The property

Brettargh Holt Mansion Sleeping 48 is a remarkable country house nestled on 17 acres of formal & informal grounds near the village of Levens, in Cumbria.

Resting on the outskirts of Lake District National Park, this grand luxury abode, built in 1871, is perfect for large family and friend get-togethers, weddings or corporate events featuring bubbling hot tubs, bar areas, open fires, a gym, EV charging, two games rooms, plus so much more.

Built in 1871 as the Brettargh's family home and designed by local architect Joseph Bintley, Brettargh Holt began life as a substantial Victorian country house.

Over time, it passed through several notable chapters, including ownership by Sir Charles Walker and periods operating as a hotel, before being carefully restored and reimagined as a grand country house for contemporary stays.

Arrival begins at digitally controlled gates, which open onto a long, tree‑lined drive leading towards the magnificent mansion, offering an early glimpse of the grand stone exterior set within carefully manicured grounds.

Pull into the expansive private car park and park up with ease, where there is ample space for guests to arrive together and electric vehicle charging is available on site.

From the car park, guests enter through a thoughtful entrance area equipped with a dog wash station, coat hooks, and a boot stand, ideal for managing walking gear and muddy paws before heading inside.

From here, step through to the entrance lobby, where a plaque shares the story of the building’s history and a woodburning stove adds warmth, as you enter the main Brettargh Holt Mansion, the real presence of the house is felt immediately.

Just pause for a moment to take in the view across the soaring atrium, while a sparkling chandelier hangs above the imperial bifurcated staircase.

The patterned Victorian tiled floor underfoot clearly grounds this space on the ground floor, drawing you forward and setting the tone for this impressive 1871 built mansion.

Moving through the ground floor, the house unfolds into a series of spaces designed for shared moments and unhurried time together.

Enter the sitting room and drift between the various seating clusters, ideal for laying out board games, settling with a book, or gathering around tables for puzzles and conversation.

Here, a TV is positioned above a decorative fireplace, while windows look out across the surrounding grounds, creating a relaxed space for shared time throughout the day.

Close by, the snug room with woodburning stove, sofas, and armchairs becomes a natural place to gather as the evening draws in, while the study offers a refined space for those who need to attend to business, take video calls, or enjoy a quieter corner of the house.

Located on the ground floor near the staircase, the bar area provides a comfortable setting for evening drinks, with seating arranged for lingering conversations and a 75” TV positioned for shared viewing, allowing the space to shift easily from social hub to relaxed evening retreat.

The conservatory extends the living areas further, providing a light‑filled setting with seating for up to 32 guests, where groups naturally come together throughout the day, with doors opening directly out to the garden.

At the centre of the house, the main kitchen quickly becomes a focal point.

Here, guests can gather around the large central island, chatting over morning coffee or watching meals take shape.

Stylish and exceptionally well equipped, the kitchen includes two of every appliance, making it easy for multiple guests to prepare food together, before moving through to the dining room.

The dining room itself is an impressive space set within the original Brettargh Holt chapel.

It benefits from beautiful stained glass windows at one end in addition to the original rooftop chapel bell which has been retained.

It is arranged with six large tables seating 8 people each, creating an inviting setting for long, sociable meals.

For use as a chapel it can be set up with rows of seating to the left & right of the double entrance doors with a central aisle running from the entrance doors to the raised area between the stained glass windows providing the perfect setting for a wedding ceremony.

A mural of the garden spans one end of the room, providing a striking backdrop, while a nearby service area allows for celebratory refreshments to be easily served.

For larger occasions, the separate catering kitchen allows professional chefs to work discreetly behind the scenes.

Entertainment is woven seamlessly throughout the house.

Settle into the cinema room and enjoy film nights on the 100” surround‑sound TV, or wander into one of the games rooms where friendly competition builds around Billiards, shuffleboard, and even table football.

The The billiards games room features Billiards and shuffleboard and has beautiful wall panelling, a striking feature fireplace, and a 75” TV, which all add character to the space, with direct access through into the conservatory, allowing guests to move easily between social areas.

Throughout the main ground‑floor shared spaces, a distributed speaker system allows music to flow during gatherings and downtime alike.

For moments of activity, the gym offers a well‑equipped space for workouts at any time of day, followed by restorative sessions in the sauna area.

To the rear of the house, a large patio is arranged with ample seating, creating a natural space for relaxed outdoor meals and conversation, alongside both hot tubs and infrared/coal‑heated sauna, where guests can unwind after busy days.

Once the ground‑floor living, dining, and entertainment spaces have been fully enjoyed, the staircase leads upwards, where luxury carpeting softens each step and a quiet reading nook offers a peaceful pause along the way.

As guests move between floors, 16th‑century shields displayed along the walls add another layer of historic character to the house.

The bedrooms are spread across three floors, each offering a sense of retreat within the scale of the house.

Ground‑floor bedrooms include accessible options positioned close to the main living areas.

On the first floor, step into generously proportioned bedrooms, including a family room with custom built-in bunks, plus spacious rooms, most featuring built‑in wardrobes, designed and furnished in a harmonious style.

Several bedrooms include their own sitting areas, while bay or large windows frame views across the beautiful grounds, creating calm spaces to pause and unwind.

One bedroom features a freestanding soaker tub positioned within the room itself, as well as a seperate en-suite, while others are enhanced by TVs or additional seating.

The second floor continues this sense of space, with further super‑king, king‑size, twin, and family bedrooms, all with en-suites, seating areas, Juliet balconies and elevated views across the estate.

Service rooms on the first floor add to the ease of group stays, providing thoughtful, practical support, with laundry facilities and coffee stations.

Step outside, and the experience continues across the grounds.

Guests can gather on the patios, where seating is arranged for shared meals and relaxed afternoons, light one of the covered barbecues, or ease into one of the hot tubs and let conversations drift into the evening.

The surrounding outdoor space encourages guests to wander, chat, and linger, all within the setting of the estate.

Beyond the grounds, Levens Hall and Gardens offers a striking combination of historic interiors and renowned topiary gardens, where winding paths and sculpted greenery invite slow exploration.

Sizergh Castle reveals centuries of history through its stone walls, lakeside walks, and richly layered rooms that tell the story of generations past.

Windermere draws visitors towards the water, offering lakeside strolls, boat trips, and ever‑changing views that provide a refreshing contrast before returning to the grandeur of the house.
