with children I would recommend visiting brockhole Park 5 mins from windermere which is a good day out. We also visited q national Trust too. Hillside barn is so relaxing and its good to get away from the stresses of every day life qnd take in the beautiful views from the barn.

Having stayed at Hillside barn some years ago we knew what to expect.

I’d forgotten how lovely it is! From the fabulous log burner to the very comfortable beds. The kitchen is well equipped with everything you’ll need. It’s in a secluded beautiful location. We couldn’t fault our experience. We had a few furry visitors, the cats and the dogs were most entertaining. I’d highly recommend Hillside Barn to anyone wanting fabulous accommodation and a base from which to explore the Lake District. The Halloween cakes were a nice surprise, thank you Steve!

A great property in a beautiful location.

Not too far off the beaten track. The massive hot tub certainly was a hit with all the family. A few visits from Cyril the dog and his cat pals gave us all a few laughs along the way... We would consider this property again..

My daughter enjoyed the wendy house with the children's kitchen etc, what a wonderful added bonus. It kept her entertained during out stay. Highly recommended and will be booking again soon.

Hot tub is amazing!!!

The cottage was absolutely amazing and nice and clean.

The landlord met me on arrival and walked me through some 'rules' and he really friendly. The cottage is located in farmlands and has great views. One thing I Amy ask is for clear Signage on the turnoff to the Cottages, but overall great experience and definitely recommend.

The whole complex was lovely, out in the countryside, 4 miles (10 mins) from Ulverston.

The views were stunning. The barn is semi-detached, but you wouldn't know it. Very well maintained. Hot tub (not in the picture) fits 6 adults very comfortably and was spotless, as was the barn on arrival. Outdoor seating furniture was quite new. Kitchen fittings were high spec. Very secure parking. Will definitely book the barn again. Loved it and wished we could have stayed longer, but was booked up.

The accommodation was perfect for our needs and the host explained everything to us on our arrival. The hot tub was lovely and not overlooked (apart from a few cows!) and it was very peaceful and quiet the whole time we were there. There were games, puzzles and DVD's if we needed them which was a nice touch. I would definitely recommend it and would love to go back again.

Great cottage.

All facilities are up to standard. Nice and clean. The only issue seems to be that the garden is shared and others can come in when you're using the hot tub. Apart from that we had a great stay

We stayed at the cottage for a long weekend and it filled our expectations.

The cottage is roomy and very well equipped. Carole and Steve were on hand if required and kindly left milk and wine!! It is very rural, although only a ten minute drive from Ulverston, but this suited us.

Our stay at hill side barn was amazing, the barn itself was beautiful and had everything you could ever need and more, from the nice touch of welcome wine and milk, tea and coffee to the kitchen full of every utensil you could ever possibly need.

It was so peaceful and very private, out kids loved it there as did we, the hot tub was great. The only negative I would have is that there are cats onsite that just wander in, and they begged for food alot, it didn't bother us but would probably be worth mentioning it to future guests. The location is very good too, Ulverston is only a few miles away and that has pretty much everything you would need, if not you have the main supermarkets about 10 mins drive away. The lakes are about a 30 min drive so that's also a bonus for us. Overall we had an amazing mini break and would 100% recommend this to people

My wife, two children and I spent 1 week at Hill Side Barn for my wife’s 40th birthday.

It exceeded our expectations. We arrived in the evening to be greeted by Steve who was happy to help with anything. We were left a bottle of wine, tea, coffee, milk and sugar. It was very spacious and clean, with plenty of things to keep adults and children amused. We would often be visited by 2 cats from the Farm MillIe and Molly. The morning after we arrived we had a look around and Steve let our kids feed his ducks. The highlight has to be the top of the range hot tub which can hold 8 people. It is in a lovely quiet area with Ulverston a couple of miles away. It is nice to look outside and see cows or sheep in the fields. When we return to the Lake District, we would definitely want to book Hill Side Barn again. We can’t pick any faults with it and if there was any, I am sure it would be sorted by Steve ASAP. 10/10 for everything. A very enjoyable week.

Spacious and comfortable. Very well thought out to meet the daily needs of guests. Sadly no WiFi which would have made it perfect! Loved having the little cats pop by as was missing our own!

Great location, loved how secluded and private the barn was, yet only a few minutes drive to Ulverston. Hot tub was amazing, much bigger than we expected, comfortably fit 6 adults. Facilities are great on site, beds are really comfortable, log burner was a bonus. Steve was a great owner, lovely guy and available in minutes to give us a hand when we needed it. Would definitely recommend it and would stay here again!

The barn was lovely and really enjoyed the facilities especially the hot tub. Steve had left a bottle of wine for us to enjoy which was a nice touch. Would highly recommend the property and the site

Lovely cottage!

Easily found once you know the way (we got lost the first time!) loved the cats and the cottage itself was gorgeous and comfortable!

