The property

Levens 3.8 miles.

Barn Howe sits in an elevated, south-facing position within the hamlet of Lyth, enjoying sweeping views across the rolling valley towards Silverdale, Arnside and the surrounding landscape.

The scenery shifts throughout the day, from early morning light to evening hues, with a classic Lakeland panorama of open fields, grazing animals and distant fells creating a strong sense of connection to the countryside.

The house is set within around three acres of grounds, offering a real feeling of space.

A key feature is the broad bi-folding doors that open fully from the main living areas onto the garden, drawing the outside in and allowing the views to be enjoyed from within the house.

The gardens have been carefully designed to suit both relaxation and family time, with a south-facing terrace positioned to take in the outlook, a hot tub for unwinding, and wide lawned areas that provide plenty of room for children to play or guests to stretch out and enjoy the setting.

Inside, the house feels inviting and well considered.

The open-plan kitchen and dining area forms the centre of the home, with large windows framing the surrounding countryside and an Aga adding character, ideal for relaxed, sociable meals.

A separate utility room, pantry and cloakroom add useful practicality, particularly after days spent walking or exploring the fells.

Two well-proportioned sitting rooms give guests options for downtime, one featuring a woodburning stove that creates a welcoming space for evenings spent reading or watching a film.

Throughout the house, thoughtful extras such as White Company hand wash, hand cream and night-time sprays in each bedroom add an extra layer of consideration for guests.

The first floor continues the theme of space, with three generously sized and attractively presented bedrooms, each offering room to unwind and countryside views.

The principal super-king-size bedroom has its own en-suite shower room, while the double bedroom benefits from Jack-and-Jill access to a family bathroom with a freestanding bath.

A twin bedroom offers flexible accommodation for children or friends and is served by an additional shower room.

A separate study provides a useful retreat for work or quiet moments away.

Although Barn Howe feels pleasantly rural, it is well-positioned for discovering the local area.

Fell Foot Park, set on the shores of Lake Windermere, is a popular choice for families, while the Swan Hotel and Spa at nearby Newby Bridge offers a swimming pool, gym facilities and water sports equipment hire, all available to non-residents.

There is also a strong local food scene, with several well-regarded restaurants nearby, including the Brown Horse and The Mason’s Arms.

Lake Windermere and Esthwaite Water are both close at hand, offering opportunities for walking, cycling and watersports, alongside an extensive network of nearby footpaths and fell routes.

Days out are easily filled, from the Lakes Aquarium to attractions such as Lakeland Wildlife Oasis and Lakeland Maze Farm Park.

National Trust properties, including Sizergh and Hill Top, are within reach, as are the grounds of Holker Hall.

The village of Cartmel is also worth a visit, known for its racecourse, independent shops and acclaimed dining.

With its striking outlook, generous space and well-appointed interior, Barn Howe provides a memorable base for a Lake District stay at any time of year.

Note: This property has a Good Housekeeping bond of £750.
