“We had a wonderful stay in this beautiful and historic house.”

It is comfortable, spacious and a really inventive blend of ancient and modern style. The kitchen in particular provided a great focal point for family time and was very well-equipped for cooking. Needless to say, the location is fab and Braithwaite is so pretty. We fitted in several walks, visiting Borrowdale, Bassenthwaite, Cockermouth, Honister and Keswick, and kayaking from Portinscale as well as a dinner in the delightful Coledale Inn. It is comfortable, spacious and a really inventive blend of ancient and modern style. The kitchen in particular provided a great focal point for family time and was very well-equipped for cooking. Needless to say, the location is fab and Braithwaite is so pretty. We fitted in several walks, visiting Borrowdale, Bassenthwaite, Cockermouth, Honister and Keswick, and kayaking from Portinscale as well as a dinner in the delightful Coledale Inn. We thoroughly enjoyed staying at Beck Edge and would totally recommend this holiday house.

“Basic Accommodation.”

Layout of the house, lovely Space for one car- for us not a big issue Great location for Keswick & Whinlatter forest 5/10 mins in car. Pub/ restaurant = good food /coffee shop / small expensive convenient store within walking distance. Having had a pleasant stay over the new year period, I’m sorry I do have to agree with some of the previous reviews still waiting to be improved on. My recommendation would be, for future visitors, A welcome gesture of milk etc , especially for visitors arrive in the evening. Changing timer on heating= January was freezing -1 Throws placed in the living area On arrival more logs with kindle to start a fire= ( one log was left no kindle) More toilet paper( 2 small rolls =sleeps 5) Changing those towels Cleaning could be better.

I am pleased you had a pleasant stay at Beck Edge over the New Year period. I am surprised though by the heating issue - the timer on the household heating is set from 6.30 - 10.30 am and again from 3.30 to 10.30 pm. There is also an option to turn on the heating to constant and instructions are given as to how is can be done. We do ask that this is turned off again prior to departure. There is also the wonderful gas fire in the kitchen/diner that rapidly warms the room. With the log burner in the living room we clearly state that logs are not provided. However as a result of another guest's feedback we instigated a plan that some logs and kindling are left by the last guests but this has obviously not worked and needs to be reconsidered. I can and shall put throws in the living room. As to providing milk I am afraid this is not practical as the cleaner who services the cottage does not attend immediately prior to the arrival of guests. There is also the issue of lactose intolerance to consider and where does one stop. Bread? Butter? etc.etc. I do provide dishwasher tablets, washing up liquid and washing powder for the washing machine. But the accommodation is self catering so only one toilet roll is left in each toilet as a starter. The towels have been replaced and are new. Property Owner

“A lovely cottage in a great location for walking straight from the door.”

Very comfortable bed, but as noted by other reviewers the towels have seen better days. A few house keeping niggles - there was no salt for the dishwasher and we couldn't buy any in Keswick as it was sold out, the en-suite toilet was running continuously and the cleaning generally was not great. Also the TV is not a smart TV as described in the listing and even the Freesat reception was hit and miss. We would have brought a laptop to connect to the TV if we had known.

“Had a lovely stay, thank you.”

The only feedback to improve future stays would be that the front door lock or key needs to be replaced, had to play around to open and lock the door. Would have welcomed a starter pack of logs for the wood burner, we would have then left the same for the next persons, nearest shop we found that sold logs was back in Keswick. Finally it would be a good idea to have a selection or cleaning liquids for the floors, toilet and bath so we could use for general clean and upkeep of your property. This is feedback purely for the owner, none of the above would put us off staying again, the cottage is in a great location and we had a very pleasant stay. Thanks again.

Logs and kindling can be purchased in any of the local petrol stations in Keswick, just outside Braithwaite. We have our maintenance team addressing the lock to make sure it is working as it should. “We had a very disappointing experience at Beck edge.”