Hi was a nice comfortable place, kitchen well stocked (hot tub was great) but we did text owner to did ask to buy more firewood(says on their info owner sells firewood& contact if like some) and the heater in main bedroom was not working so we ask for it to be repaired but we never heard anything back!

but overall was a nice place

The owners went out of their way to make us feel welcome and even came round with a plug in heater when we were struggling to work the heaters.

I have never booked something like this before and can honestly say my stay was amazing!

On arrival it was as simple as a handshake and straight in to the property. Opened the door to find lights on, heating on, xmas tree lights on and could not have been more welcoming. Once in and sorted we found the instructions for our stay along with a lovely bottle of white wine which was fab. The barn is fully stocked with everything you could possibly need especially in the kitchen, you just need to turn up and enjoy as they have catered for everything. The barn itself is cosy and the decor sympathetic to the surroundings, looking out over fields and seeing the sheep wander by is lovely. The Hot Tub was the winner, big enough for our family of 6 and enjoyed by all. Extremely clean everywhere and big comfy sofas, also being open plan upstairs means there is plenty of space for everyone to do their own thing. The bedrooms are clean and light and all bathrooms clean, fresh towels was a great touch. We had a look around the grounds and all the cottages, barns & lodges look fantastic. Everywhere is spotless and well maintained. We did go on a few walks and the views are amazing plus the local town is only a few miles away if you fancy a drink or need to stock up. We loved it so much we have booked again already for next New Year.

This short break exceeded all of our expectations.

Completely secluded and away from the world, it was the perfect break that we really needed. Sat Nav said we'd arrived, and there was nothing to be seen. Thankfully, we'd got the direction details and saw the little Yellow marker and headed down what first appeared to be a rough road to the reservoir, before seeing Hill Side Barn come in to view. Lots of details left by the owner, including a nice bottle of red, which was most enjoyable. Hot Tub was freshly cleaned and filled, and a starter pack ready for the wood burner.. Kitchen had everything you could possibly need and again some tea, coffee, sugar and milk for our first evening. Found a box containing lots of leaflets about local activities and attractions which was helpful. Steve also left a leaflet with takeaway's and local pubs that could be recommended. Our 2 little visitors also made the stay very special. Millie & Molly, 2 very friendly cats who came to see us each morning and evening... They were somewhat spoiled with food whilst we were there.. All in all it was a wonderful, peaceful and quiet break and without any doubt a place we will be going to again in the future.

Hill Side Barn is fantastic.

A beautiful cottage where you can do nothing but relax. The setting is wonderful, the hot tub a gorgeous addition. Supplies can be picked up locally in Ulverston to take home and cook in the well stocked kitchen. For a short or long break it’s perfect. Short walks reveal beautiful landscapes and everywhere in the lakes is easily accessible by car. Highly recommended.

The internet is none existent, while this was ok for us, others that are expecting to use it will find it not useable.

Perfect for a relaxing holiday!

Amazing property and location.

Very tranquil setting, just what we needed... Hot tub was great to relax in. Owners pets (3 cats and 1 dog) did become regular visitors for our daughter, which she enjoyed. Will definitely return either to the same property or one of the other's in the same grounds.

The cottage was almost perfect.

The cottage was beautiful, the facilities excellent, location perfect, lovely comfortable bed, lots of clean towels, hot tub an absolute treat, as was the bottle of wine, milk, tea/coffee etc. Plenty of DVDs, books, magazines to choose from, lots of local information. However note of caution, we chose this cottage as it said no pets and I have a severe allergy to cats. Unfortunately we were plagued by 3 cats. The weather was glorious but we were unable to open windows and the patio doors as the 3 cats would come in. My poor husband spent half the time shooing cats away on what was a much needed break and celebration. We lost count how many times he had to get out of the hot tub, to shoo them away (including trying to curl up in the towels). We struggled to eat our evening meals on the patio as they kept brushing themselves against us and the furniture. In a morning we would open the curtains to the patio door and they would be sat waiting to come in and it was a challenge to get out of the cottage without at least one of them slipping in. I cannot go within 6 feet of a cat, and I had 3 to keep away from. An absolute gem of a cottage if you aren't allergic to cats.

On arrival Hill Side Barn 'felt like home' Lovely and clean plus milk left in the fridge along with basic essentials, dishwasher tablets and even a bottle of wine.

A lot of care and attention to detail had gone into making our stay as comfortable as possible. Top quality furnishings throughout. The hot tub was a real bonus, a first for us. Beautiful setting where you can really relax. We especially loved meeting the 2 cats Milly and Molly. They always greeted us, in the hope we'd give them some more Dreamies. We're hoping to stay here again next year and would definitely recommend.

Excellent property with lots of facilities

Lovely cottage with plenty of space for 5 of us would be easily big enough for 6.

We are thinking of going again in the future, possibly next year.

Amazing cottage, this was the second time we have stayed here, it was lovely and clean, the beds were very comfortable and the location amazing.
