“I read the reviews from others and was slightly concerned.”

...truly no need. We found it to be ideal, could it do with a paint/touch up ....yes but not everyone looks after property when on holiday. Tv signal good, loads of cups/glasses, forks , cooking utensils etc, somebody said no tea, coffee and sugar, no there wasn't so just take your own!!! Beds were comfortable and clean,bathrooms clean, loads of towels on cupboard if needed. Guy servicing the hot tub was early in the morning no bother and if you make the effort to speak to people he was a really ...

I do think that the garden furniture needs replacing as only 5 seats in total and one was broken, it was OK for us as our party was only 4 but if you were party of 7 there would not be enough seats. The village is lovely for a wonder around and you would not believe you were so close to Penrith.....thank you for a lovely holiday.

“We chose this because it was dog friendly and had a large enclosed garden and, although some parts of the garden fence need to be looked at, we were happy with this.”

Dogs however are not welcome in some parts of the house which didn't affect us but would definitely be useful to know before arrival. The overall location was good, in a nice quiet village with good local amenities. It is not accessible by foot for nearby walks. The house was generally comfortable and well maintained, although it is getting tired and in need of updating. The showers were great and the hot tub is a very nice touch. The kitchen however was not the best equipped. This house is advertised to be able to host 6 adults but we, as a family of 4, struggled to prepare and serve even simple meals. With large pans, some roasting trays and more cutlery would have been useful. But it was nice to adequate cleaning supplies provided.

“The star of the show is the hot tub.”

It is amazing. Very big, warm and cozy. The garden is wonderful too and I imagine in the summer would be so special. The inside is well maintained. The upstairs double with a lovely en suite is great. Nice comfy beds. Good showers. It is a lovely house. There are a few things that let the place down. It says 2 parking spaces but it isn't clear where the second one is and the parking from next door didn't help. Lots of rules. Some I understand, but for a dog friendly cottage, they are only allowed in 2 rooms, so not that dog friendly. The lack of amenities such as tea, coffee, milk and even shower gel is also a tad frustrating. Little things but when you spend so much you expect them, even in basic places you get these things. But, if you know they aren't there you can plan for it and bring your own. TV has no signal, but it does have a dvd player so bring them if you want to watch something (we were fine, I'm thinking for those with little children on a morning perhaps). The local pub down the road is nice but it is NOT dog friendly. Not the farms fault, but could create a problem if you're planning on a lovely long walk then sitting on the pub with your dog. Maybe in the summer they'd be allowed outside. The pub also has a farm shop open in the mornings, which is nice. Overall, it is a nice base for the Lakes, lovely relaxing time in the garden and hot tub, but a few frustrations just dampened our stay, particularly if you have a dog.

“This is a beautiful property in a lovely location.”

All facilities worked well and instructions are provided. The property was clean and the beds were comfortable, which was great after a long day of hiking. While we mainly visited Keswick during our stay, we went to the Sun Inn in the village and all staff were very kind and welcoming. The village itself is peaceful and scenic, would definitely want to book again.

“The Barn is very tired and could do with freshening.”

Bedrooms were clean. The main bathroom off the landing had quite a few black mood spots on the ceiling. In the main bedroom suite(under the stairs) the double socket was dangerous/sparks….and we had a three year old with us! We did have an issue with the boiler/hot water but this was easily rectified with the owner. Great outlook at the front and back of the barn,quiet location and really good base for all parts of the lakes including walking distance into Penrith.

“The settee is very worn.”

The tap disturbed us in the evening from constant dripping. Only one key provided for the front door and no key at all for the kitchen door. The windows only opened slightly which is very alarming if there was ever to be a fire. The step in the back garden is loose and very dangerous. Lovely location.

“The proprty was hard to find, on the general appearance the property looked ok, it is very tired needs a dam good clean there is lots of cobwebs, the mattress protecters on the two larger beds were dirty, the sofa was disgustingly filthy, the down stairs shower was dirty, dripping taps in the kitchen, the whole place was tired and dirty, I do understand it is dog friendly, but it should be kept clean.”

