    “We’ve just returned from a super holiday at Via Alta.”

    The property( under the new management) was spotless and very comfortable. It was very cosy especially as we were there during Storm Darragh!! The log burner was such a bonus during the storm and made the lovely lounge very cosy. The property was very well equipped and had everything we needed make a very enjoyable stay. It’s a great location for walkers and the Mortal Man pub is just a very short walk from the front door. Beautiful views, gorgeous area. We will be back!!

This unique Lake District character property takes its name (which means high road) from its spectacular position - just off the dramatic Kirkstone Pass.

Occupying the upper 2 levels of a traditional property in Troutbeck village, Via Alta presents luxurious and spacious accommodation under splendid vaulted ceilings, warmed by a feature woodburning stove and with en-suite bathrooms in each bedroom.

The views from the house are unforgettable, and the Wansfell Pike walking route is metres from the door.

Walkers will be spoilt for choice, and foodies will be glad of the short stroll to the Mortal Man, serving excellent Lake District gastro pub food and real local ale.

== Accommodation in detail This property is arranged over two levels with bedrooms and lounge arranged on upper two floors to take advantage of the views.

Enter from ground level and ascend internal staircase to a superb living room with exposed stone wall, feature woodburning stove and vaulted ceiling with skylights.

Modern, well-equipped kitchen and elegant dining area with comfortable room for 6 people.

2 double bedrooms and one twin bedroom, all with en-suite bathrooms and luxurious carpet under foot.

There is also an additional house bathroom, designed for a long soak after a day on the fells!

There is also access to a shared garden. Location Between Ambleside and Windermere, this holiday home in Troutbeck Valley is set amidst spectacular Lakeland Fells at the start of the dramatic Kirkstone Pass road.

Although popular for its unique rural landscapes, Troutbeck village is free of busy car parks, tourist centres and hectic shopsalthough a small village shop / tea room / part time post office stocks some basics.

Most of the village is classed as a conservation area with many listed and National Trust owned buildings, including Townend at the edge of the village, which can be visited for a taste of Westmorland life from centuries gone by. Despite this air of escape, it's only a few minutes drive to facilities and restaurants in Windermere, the shores of Lake Windermere itself and the main road route to visit Ambleside, Rydal Water, Grasmere and beyond.

A perfect Lake District self-catering base where you can escape the hustle and bustle, discover a wealth of unforgettable walks on your doorstep, and keep rainy day activities such as the Lake District visitor centre Brockhole, within easy reach. The road outside Via Alta is used to move farm animals and as such please take care when entering the property that your shoes are not soiled. This group is ideal for friends, families, and groups of couples looking to explore the wonders of Cumbria and the Lakr District National Park. TROUTBECK

Windermere 3 miles; Ambleside 4 miles.

The small Lakeland village of Troutbeck can be found between its more famous neighbours Windermere and Ambleside, close by the Kirkstone Pass. A mixture of houses, cottages and farms, the village is scattered along a narrow lane bordered by a drystone wall. Many of these buildings date back to the 17th Century with features such as mullioned windows and heavy cylindrical chimneys and the northern end boasts its own 17th century inn. Close by, the bustling towns of Windermere and Ambleside are popular with visitors, providing a range of amenities to suit all tastes. Lake Windermere offers boat trips, including the lakeside ferry to the Lakeside Aquarium and Grizedale Forest Park. The ‘Windermere Steamboat Museum’ displays a fascinating collection of boats whilst children will enjoy the ‘World of Beatrix Potter’ in Bowness, where technology brings her characters to life.
