“What's good: Location (central yet quiet, thanks to thick stone walls.”

Roof terrace overlooking churchyard. Equipped with many utensils, cleaning products, etc. What's bad: Unfortunately the kitchen sink does indeed emit quite a persistent and pungent smell, indicating some sort of drainage issue.

“I have stayed in a Sykes property on other occasions and always found them to be very enjoyable and of a high standard but I stayed in this property for only an hour before returning home, there was no way I could have stayed longer.”

The property is advertised as dog friendly but it most certainly isnt. The pavement outside is so narrow and is on a busy main road so makes it difficult to get a dog out on a lead. The back yard is dirty and unkempt and the back gate is rotted away at the bottom leaving a big hole for a dog to escape under. The top of the gate is held on with a flimsy piece of wire so no security either. This gate should be replaced before it falls off and injures somebody. The property smells musty generally and is much smaller than it looks on the photos. It needs a good deep clean and freshening up. There is a log burner in the lounge with 'Do not use ' on it and the rug needs a good shampoo. The stairs described as very steep were much worse than I thought with hardly any tread to step on, a definite slipping hazard. Upstairs the bedroom is tiny and unwelcoming with poor quality bedding and towels that should be replaced giving a gloomy impression. The kitchen is no more than a corridor with cupboards on one side. The promised fridge freezer is a very small fridge, no freezer, misadvertising, and the microwave is hidden in a cupboard. There are notes left everywhere with what not to do, nothing helpful. The worse thing about the property and the reason I could not stay there, was the bathroom. As soon as you walk in there is a terrible gut wrenching stench of what I presume are very bad drains, it made me feel sick so surely is a hazard to health Also there wasnt even a roll of toilet paper. I spent a lot of money on this holiday and am hoping Sykes will make some refund to me for not being able to stay there. Also I am hoping a representative from Sykes cottages will visit this property and verify all I have said is true. If you are thinking about booking this property I urge you to think again and not lose a holiday like I did.

“The bed had dirty sheets and a smelly urine stain.”

Nothing was done to remedy this. The upholstery, carpets and cupboards smell stale, this was covered by air freshener after I raised the issue and nothing was actually cleaned. Soap not refilled in the bathroom. Toilet roll not replenished on the holder. Rubbish left in the bin. Windows very dirty, this is caused by the road very close outside but simply requires frequent cleaning to maintain properly. Very poor level of basic housekeeping. Communication very bad, I have rang three times to never have my calls returned as promised or a solution offered. I assume this was because I was kindly offered alternative accommodation by my friend as I discovered the wee on the bed at ten o’clock at night and needed an immediate solution, which I was very fortunate my friend provided. If they had not given me somewhere to stay I would have had to pay extra for a hotel. I still had to move my belongings late at night. My friend giving me somewhere to stay is no reason to leave the property in an unsanitary condition while I am still paying for it and I feel that because I told the operators at Sykes that my friend had put me up they felt no need to solve the issue. The owner attended without any warning while I was out and just remade the bed in the same sheets and sprayed a ton of air freshener. When I called back to say this was not an appropriate solution I wasn’t offered any other solution and was promised a return call that I never received. I rang back again and was advised to email owner relations to which I’ve had no reply. The email asking for my feedback has arrived before anything else. I rented the cottage to have my own space while I visited and this has not been provided. I feel like Sykes and the owner have both gone “Ugh, bloody customers are pests” and rolled their eyes and nothing more. It has been the worst customer service possible. What would any of you have done if you had arrived to a dirty bed that smelt of wee? Short of a complete mattress replacement you would have immediately wanted your money back should a cottage owner/manager think that to be an appropriate presentation of their cottage to a customer. Still no resolution has been made and I am still waiting for a return on my calls and emails to owner relations from Friday 18th. So far I have lost over £400 and was never provided with a sanitary place to sleep by Sykes. 0/10 never again will I stay in a Sykes property.

“Convenient location, clean and tidy.”

Just what we needed for a short break. Topped up central heating a few times as it was low on pressure but other than that, very comfortable.

“The house is cosy , welcoming and wonderfully positioned.”

The house was adequately clean although there was dirt and debris under the sofa. The bedding was cheap and not comfortable and the central heating had to be re pressurised every day in order for it to work. Slightly more care with cleaning and better bedding and this could be a gem and worth the fee.

Plenty of towels but I used my own. Good location in the middle of the town. Only downside was it needs a deep clean and this place could be a wee gem to go to. The heating manual would be useful to as the heating was all over the place.

“A pretty cottage.”

Clean and well supplied with kitchen items and bedding. Easy walk to town and plenty of space for a couple. Very good value for money. The shower head needs a bit of attention as it was prone to falling out of its holder mid shower! Parking was provided and opposite cottage. A bit more info on how to park would help keep the neighbours happy. We would be happy to stay here again.