We paid £695.00 for two nights stay, which I my opinion is grossly over priced for what we got, we are very disappointed. I await your reply with anticipation.

We're sorry to hear the issues you have had. The oven has now been replaced. The boiler and showers have been checked and are working properly. One is electric and one is run off the combo boiler. The combi boiler holds a tank of hot water always ready for use and then heats quickly as it pulls more water through, if too much water is being pulled at once, ie bath, shower, washing etc it will be cooler. Had we have been during your stay, I'm sure the issues would have been resolved Property Owner

“The cottage was a perfect size for our family and the bedrooms were good.”

Living space was cosy and kitchen was well equipped although we did have to buy our own surface spray as we couldn't find one. General cleanliness could have been better, there were a lot of pet hairs. Biggest plus was the big garden as we have no garden at home so the kids loved having that outdoor space to play. In general, we had a very good stay.

“I was extremely disappointed with the cleanliness of the sofa, I had to put a throw (my own) on it before I could sit on it .”

We could only use the top oven, the tap in the kitchen dripped continuously. The bed in the top bedroom is literally inches off the floor there was no way I could have got in / out of it which is a shame as that looked like the best room with en-suite . There were ‘don’t do this/ make sure you do’ notices everywhere. As a base for getting around the local area it was lovely. Getting in the hot tub was not ideal the steps outside were not on the same side as the steps inside the hot tub. The steps going upto the lawn were not safe. And one of the stairs in the cottage needs attention.The photos on the website whilst they looked like the cottage they give an illusion of space, it is a small and compact cottage. Would I book this cottage again ? No.

Thank you for your feedback and we're very sorry it was so disappointing for you. The sofa had been professionally cleaned not long before but unfortunately didn't appear to come up any cleaner, there is a new one arriving in a few weeks. I'm afraid as the top room is in the roof, the bed cannot be any taller. We will look at how the messages are written, but they are only there to help. The ones regarding noise are really important as we are in a residential area. The steps have been addressed Property Owner

The wire fence needs new posts as they had rotted. Despite this we all agree we would stay here again. Had a lovely time.

“We had read the previous feedback, arrived in trepidation of what to expect, the wet dog smell hit you as soon as you opened the front door, also wet dog smell coming from the hoover in the utility room to which we closed the door, in the downstairs bathroom there were ants crawling everywhere especially around the sink, toilet seat was also broken, so not used, we tried to sleep in the double bed on the first night but as previously stated by other reviews very uncomfortable, rolled together, mattress well worn, stained and needs replacing we stripped this bed too out of curtesy, there was no matress protector on it either, mezzanine bed far to low so didn't even attempted that one, we ended up in the single beds for the remainder of the week, these also need attention as seemed very loose need tightening up, mezainne bath no hot water reaching the tap so bath couldnt be used, bath in main bathroom not used as thought this would be the same, we used the shower in there instead, hot water in bathroom tap extremely hot as was the kitchen, caution required, kitchen tidy but on closer inspection glass cutting board underside dirty and smeared with god knows what, dirty forks in draw.”

Main oven didnt work, seal around oven door broken, cooked once using top oven which wasnt ideal, so we ate out, Living room sofa was filthy and smelt also of wet dog, fortunately we took a couple of throws and used these over it. If Mrs Chalmers the owner read these reviews then these problem might get fixed. My husband sent her a couple of pictures of the straps on the hot tub were broken, 1st picture sent was then remote control back missing he had no reply to this WhatsApp, reply to 2nd was just thanks. We didn't bother to send anymore ( there could of been plenty) Had two meals in the sun inn, first meal was very nice, landlady's dad was behind the bar and was welcoming and jovial, unfortunately he wasnt there for our 2nd visit. Risk assessment needs updating as completed in 2016. As does the inventory as items on there are not in or at the property. + side hot tub was great used it a couple of times, engineer came on Thurs to check it and add more chemicals, not sure how often water is changed though. My advice is read reviews before you book, property needs some tlc and attention to detail.

