“The cottage is very well equipped but the tumble dryer being disconnected and the washing machine apparently not working was not good.”

The drying rack is quite small for 5 people who have been out and about outdoors.

We do apologise about the temporary lack of the washing machine. We only became aware of this problem a week before Christmas and it was impossible to get a replacement before the holiday. Lakelovers informed our Christmas and New Year guests, and we understand they arranged a rebate for you to compensate for this inconvenience. A new machine will be installed mid-January. We do not advertise a tumble drier because of its poor carbon footprint. The drying rack is a really efficient alternative with zero carbon footprint, especially due its position above the radiator; we suggest using coat hangers to maximise capacity. Regards, Geoff and Pamela Property Owner

The property

With it's stunning views across Coniston Water, Garden Cottage at Coniston enjoys an elevated position just on the edge of Coniston Village. Presented to a high standard this detached dormer cottage offers 3 En-Suite bedrooms and is the ideal choice for friends and families. A spacious garden room to the rear of the cottage, with large feature windows exploits the beautiful view across the valley, taking in Coniston Water and Grizedale forest beyond, and from here patio doors open onto the garden and decked patio. As daylight fades the lounge, with its log burning stove and comfortable sofas, is cosy and welcoming. The living space continues with a spacious new kitchen/diner, with plenty of space to cook, dine and socialise. Three well-appointed bedrooms, two with lake views, are complemented with en-suite facilities. The village of Coniston is ten minute walk from the cottage (bring a torch) with a choice of popular Lakeland pubs, the village brewery and local shops. A small lane close to the cottage offers a lovely five minute walk to Coniston Water, most famously associated with Donald Campbell and still used for world water speed record attempts. The Lakeland's third largest lake is a popular draw, with a choice of activities on offer from canoeing and sailing to simply relaxing in Victorian elegance aboard Steam Yacht Gondola. To the west of the village stand the imposing Coniston Fells; Coniston Old Man, Wetherlam and of course Dow Crag, all of which can be reached direct from your door. == Accommodation in detail Steps lead down to the front door of Garden Cottage which opens to a spacious hallway opening to the living accommodation and feature pine stairs to the bedrooms. The Garden room, to the rear of the cottage, has full-width windows which offer beautiful views of the valley and Coniston Water and is furnished with a wicker sofa and armchairs. Patio doors open onto the spacious decked area on which there is a teak outdoor dining table and six chairs; in the summer the south-easterly aspect benefits from morning sunshine and afternoon sun. The small garden has borders which are planted with mature shrubs that help to frame the beautiful views. The dual aspect lounge is a lovely room in which to relax on the sumptuous leather sofas and armchairs which are arranged around the cosy log burning stove and Smart TV. The kitchen/diner is a great social space with a large family dining table, ideal for family celebrations or socialising with friends. The kitchen is well equipped with everything you could need and includes a five ring gas hob, double electric oven, dishwasher, fridge, freezer and microwave. Comfortable tub-chairs offer just the spot to sit and relax with a drink. Choose from any one of three bedrooms which are all located on the first floor. To the rear of the property and enjoying the views across the lake, the master bedroom is presented with a king size bed and complemented by a quality en-suite shower room with walk in shower, basin and WC. The second bedroom is presented with a Kingsize Bed (If requested this can be made into 2ft 6 twin beds) and is complemented by a spacious en-suite bathroom, with bath, shower cubicle and WC. The final bedroom, to the front of the cottage and with views to the church and the hills beyond, is presented with a welcoming double bed and complemented by a super en-suite shower room with corner shower, basin and WC. Back downstairs, the Utility/Bike Room is home to the washing machine and second fridge (ideal to keep the wine and beer at just the right temperature) and there is ample space to store mountain bikes. A ground floor shower room, adjacent to the back door, offers a large walk in shower, basin and WC and is ideal as you return from exploring the great outdoors! Access is available to the Utility/Bike Room via the back door which leads to the front garden To the front of the cottage there is private parking for one car and there is additional, free, on street parking just one minutes' walk from the cottage. Please note this property allows Friday and Monday short break stays at certain times of the year Location A Coniston holiday cottage takes you slightly away from the hustle and bustle of Bowness and Lake Windermere, to a wilder landscape full of adventure. Coniston Water is famous for its part in Arthur Ransome's Swallows and Amazons, with Peel Island being the setting for the 'Wild Cat Island' featured in the story. The lake is also known for Donald Campbell's water speed record attempt in 'Bluebird'. But the real magic comes from the breath-taking surroundings; dramatic fells including Coniston Old Man, wild woodlands and wonderful Lake District walks. You'll have access to no end of stunning routes, from leisurely strolls to challenging ascents. You'll enjoy access to the peaceful village centre, well equipped for stocking up the kitchen with traditional butcher, artisan bakery and supermarket. There are lovely tea rooms, cafes, restaurants and a number of traditional Lakeland pubs in Coniston village including the award-winning brewery the Coniston Brewing Co. For a cultured day out, head to Brantwood historic house - an impressive residence overlooking the lake, once home to John Ruskin the famous artist, writer and creative thinker. You'll find a range of events on offer, such as talks, concerts, craft workshops and even outdoor theatre.

Note: This property has a Good Housekeeping bond of £200.
