The property

The Roses is a wonderful, unspoiled terraced property constructed in 1925 by local Arts and Crafts builders Pattinsons in Bowness-on-Windermere which offers a warm welcome to lovers of the Lakes – and up to two dogs. Located in a quiet residential street, but less than five minutes’ walk from Bowness village, this three-storey home captivates with its distinctive period detailing, transporting friends, families and couples to an era of elegance. The house name The Roses is incorporated in its roadside metal gate and the five steps up from the front rose garden to the door which opens on to the hallway. The sitting room, with sofa, armchairs, coal-effect gas fire, smart TV and a selection of books and board games, is perfect for snuggling up after a hearty day’s exercise while the rear rose garden courtyard offers a sheltered retreat when the sun comes out. There is also an outside toilet with small handbasin. Folding wooden doors open wide to create a sense of space in the dining room with a gate-legged table that can seat up to six comfortably when opened out. There is also a fridge for wines, beers and accessible perishables such as milk. Next to it is a sideboard with placemats and vintage crockery. There is a radio on the 19th century antique bureau and an original wooden cupboard for glasses. The compact, well-equipped kitchen packs in a dishwasher, toaster, cafetiere, teapot, a two-oven gas cooker and four-ring hob, pans and Le Creuset casserole. Stone steps lead down to the utility cellar. This has a fridge/freezer and washing machine/tumble dryer. There is also an ironing board and large dog basket. The boiler houses racks and hangers for drying clothes. There are spare jackets, boots and wellies which may be borrowed during your stay. Please take off walking boots, wellies and shoes outside on in the kitchen, not in the carpeted dining room. Upstairs the master bedroom with radio, wardrobe and dressing table, is at the front of the house, the second double bedroom with TV, wardrobe and chest of drawers, overlooks the courtyard and a wooded glade opposite. The bathroom, with original bath, toilet and up-to-date power shower, is a step down on the landing. The top floor offers a single bedroom with chest of drawers, a good work table and chair and fast WiFi. From the dormer window, guests can catch a glimpse of the north Windermere fells. The steps front and back and the three flights of stairs inside without stairgates do make this challenging for those with limited mobility and unsuitable for children under the age of 12. Guests can travel by train to Windermere and take a bus or taxi for a five-minute ride to The Roses. By car, the property is best accessed initially driving up the alleyway behind, by The Westbourne Hotel on Biskey Howe Rd. Please only park by the black back gate (which has 109 on it) while unloading as the neighbour at 103 needs constant access to his garage for his work then park on the dedicated lot diagonally opposite the back gate which has a bench with 109 chalked on slate on it. Up the steps behind is a little terraced garden that catches the evening sun. Please be mindful of the drop between the two parking spaces and let passengers out before parking. Nestled beside the tranquil shores of Windermere in the heart of the Lake District, Bowness-on-Windermere is a picturesque and charming village for holidaymakers. The village's crowning jewel is undoubtedly the lake, the largest in England, which glistens with serene waters framed by rolling hills and lush greenery. There are delightful country walks behind the Roses to local viewpoints Post Knott, Brant Fell and School Knott, and the end of the Dales Way. Bowness's lakeside location provides an enchanting backdrop for leisurely strolls along the waterfront promenade with views of the lake and distant fells. There’s a wealth of bars, traditional pubs, restaurants from Thai to Italian and more to sample, the enchanting Windermere Jetty Museum with a panoramic view from its popular cafe and the Art Deco Royalty cinema which has all the latest screenings not to mention a weekly Wulitzer organ concert. The bustling town of Windermere, with a range of independent local shops and cafes, is a 15-minute walk from the Roses. At the head of the lake lies Ambleside, offering a delightful mix of narrow cobbled streets, traditional stone buildings, and charming shops that exude a welcoming atmosphere as the encircling fells beckon the walker and adventurer. Both towns provide a range of amenities, shops and restaurants to suit all tastes whilst Ambleside offers the additional attraction of a boat ride to Bowness, the Lakeside Aquarium and Beatrix Potter's 'Hill Top House' at Sawrey. Grizedale Forest Park is within easy driving distance and is home to a range of activities including many good walks, mountain biking and the 'Go Ape' adventure park. The region also boasts many National Trust properties as well as a variety of water sports for those who prefer a more adrenaline-fuelled trip.