“The property was mostly clean but definitely smelt like dogs had been there - like the carpets and furniture needed a clean.”

I had to buy a scented candle to mask the smell in the living room. Kitchen had everything you needed. Hot tub was excellent especially after a days walking. I think a new mattress in the double and king are needed as they were really uncomfortable and moulded into shape by many other users. Everything was a bit tired. The Sun Inn was a great local pub - serving good wholesome food. We have been spoilt by previous properties as we have always had a welcome pack awaiting us. I thought we may have been given some fresh milk and bread at the very least but there was none. On the bright side there were teabags and wash up.liquid. To put things into perspective none of this put us off. We have had a wonderful week's holiday and would come again.

The house is lovely but we feel it’s a bit tired and needs a few bits doing to make it like it should be. Cooker doesn’t work properly. Upstairs tap needs to stop constantly dripping and needs a new fridge freezer.

“Such a lovely house, lots of space both inside and out with an enclosed garden big enough to play football and cricket!”

The hot tub was our deciding factor in booking and it did not disappoint, it was very clean and stayed hot throughout our 4 night stay. Well situated properly only 10 mins from A66 with easy access to Pooley Bridge, Keswick and Penrith. Lots of supermarkets and takeaways within 10 mins at Penrith. We will definitely book again!

“Really pleased with out accommodation and was perfect for us 5 ladies .”

There was enough space, plenty of crockery pots & pans for self catering. It was lovely and warm, and we didn’t have to alter the heating .Lots of extras if you had forgotten bits, like washing up liquid and dishwasher tabs etc. The hot tub was very clean with chlorine dispenser in tub, the hot tub was emptied & cleaned very early on our departure day. We used a taxi service into Penrith and had a fantastic meal at the tapas restaurant, we had a wonderful spa day at Whinfell forest centre parcs. We were pleased with our stay , thank you, Saddleback Barn .

“Saddleback barn was a perfect cosy place to stay for our family break of 4 adults, 1 young child, an infant ant 2 dogs.”

There is a large grassy garden for the dogs and children to run around and a nice paved area with table and hot tub witch is cleaned twice weekly by an external company. The barn was clean, and warm. Showering facilities across 3 bathrooms and Large bath sheets provided. It is set back off the road so a little tricky to find (look out for the green and black bins which are kept streetwise) but wa as great base for exploring the Notth lakes.

“Don't waste your time or money, thus barn is dirty and poorly maintained.”

How sykes rate it as 4 star I will never know. Black mold growing on the bathroom walls, unsafe electric fittings in the bathrooms. Cracked tiles and missing grout, dead ants in the shower door seal. Stains on all the carpets and walls. Dirty pots and utensils in the kitchen cupboards, not even all the kitchen doors are the same, the place is a joke. We normally do 3/4 cottage a year in the UK, this one is definitely not as advertised or priced. It's in needs off some TLC and work carrying out. Unfortunately I dose not give me the option to upload the pictures I have taken. Please just don't do it!

“Ideal for 4 ladies of a certain age!”

We had a bedroom each. . The sofa looked quite worn but soooo comfortable. Would have been a squash with more than four adults. We visited the local Sun Inn down the road and enjoyed delicious and reasonable meals for our four nights. Well recommended. The accommodation is well placed for the North Lakes and Keswick is a beautiful market town on Derwentwater. Everything we needed at Saddleback - a most pleasant stay thank you

It was comfortable, well equipped and the hot tub was lovely. It is in a quiet village which has good access to the lakes. We found some excellent local pubs and restaurants for food. I had not realised from the description/photos that in one room the bed was on a mezzanine with a very low ceiling, no problem for us but might be for older guests.

“On opening the door of saddleback barn we were hit with the stench of dogs, not what you wanted.”

