The condition of this property is entirely unacceptable.

It is dirty, poorly maintained, and was unfit for our stay. The lounge had a powerful, persistent smell of dog that Febreze couldn't mask, and the sofa was visibly covered in pet hair and smelt deeply of dogs. The chair covers in the dining area were dirty and not inviting you to eat a meal in the dining room. The carpets are stained and there are other areas that is disgusting when it is a holiday cottage. Damp patches /previous flood marks on ceiling just left and also boiler kept going off and had to be reset. Towels and bath mats provided but had seen better days. Toilet brush dirty. The outside are wasn't conducive for sitting out due to weeds all over the garden area. There is parking at the back which was the only positive. There were no bleach for cleaning the toilet. There was no welcome pack which would have been very welcome after our journey and is usual in many properties. We were woken several mornings around 5 am by the delivery van at the co op a few doors down which although not the fault of the owners is something to know about! Also people very loud when leaving local pubs (we have stayed in Windermere several times and this hasn't been an issue before). The condition of the property completely spoilt our holiday and we were not left feeling relaxed or invigorated. We complained to Sykes who did send a cleaner out quickly but they ignored most of the issues and only partly addressed the animal smell. There were dirt under the sofa (clearly visible) which was still there after the cleaners left supposedly having cleaned on the first as we arrived and second visit when we complained. We were encouraged to send photos of the worries which we did and Sykes offered to come out again to clean again but this was too late as near the end of the holiday and our holiday had already been tainted by then. They said compensation was down to the owners but no one contacted us again. Obviously it seems no one is bothered once they have your hard earned money. We had to give one star for this review for this review to be accepted, I tried to give no stars but it wouldn't accept it without a star. Let's see if this is published!

We enjoyed the Burrow and found it great value for money.

Very convenient for everything in Windermere - shops, train, buses, cafes, restaurants etc. Also a pleasant stroll to Bowness although the library bus stop is very handy too!

There is no enclosed garden at the property, just a back yard used for parking, with six-foot-high gates that do not close properly.

There are 28 stairs from where you park to the bedrooms, and the ground floor bedroom is only a single. This may not be suitable for guests with mobility issues. There was no Wi-Fi during our stay. We also needed to wait at the property for an engineer visit, which affected our time. On a positive note, the bathroom and kitchen facilities were good, and the bed was comfortable. The location is great for local towns, with some good restaurants and bars nearby. The property would benefit from some decoration and maintenance.
