“We loved the cottage and grounds as soon as we arrived.”

Colin welcomed us as we got out of the car. He shared information that we needed to know regarding, heating, shower, TV, etc. Everything was spot on and we loved the cottage as soon as we went inside. It was lovely, being able to come and go as we pleased and we had a brilliant week in this lovely old cottage, even though the stairs creaked! Well, it is 400 years old after all! Oh, and we even played a few games if pool, though I must admit what with seeing a lots of things the lake district ...

Oh, and we even played a few games if pool, though I must admit what with seeing a lots of things the lake district has to offer, the World cup and Wimbledon , we didnt have time to play it often. Thank you Colin. All in all we wouldn't hesitate to recommend a stay in this beautiful place, and we would certainly return .

“Disappointing and tired.”

The kitchen was very lacking. The kettle knob was broken therefore dangerous to use as it was easy to burn oneself. The fridge/freezer was useless as the fridge froze everything. The rubbish bin had a broken lid which was corroded, not very hygienic. The one frying pan we used was not fit for purpose. The bathroom, as we were a party of three into our eighties, was not at all useful as we had to clamber over the side which was very high and wide, to take a shower. Also the light over the basin didn’t work and the taps were loose and very dirty .TV room cold and uninviting and the tv didn’t work for the first few days. Bedroom 1 bed ok but light on near side of bed only worked intermittently, power points difficult to use. All the radiators needed servicing, some were red hot while others didn’t work at all. Didn’t use the snooker room. Outside furniture in need of TLC. While the house had character it seems all rather tired and in need of some TLC. The gentleman , Colin, who lived opposite was very helpful and solved the tv issue. All in all disappointing.

“Lovely quirky old farmhouse, plenty of space for us and our teens to relax after long hikes, they enjoyed the pool room too.”

Set in lovely position with beautiful view across Coniston Water to the old man. The house could do with a little tlc - we struggled to warm the house up, seals are missing from the wood burner, so we weren’t able to make it as cosy as we’d have liked. Hot water pump was intermittent and no hot water in downstairs toilet. It’s a fabulous property and with a few tweaks would be a real winner.

“Had a lovely week at the Farmhouse.”

Owner is on hand for any questions and very friendly. Arrival instructions very useful. Cottage is cosy and has lots of character. Gorgeous views across Coniston and some great walks from the property over to Tarn Howes and up into Grizedale.

“Amazing looking site picture postcard pretty, even when the weather was slightly covering the mountain,the farm house was fantastic and so full of character ,the creaky wood boards and exposed wood added to the charm, Park is easy , The only down side was no cot ,we had down 4 Adults and 1 infant ,the owner apologised and said it was Sykes rule because of COVID ,(if your bringing a little one bring something with you.”

Coniston is a 5min drive ,Windermere 45min , easy place to park was ferry nab ,don't waste time driving around for ages.

“We absolutely loved our stay at the farmhouse in Atkinson Ground.”

As soon as we arrived we realised how special it was… and much more spacious than we had expected too. Our kids (13 and 11) were happily entertaining themselves with board games and games of pool with us. It was also perfectly located for our visit in beautiful grounds, and meant that nothing was too far away. It was a lovely, peaceful stay. The only thing that may have improved it was a bit more heat (although it’s an old house so we did expect it to be cold in February!)

The property offers a great base from which to explore the vibrant village of Coniston, the majesty of Coniston Water as well as the wider Lake District.