The living room and stairs hadn't been hoovered, the settee was filthy not as seen on website, also the hot tub was great other than we would have thought it would have been cleaned/water changed for change of guests but this was not the case. On the Monday morning about 7 00am the hot tub man drained and filled tub and re-set it up so unbeknown to us we were sitting in someone else's water ☹️

Curtain poles broken, no bulbs in lamps, tables with wobbly legs and broken plant pots at door. Maybe all small things but things like this make a difference. It would have been great to be able to use the hot tub all day and night if we had wished but heater appeared to be on a timer. The Cottage is perfectly situated and was nice and clean but the little things Mentioned would have made it a lot better.

The only downfall for us was that the living room smelt of dogs, we understand that it's dog friendly but we had to go out and buy some airfreshner as we couldn't ignore the smell. “.Feel the cottage is very over priced for the condition we came across - £1150 for 3nights. On arrival no welcome pack , no toilet rolls or bin bags, rubbish bin overflowing, would have thought they were basics”

. Downstairs very grubby - sofa and carpet , under the sofa full of leftover rubbish from previous guests . Fly strips left already full of flies ! Kitchen clean ,kitchen door does not open .Beds and bathroom clean although bits still broken (mentioned in past reviews) Sticky cup marks on bedside tables in double bedroom. Garden a good size although grass has not been cut for at least 3 weeks -would have been a problem if we had wanted to play on it with children.Hot tub was fabulous . Very disappointed as had booked with Sykes last year and had fabulous accommodation. When we booked reviews were good but clearly been a problem which has not been addressed despite current reviews

“Beautiful country cottage, huge enclosed garden, hot tub was absolutely amazing!”

!!!!! Beds and towels were nice and clean, Location was ideal. Would recommend as Everything you need in a holiday home. However some repairs and general maintenance is required. Toilet seat broken in utility room/bathroom. Shower rail needs re attaching in middle bathroom, cracked broken tiles on attick bathroom onsuite floor, unfortunately due to time of year we were inundated with swarms of flys, had to purchase fly paper and change them ourselves as they were full to bursting and flys dropping of on to sofa, floor and TV stand. Carpet needs a deep clean as heavily stained, plenty of crockery however literally just shoved in cupboards everywhere and some were dirty. Couldn't use some draws in twin room as had no handles on 3 of them to open. Double bed needs re tightening was very wobbly and creeky, mattresses in twin room were very poor quality, couldn't use bbq as was absolutely filthy. no tea towels, no cleaning detergent eg, provide a dish washer but no pods. Had to go and purchace wash up liquid, bleach, a dishcloth, tea towel, fly spray, fly paper, and bin bags. On our arrival there was a sack full of dirty linen and towels just left on top of stairs, we had no use for highchair however it was left full of sticky jam dried in food that was covered in flys! overall needs attention to detail in cleanliness and minor repairs. Also no re cycling facilities. Internet connection was indeed PERFECT! Would rate it as 7 out if 10!

“Very nice accomodation.”

We had a lovely week of weather however found the place infested with flies with most of them coming from the patio outside and they seemed to like the carpet in the living room. Garden is huge but couldn't really use it because the grass hadn't been cut for a while. All in all we would probably book again but feel it needs a few quid spending on cleaning, hard flooring in living room and bit of regular maintenance in the garden.

“The barn is delightfully situated and convenient for Penrith and the lakes.”

The hot tub was sheer magic on a warm sunny evening Very comfy beds and good quality bed linen and towels but the low beamed en suite bedroom would be challenging for anyone tall or not particularly agile. We would have benefitted from a stairgate to keep our dog and one year old from tackling the stairs. Ideal venue for a family group .

“We had a great time for a laid back stag doo in the lakes.”

Loved how remote it was but yet so close to Penrith, less than a 10min drive to the station. We spent most the weekend in the hot tub which was fantastic, extra bonus was the BBQ that wasn't expected. Only thing to call out is there was ants in the kitchen, wasn't sure where they were coming from. Also the middle bathroom, the drain in thr bath seemed to be blocked. Small issues however and didn't impact our weekend at all.

