The property

This delightful cottage is beautifully situated in a lovely peaceful woodland setting.

Hodge Howe Cottage is one of a pair of early 20th century cottages reached down a long lane on a private fifteen acre woodland estate.

The cottage offers a high standard of comfort and facilities in any season.

The natural undisturbed gardens are visited by a lovely selection of birds, deer, squirrels, foxes, rabbits and badgers - quiet watchers will be well rewarded. The property is ideally located for either a relaxing or a touring holiday and there are lovely walks from the door to Orrest Head, Troutbeck or to Miller Ground and a good pub at Troutbeck Bridge about ten minutes walk away.

It is hard to imagine that you could be in such a quiet rural setting and yet be so handy for all amenities.

Accommodation: Front door into entrance hallway leading to ground floor bedroom and sitting room.

The delightful cosy sitting room has feature beams and fireplace with a multi-fuel burning stove ,TV with Freesat/Freeview, DVD, CD/radio.

A door leads through to the fully fitted kitchen which in turn gives access to the dining room - this is a delightful addition to the house with its floor to ceiling windows and interesting roof lines.

Access to the courtyard from the dining room is via the recently added boot room which has facilities for hanging and drying outdoor clothing and footwear.

Separate laundry/boiler room with drying rack.

The cottage has three bedrooms - a very stylish and comfortable double room (king-size bed) on the ground floor has its own nicely proportioned and fully tiled en-suite (shower, wc and hand basin) and dressing area.

Stairs from the sitting room lead to the two further bedrooms - one with a king-size double and the other with twin beds.

Each of the bedrooms have a TV.

They also share a quality bathroom which has a free-standing cast iron bath, separate shower, basin and wc.

Furnishings and fittings are stylish with a mixture of classic neutrals, warm colours and natural woods. The property has an air of quality and a most welcoming holiday feel.

Main rooms have fitted carpets whilst kitchen and boot room floors are tiled and the dining room floor is dressed sandstone. Outside: There is ample parking for several cars and dedicated storage for bikes etc.

The courtyard garden outside the dining room features a well and has garden table and chairs - ideal for barbecues.

Further garden areas are kept natural with mature trees and many rhododendrons.

There is an area of woodland to the rear of the property extending to 1 acre and to the front of the cottage a small natural stream follows a winding course beneath the trees.

Pub and local shopping in Windermere two thirds of a mile.

Ambleside 5 miles; Kendal 8.7 miles.

The twin towns of Bowness and Windermere are both vibrant, fun-filled places set within the splendid scenery of the Lake District. Both towns provide a range of amenities, shops and restaurants to suit all tastes whilst Ambleside offers the additional attraction of a boat ride to Bowness, the Lakeside Aquarium and Beatrix Potter's 'Hill Top House' at Sawrey. Grizedale Forest Park is within easy driving distance and is home to a range of activities including many good walks, mountain biking and the 'Go Ape' adventure park. The region also boasts many National Trust properties as well as a variety of water sports for those who prefer a more adrenaline-fuelled trip. Children will enjoy a trip to the 'World of Beatrix Potter' in Bowness whilst the villages of Grasmere, Coniston Water, Kendal, Keswick and the Lakeland Mountains are all within easy reach.
