“Once again it was great to be back at this clean and cozy Lake District cottage which had been nicely decorated for the festive season with a welcome gift provided, this was greatly appreciated.”

Credit is due the property owner who had obviously done an honest effort of addressing the `moans and groans' of some other visitors! Just one issue remained, that of the main bedroom bed being uncomfortable for some visitors, this was easily corrected once it was established what the problem was!, at some time in the past the mattress had inadvertently been placed on the bed upside down and once turned such that the springs faced down and the sleeping surface was on the top side the bed was ...

“This could be a really nice, cosy cottage, but is let down by not providing some basic things, only providing the very bare essentials and failing to address issues that previous customers have raised.”

A modest outlay would make a big difference. -For a cottage accommodating 4, there was no corkscrew and only 3 wine glasses, which put an end to our planned celebration. -Instructions for the Hotpoint cooker were for a Tricity Bendix - brilliant! -Only one bedside light for two twin beds -One tiny chest of drawers in each room, no wardrobe / no coat hangers. (there is room for a wardrobe) -No mirror in the double bedroom and only a tiny shaving mirror in the bathroom -Extract from the guest instructions said “Heating is set to keep you comfortable and warm”. Unfortunately if you weren’t comfortable and warm there were no instructions about how to adjust the heating. -The toilet seat didn’t fit the toilet (it was too small), it was loose and precarious. There was also only one toilet roll. -we booked for a week but only 3 dishwasher tablets. -As stated by previous visitors the lounge seats are pretty uncomfortable. Reading customer reviews from the last couple of years some of these recurring issues clearly haven’t been addressed, seemingly either by the owner or Sykes cottages. Who cares if the money keeps rolling in? For somebody who has rented cottages every year for over 40 years, it’s sad I have to write a review like this.

We are sorry you were so disappointed and apologise for the missing items. We have been updating the property and unfortunately the key items you mentioned; mirrors, new chairs , bedside lights were not installed at the time of your visit. They should have been, and are now installed. Other housekeeping issues-toilet roll /dishwasher tablets /glasses we would have been happy to deal with during your visit. We normally supply a weeks worth of dishwasher tablets and at least 2 toilet rolls. Apologies this was overlooked. we would also draw guests attention to the cottage description, rooms are small and there are no wardrobes at the property. Property Owner

Imagine 4 would do fine too. Good location, especially for walkers. Would benefit from supply of an indoor drying rack and a parasol+table by the bench outside.

“The cottage was grimy in places: e.”

G. place mats for table horrible and all the utensils next to the hob needed washing properly. The kitchen table and bedside tables were pretty grotty. The double bed was not comfortable: I had to sleep on the edge to avoid rolling into the middle. The dishwasher tablet dispenser was broken: we coped with this by pausing the dishwasher after ten minutes and manually placing the tablet in the cutlery rack. The hooks on their own were inadequate for hanging clothes: hangers would have been appreciated. We couldn't leave clothes and towels outside to dry due to rain. Using the radiators meant we needed to put the heating on... The batteries in the heating control panel were dead, so we had to buy and replace ourselves. A clothes horse for drying clothes would have been helpful (and again hangers to place items above radiators where you have hooks). The twin bedroom was pretty bleak: no pictures, only one bedside table and lamp. Our daughters sharing that room, struggled a bit with the noise of traffic directly outside. Neighbours used the bins for this cottage and filled up with items that didn't belong (the signs on the top of the bins had worn away). As there is no card collection we took all our card to recycling bins in a local car park ourselves. Although the view down to the lake was wonderful, it was a little bleak directly outside as the area is a driveway for the other cottages and the single bench separate. We did have a lovely week walking, etc. but, this being our main holiday of the year and for the price paid in high season/August, we did feel a bit cheated with all these bits and pieces not being up to an acceptable standard.

“We loved staying at this cottage but as other guests have mentioned, we also had an issues with the tree above the parking space.”

During high winds on our first night, branches had broken off and landed on the car, leaving small scratches on the roof and bonnet. I moved the car and left it parked further down the road. It would have been nice to have a welcome pack, tea and milk etc on arrival but it’s only a short walk to the petrol station for essentials. Great places to eat, somewhere different every night. Great pubs and amazing views. The lack of a mirror in the master bedroom is inconvenient, although there’s a shaving mirror in the bathroom. The only other mirror is in the twin room with poor lighting when the curtains need to be closed while getting ready. In truth, I’ve found the same issue in lots of properties we’ve stayed in. Good lighting and mirror required in master bedroom. We noted the “no wardrobes” and remembered to take our own coat hangers. We would stay again. 2 adults, 1 dog.

“Really enjoyed the stay lovely view over coniston water Only thing I was not happy about is the chairs in the lounge so uncomfortable and the parking under the tree my car was covered with sticky sap but there's not much choice did not want to park further down the road.”