“A little bit of TLC is needed to the bathroom.”

We had an issue with the toilet been right at the back of cottage, going downstairs during the night down those very steep stairs was a definite no no. A small en suite would have made all the difference and there was room. Parking was a problem too.

“This was our second stay and would happily stay again, the new TV was a nice touch and this time we were more prepared for the additional time the oven takes to cook.”

When we stayed in winter there was two patio chairs along with the table on the roof terrace, we didn’t get to sit there in winter due to poor weather, we had a fantastic spring week this time though with lots of sunshine, however the chairs had been removed with just the table remaining meaning we missed out on early evening sat on the sun terrace, would highly recommend returning the chairs

“This little place does exactly what it says on the tin, yes te stairs are steep, exactly as it states in the description.”

The parking is directly opposite and we had no issues parking be it day or night. The accommodations clean tidy and something that is rare in holiday let’s the bed is comfy, outside space is tidy and the roof terrace is an added benefit. The kitchen is well equipped however the oven is very slow to get to temperature however the pub down the road does fantastic food. Great value for money and recommended for any short break

“Hadn't realised the stairs would be quite so steep.”

Awful navigating to the toilet in the middle of the night. Bathroom needs a refurb - looked very old and tired and not particularly clean. Shame the log burner was not allowed to be used. Parking across on the pebbles stoned area was difficult although we always managed to get a space be it rather tight at times. Would not go back there.

“The parking situation.”

We were advised to park on the cobbles opposite the cottage. The neighbour opposite told us we couldn’t park in the space as it was his. He was rude which spoilt our arrival at the cottage. Also when we returned from a day out there was no space to park on the cobbles so we had to put it in the car park down the road and it had to be moved out by 7am or more money put in the machine for further hours. I did call on the day we arrived and was assured we could park on the cobbles. We were due to check in at 3 . We arrived at 1.30 so went into the town and had a coffee. The key box was shut at this time. When we got back at 3 the key box was open. We knocked on the door and found the cleaners were still there. We had to wait another 20 mins. The house was tired looking and the bathroom could have done with a deep clean. There were cobwebs on the ceiling. There was also a terrible smell from the drains in the back garden which infiltrated the house. When we got back the smell was terrible. This could explain why 2 tins of air freshener were left on the side in the kitchen.

The property

A pretty mid-terrace cottage located near the town centre of Cockermouth, All Saints View is a charming property perfect for a couple to getaway to enjoy the Lake District. Near to the wonderful Bassenthwaite Lake and all that surrounds it, as well as the bustling hub that is Keswick, All Saints View is close to shops, pubs and lots of attractions. Enter the property and be welcomed into the living room/diner, here you can relax in the evening after a refreshing day of walking, and dine at the table when you're not sampling the delights of the local restaurants and pubs. Within the kitchen you can find all the essential appliances to assist you on your self-catered stay, including a gas hob, fridge and oven. Completing the ground floor is the shower room, while up the steep cottage stairs you can find the king-size bedroom, it hosts plenty of storage and has been beautifully decorated, and even features an original fireplace, now a decorative feature. The best part of the property has to be the first-floor balcony terrace, accessed from the landing through double patio doors, you can relax out here on the seating and enjoy a peaceful morning with views of the church and the church yard, offering a lovely way to wake up. One of the main attractions of this northern Lakes town is the large Georgian house on the Main Street where William Wordsworth and his sister Dorothy were born, now in the care of the National Trust, it offers an insight into the lives of those who lived there in the 1770s by presenting the house as it would have been back then. The 18-hole moorland course at Cockermouth Golf Club lies just outside the town in Embleton offering keen golfers an excellent course to practice your swing. A perfect activity for a couple is a trip to The Lakes Distillery, where you can see the beautifully renovated Victorian farmstead, overlooking the waters of Bassenthwaite Lake, and meet the friendly alpacas in the Alpacaly Ever After herd that graze on site. Bassenthwaite Lake is one of the largest at around 4-miles long, and is a great place for viewing Osprey who nest nearby, with the eastern side of the lake being part of a number of walking paths with stunning scenery along the way. Delight in a romantic retreat to All Saints View in Cockermouth.

The small country market town of Cockermouth is situated in the quiet north-western part of the Lake District, a largely undiscovered and unspoilt area, yet only 13 miles from Keswick. The town is famous as the birthplace of both William Wordsworth and Fletcher Christian (of Mutiny on the Bounty fame) and Wordsworth’s Georgian family home, on the main street, is now a popular visitor attraction, owned by the National Trust. Cockermouth offers a good variety of shops, pubs and places to eat, but (of course) the main attraction of the area is the beautiful scenery and excellent walking in the northern lakes – Bassenthwaite Lake, Ennerdale Water and Derwent Water.