It does look exactly like the pictures on the website but that doesn’t tell the whole story. Parking is a problem. The roads around the property are very tight and very busy, not only with vehicles squeezing around the corner but also cyclists and pedestrians passing by right in front of the house, making it difficult to park and unload the car. The road noise woke us up in the morning due to a manhole cover which clank’s every time it’s driven over. The allotted parking space to the side of the house is really tight and you have to park close to the house wall to not block the neighbours drive. The key safe is located on the opposite side of the property through the rickety gate next to the side door and a scruffy rotting log store (not a great first impression). The key safe itself was difficult to operate and the front fell off once it had unlocked. Before we arrived we did received a message informing us the dishwasher had broken, which is annoying but these things happen. (There was a hand written note in the kitchen confirming this). The general feel of the place is dated and maintenance and investment in the property over the years is clearly lacking. Some of the issues we encountered were mentioned in a previous review and had apparently been resolved. The front door lock sticks and is really difficult to lock and unlock from the inside. (It’s identified in the safety paperwork as a fire exit which obviously is a big safety concern). Cupboard fronts, doors and plinths in the kitchen are poorly fitted and tired. I’m not sure the filters in the extractor fan have ever been cleaned? They are yellow with grease and the ceiling above is stained. The fridge doesn’t seem to be working efficiently, the lights doesn’t work, the bottom shelf is broken and the door is being held together with some sort of foam/adhesive. The manual in the kitchen is partly handwritten and difficult to read especially the oven instructions which have been crossed out and sketched in biro! There’s a sealed unit in the rear kitchen window which has broken down and is full of condensation along with a spotlight and bulb that have blown. This room just smelt very stale so we had to open all the window to freshen the place up. The blinds throughout the property are dirty and offer no privacy from the surrounding properties or roads. As previously mentioned the array of towels supplied are very small and really old, I’m not sure why they haven’t been replaced years ago. The main bathroom was functional and the water was hot but the rainbow shower curtain wasn’t very clean and had mildew around the bottom of it. The beds were fairly uncomfortable but the bedding old and worn, the single bed didn’t smell great and my son refused to sleep In it. We had a 2 night stay booked but decided to cut it short and travelled home a day early as we felt really uncomfortable at Beck edge. Although this property might be acceptable to some we felt it is in desperate need of a refurbishment and freshening up, there has clearly been no investment in the property over the last 20 years and it shows. And for such an outstanding area of the country where you have to pay a premium to stay, the standard of this property is simply not good enough. It’s very disappointing as we’ve used Sykes on several occasions and properties are usually of a very good standard, but unfortunately not this one.

I am sorry to hear that neither the village nor the cottage were suitable for you. Braithwaite is a busy village, especially in the summer, being popular for walking on the nearby fells and cycling in Whinlatter. As far as the cottage is concerned, the key safe is the standard one which was replaced only 4 months ago. The access gate is an ordinary wooden gate but the now defunct log store I agree is an eyesore and it will be demolished by the end of the year. The items in the cottage have not been there 20 years ( apart from the 2 wardrobes) and there has been recent investment. Some furniture has been replaced this year and the glass bannister and mezzanine surround were modernised at considerable expense 2 years ago. The kitchen units are not of the latest trend but they are as shown in the pictures on the booking site, they are functional and will be replaced when they are no longer so. The towels are going to be replaced as I do concede that point. I disagree that the blinds are dirty, or they certainly were not when I stayed in July. I can confirm they are back out blinds and they do provide privacy. As far as the other issues you raise, I shall check with the cleaner and they will be rectified as appropriate. There are spare shower curtains and if the bed needs a new mattress it will be purchased immediately. However I do note that the guests who posted a review just before your visit actually commented on the comfortable beds. Property Owner

“What a great spot!”

Location is brilliant. Well situated for walking & public transport around the area. The property is right on the roadside. Unloading was tricky. The roads are narrow and fairly busy. It was noisy during the day, but we were out most of the time. Parking wasn't too much of an issue. Although it's a small parking bay. We managed to get one car in it and the other, we parked further down in the village. The property is very spacious and well laid out. We were two couples. Great to have 2 bathrooms. Well equipped, with everything you need. Beds were comfortable. Towels weren't great, old and on the small side. We were only given 2 small bath towels and a small hand towel, per couple. Although clean, being an old property there were a few spider's webs up in high places. The heating & hot water were difficult to navigate. The boiler wasn't set at the correct time. Fortunately we were able to reset this after a lot of fiddling about. The central heating wasn't great. The gas fire was very useful, once we had worked out how to light it! There were no logs for the fire, (It was July), but we needed some heat! Typical British weather. We contacted the office and spoke to them about a few issues, as we didn't want to be charged. Front door lock sticking, no logs, broken blind, kitchen cupboard fronts, loose. All minor but we were assured this would be sorted that day. True to their word it was. We also had logs delivered. Great service from Sykes. Overall, a very enjoyable stay.
