The property

Highgate is an imposing farmhouse that dates back to the 19th Century and has recently undergone a major refurbishment to create a fantastic holiday cottage ideal for extended families or friends. Located in the northern edge of the Lake District in a small hamlet called Hutton John, with easy access to Keswick, Grasmere and Ullswater and easy to reach from the motorway at Penrith. Highgate offers high quality accommodation ideal for all the family. Choose from five bedrooms and five smart bathrooms, relax in the well-furnished and spacious sitting room, dine in the elegant dining room, enjoy the family day room or prepare celebration dinners and hearty Lakeland breakfasts in the large, well equipped, farmhouse kitchen. Steeped in history this beautiful Lakeland farmhouse will continue to make memories for many years to come. The owner of Highgate also offer two other quality properties located close by – Home Farm House (Sleep 6) and Lacet Cottage (Sleep 4) == Accommodation In Detail As you leave the main road you will immediately be drawn to the imposing farmhouse that stands on the edge of a small working farm. The front of the house over looks the pretty farmhouse garden but most visitors continue to the rear of the property and enter through the back door. The inner hallway links all the ground floor rooms. Take two steps up to the large and spacious sitting room which is more than large enough to accommodate the whole party, who can relax in the evening, to chat and socialise in front of the cosy log burning stove. The splendid dining room will continue to host family dinners of every occasion around the large family dining table. The family day room is a great retreat to catch up on your favourite TV programme, relax with a good book or to let the children play. The farmhouse kitchen is of course, the heart of the home and is always cosy and welcoming and well equipped with quality fittings and everything you could possibly need to enjoy your stay. A generous utility room houses the large fridge freezer and is also equipped with washing machine and tumble drier. Adjacent to the back door is the boot room, the ideal spot for all your outdoor gear and offers enough space for bikes to be safely stored. There are five bedrooms to choose from. On the ground floor there is a bedroom suite with twin beds, a dressing room with sofa and a bathroom with walk in shower, basin and WC. Please bear in mind that there is a small step down into this bedroom. On the first floor there are the four further bedrooms, all beautifully furnished. Three are presented as king size rooms, two with contemporary shower rooms with walk in showers, basins and WC and one with a superb ensuite bathroom with feature bath, walk in shower, basin and WC. The final bedroom is a pretty twin bedded room which is complemented by a spacious family bathroom that include a bath, walk in shower, basin and WC. To the rear of the property the courtyard offers parking for four cars and there is a raised private patio ideal for BBQs and a place to enjoy a drink in the evening. Please note that Highgate is located close to a small working farm and a main road. The owner has, however, developed the property to minimise any road noise at the property and to separate access to the house from the farm. Due to the excellent quality of the development and the space Highgate offers we believe that this property is an excellent option for extended family gatherings. Location Hutton is a hamlet within easy driving distance of Ullswater. The closest pub is in Penruddock, a 5 minute drive away. You’ll find a post office/small shop and pub in Greystoke which is 3 miles away. There’s also a farm shop, a 5 minute drive away. Whilst Penrith which has many of the major supermarkets is 6 miles away and Keswick 12 miles. Travelling from the central Lakes over the stunning Kirkstone Pass you will drop down into the beautiful glacial carved landscapes surrounding the Lake itself, with many quaint villages along its shore line. The areas around the lake provide the perfect place for a restful and relaxed self-catering holiday, with plenty of opportunity for walking, exploring and getting out on the Lake. At the southern end of the Lake you will find Glenridding, a popular little village and an excellent base to explore plentiful challenging peaks but especially Helvellyn and Striding Edge. Ullswater is thought by many to be the most beautiful of all the lakes in the northern Lake District, being a serpentine body of water snaking a nine mile course under the lea of magnificent fells, woodland and mountain. Much of the lake, its shore and surrounding fells are accessible for visitors to explore, where you will find some of the finest walks and water activities, along with the amenities of the lakeside villages. One of the best walks in the National Park is the trail that runs along the eastern shores of Ullswater. Explored from the southern end of the lake, dominated by Place Fell, St Sunday Cragg, and Fairfield, you take the path from Glenridding over to the east side of the water. You will be able to ramble all day with a magnificent view always in your sight. For the return journey, board the steamboat from Howtown back to Glenridding. For those who like getting up high, there are some of the best mountains and fells on your doorstep, the most famous being Helvellyn and the precipitous Striding Edge. A gentler walk is Aira Force, probably the most famous of the Lake District waterfalls. The main force falls some 70ft below a stone footbridge - so don't forget your camera. Getting on the water is easy. You can take a boat cruise on one of the five beautiful steamers in the Ullswater Steamer fleet. They run the boats from Glenridding, with piers also at Pooley Bridge and Howtown. It's a great way to see the lake from a different perspective and well worth taking a camera. Boat hire is readily available, both at Glenridding and Pooley Bridge, where you have a varied selection of craft on offer including kayaks, sailing boats and little motorboats, along with hire of fishing tackle and licenses. Further afield you have Keswick the main town of the north lakes, a bustling market town set between the peaks of Skiddaw and the gentle beauty of Derwentwater. An all year round town there are good shops, a host of restaurants and cafes, along with museums, a theatre, cinema and leisure centre. At the lake you can take a boat trip or hire one for yourself and explore the shoreline and little bays. For more information on Keswick and its attractions see our links. The market towns of Penrith and Alston lie to the North West on the edge of the Eden Valley and are well worth a visit. The A591 winds its way from Ambleside to Grasmere and Keswick, branching off to Coniston and such delights as the Langdale Valley and Hawkshead.
