The property

Overlooking beautiful Derwentwater and the fells beyond this beautiful early 18thC Georgian house is a 'first' for Heart of the Lakes being the largest holiday home we have ever offered. If you are planning a special visit maybe an anniversary, a significant birthday, extended family gathering or just an opportunity to spend time with friends this could be the place for you. The house is available for two or three night breaks with very flexible change-over days, and also up to full weeks and we can even arrange catering for that special occasion. There is so much to say about Derwentwater House but words are never enough to capture the welcoming ambience of this beautifully presented property which is sure to please. The property was originally a gracious manor house and retains many original features now augmented by the owner's flare for design and styling. With eight en-suite bedrooms in the main house, three of which are named suites, you can accommodate sixteen in great comfort. A quiet sitting room to the left - a beautiful sunny room with lake and garden views. To the right ,the Tartan room, the hub of the house with log burner, bookshelves and comfy seating. Through to the dining room with a fabulous table to seat twenty so you can celebrate in style your special event. Impressive open plan kitchen and then through to the back hall and the cinema room with 50'' TV and sound system. A lovely bedroom overlooking the garden with wet room, to make life easier for the not-so-able, completes the ground floor of the house. In the basement is the laundry and a couple of rooms for the young,toys, TV, games, snooker room, wc and shower. Upstairs you will find seven further en-suite bedrooms, all individually styled with great attention to detail and comfort. Three of the rooms are named suites, Catbells, Keswick and Skiddaw, and are larger with comfortable seating and king-sized beds; one has two bathrooms with Jacuzzi bath and the master bedroom has four poster, large bathroom and lovely views over the lake from the Georgian balcony. Catering can be provided by arrangement for either a special meal or throughout the weekend. Outside: Hot tub for 5/6 guests. The grounds extend to around an acre with the additional cottage annexe that can provide extra sleeping for 4/5 on request (extra charge). Ample parking. Short walk to nearby restaurant and good village pub. Lake cruises and lake hopper bus service to Keswick from across the road. Alfresco evenings on the terrace with BBQ and fire pit are a great favourite.

Bassenthwaite 7 miles, Ullswater 16.6 miles; Cockermouth 13 miles.

The popular town of Keswick is the holiday centre of the North of the Lake District and has plenty to offer the visitor at any time of year. The town boasts numerous shops and restaurants to suit all tastes, as well as offering miniature golf, excellent parks, the famous Theatre by the Lake, a charming cinema, the Pencil Museum, a climbing wall, fishing and great mountain biking opportunities, whilst the beautiful lake of Derwentwater at the head of the stunning Borrowdale Valley is only a few minutes walk from the town centre. Nearby, between Braithwaite and Buttermere is the beautiful Newlands Valley, while picturesque Bassenthwaite Lake is well worth a visit. From a gentle countryside ramble to a challenging hike up Skiddaw or the famous Catbells, there really is something for everyone. Visit Castlerigg Stone Circle, the Jennings Brewery and Mirehouse, a grand house and gardens on the shores of the Bassenthwaite Lake, or take a fabulous boat trip around Derwentwater. With plenty of attractions for the kids, lovely parks and the nearby Lake District Wildlife Park this is a great Lakeland destination whatever the time of year.