But overall enjoyed my stay it's a lovely cottage not far to walk into coniston Good pub just across the road would go back if the parking was better.

“Great stay in comfortable cottage close to coniston.”

Very busy road .but once know route at back Ship Inn very handy away from traffic. Would recommend asking for tree next car parking to be cut back.as large old branch dropped on car .but luckily no damage .old piece of branch on bonnet one morning.

“I agree with a lot of previous comments on this rental, the lack of a welcome pack, uncomfortable chairs, no wardrobes and no patio furniture is a bit of a lazy effort from the landlord, but my main feedback is on the location and the description that this rental is dog friendly.”

I would temper that statement to dogs allowed I would not describe it as dog friendly, the front door is literally on the main road which is very busy with cars and there are no pedestrian footpaths. We were on edge constantly about the dogs getting out and running into the road and traffic. There are also no dog walks that can be accessed without risking walking down the road against traffic to a field and then they have to be on a lead. The positive is once you work out the route you can walk to Coniston lake in about 20 minutes.

“I thought other reviewers were being a bit harsh but this place is only a few things off being a lovely holiday home.”

It’s strange that there is no salt and pepper, no mirror in any bedroom, not enough outdoor seating- no shower gel. It’s all fine but just seems a little strange when it wouldn’t take much to make this a really lovely place to stay. Dog smell a bit off putting!

“Cottage was lovely and just a short walk across fields to town centre.”

We were there for the Chillswim Coniston Lake Swim on 22nd June. It was perfect from a location point of view and at the end of the swim was able to enjoy a hot shower. Will be looking to book again next year.

“My son and I enjoyed our short stay at 1 Lake View, it is a cozy clean cottage in a beautiful location, everything you would need has been provided.”

As a result we would definitely plan to return some day in the future. A previous reviewer had made a comment about the kitchen radiator (rusty) and I would agree this does need attention, it is the only item that lets the decor down!!

“The sofa is dated and extremely uncomfortable.”

Missing basic utensils such as potatoes peeler and masher. A must for the Christmas Dinner!!!!!!! Lampshades especially ceiling ones extremely dusty. Other cottages stayed at over the Christmas period left mince pies crackers bottle of Prosecco. Nothing left at this cottage! Small wooden Christmas tree left which was neither good or required but the lights on it were faded because the batteries were running out. Generally needs freshening up with a kick of paint especially the radiator in the kitchen.

“This is a very small cottage but the owners have made a very nice job of the shower room.”

The Kitchen/Diner was also well done and contained all the necessary appliances. However, it was a little under equipped. A decent set of matching cutlery, a couple of larger cook's knives and a new frying pan would be a good start. The bedrooms had no wardrobes or clothes hangers - just hooks on walls/doors. There was no Visitors book or guidance about refuse collection etc. In terms of books/ornaments etc it was the barest cottage I have ever stayed in. Out of the 4 cottages that we have rented this year (3 through Sykes) this ranked 3rd in terms of amenity, and, at £800 pw in mid September was easily 4th in terms of VFM.

“Lovely little compact cottage with great views looking over Coniston lake.”

It is right on the main road so in the slate driveway you do have to keep your dog on a lead. The patio is small with only a bench for seating (picture shows chairs as well - but there was none there). So if there is more than 2 of you, you'll have to sit on the floor. No welcome note at all (never had this before). Very near the Ship Inn. Lots of walks from the door. We still had a great week away.

“This was nice cottage with lovely views especially from the bedroom.”

The shower was really good for a holiday let. The radiator in the kitchen probably needs replacing and it would be good if there could be a way to secure the seating area so dogs could be off the lead. Overall though, we were very happy with this cottage.

“Great cottage, quite a lot of space inside.”

Well kitted out with some nice touches. Directly onto the busy road was a concern with dogs (and anyone with small children). Parking for 1 car was ok, but we had two- luckily next door at number 2 let us use one of theirs. Would recommend staying here but awareness of the road needs to be considered.

“It is no use having the information pack related with tel.”

Nos. Etc to the previous cottage owner prior to Sykes take over. Nor is it much use in the depths of winter to have a log burner “starter pack” if you do not indicate where further supplies of logs can be bought from. The situation was compounded by a completely disinterested customer “service” operator at Sykes who refused to help and was abrupt to the point of rudeness when in frustration I asked to speak to a supervisor and she refused to put me through. I will NOT be using Sykes again.

“The property was freezing cold when we arrived, we put the heating on but nothing was happening.”

We couldn’t get through to anybody at 10pm at night so had to sort it ourselves. Turns outer the boiler is losing pressure and constantly needs topping up to 1.5 bar. Not a problem in the end but just a note to the owner, we didn’t follow this up any further whist away as we were trying to enjoy the holiday. Good job I knew a few simple things about combi boilers otherwise it would have been a cold few days. Thanks Craig