+ good location to explore North Lakes pub nearby is nice/good beer garden hot tub is fab after a long day walking - Downstairs space is quite small - 2 adults + 2 dogs was ok oil boiler - instructions for use arent entirely accurate, you need to make sure the plug that connects the boiler to the thermostat is on - this is not in the instructions windows in top bedroom dont open - can get v stuffy up there

“On the whole a lovely cottage.”

Very well equipped if a little dated. Hot tub was fantastic! Owners were very prompt and helpful in responding to a couple of issues, how to work the central heating being one; when working was incredibly warm and cosy! Owners do not live nearby and employ people for general maintenance etc, in my opinion the cottage could have been left cleaner and facilities for recycling should be made available.

We liked the position within the Lake District as well, close to Pooley Bridge on Ullswater - which is the best lake in our opinion. Hadrians Wall was within driving distance. Locally, Penrith has all the facilities you need, and the local pub was excellent for drinks, food and darts!

“Saddleback barn is a lovely cottage.”

It comfortably accommodated 6 adults. Very clean. The kitchen was well equipped, fresh towels. The Sun Inn pub is a very short walk away, offering lovely food and atmosphere. We will definitely be come again to Saddleback Barn

“The cottage was perfect for our needs and very clean, it had all we needed for a girly weekend and would highly recommend it.”

It had washer/dryer & dishwasher which made our trip nice and easy and the Hot tub was great. The garden is a sun trap so if you are lucky enough to get the weather it is well worth a visit. We booked in to the Sun Inn for our evening meal which is literally a 2 minute walk from the cottage, the food was very good, home cooked and quite reasonably priced however the management could do with some customer service training!

“We all had a very pleasant stay at Saddleback Barn.”

It is well equipped for a lovely self catering holiday in comfort. The hot tub is a lovely addition to the property & is a welcome wind down to a long day out walking around the lakes. The bed in the master bedroom is on a low level which does not come across in the photos this was not a problem for us but it might not be suitable if you have back issues etc. Overall a lovely place in a lovely little village with a lovely little pub called the Sun Inn who looked after us well over the week. I am more than happy to recommend this as a holiday to anyone.

Just 3 miles from Penrith, and the M6 motorway, but located on the northerly edge of the Lake District National Park with views over the fields to Blencathra, Saddleback Barn is ideally placed for exploring Cumbria, with Pooley Bridge on the shores of Ullswater just 8 miles away.

This excellent cottage provides stylish accommodation, perfect for friends or family wishing to enjoy a relaxing break in Cumbria with a hot tub to make an extra special holiday.

Inside, there is a kitchen, dining room with exterior door leading to a patio and double doors leading to the sitting room.

In the sitting room there is a comfortable reclining corner sofa and patio doors leading out to the patio and lawned area.

There are three bedrooms on the first floor, with a king-size double bedroom on the second floor mezzanine with a superb en-suite bathroom with a feature roll top bath and views out to Blencathra.

There is a family bathroom, a ground floor shower room and utility, and outside there is a gravelled area at the front, whilst at the rear is a spacious patio and lawned garden to enjoy.

The village of Newton Reigny has an inn within walking distance and the town of Penrith has a host of individual shops to enjoy.

Being located close to the National Park there are numerous walks to enjoy in the Lake District, and a visit to Pooley Bridge on the shores of Ullswater is essential.

This charming lakeside village has some lovely tea rooms and the Ullswater Steamer which will take you down the lake to Glenridding in the heart of Patterdale.

The historic county town of Carlisle is 20 miles away and has the fascinating museum of military life set within the city’s castle.

Whilst exploring this part of Cumbria a trip over to Hadrian’s Wall is also a great day out.

With so much to see and do this wonderful cottage will be a great base at any time of the year.
